25 Jul 2025From the very first moment, the contact with Erwin felt very warm and personal. He was always on time, took the time to explain everything clearly and had an incredible amount of patience with all our questions. What we particularly appreciated was the extensive introductory conversation at the beginning. Erwin really wanted to know who we are, what kind of life we lead, what is important to us and how we imagine a future home. Afterwards, he helped us specifically in finding suitable homes and always accompanied us to the viewings. His advice was always honest and well-considered. Because I can be quite enthusiastic myself, I thought it was great that Erwin sometimes also slowed me down, so that I wouldn't make hasty decisions. He also thought along with my wife Ryanne – if she couldn’t be there, he often said: “I think this is not for Ryanne.” That really showed how well he listened and how involved he was. Erwin always communicated clearly and was easily accessible, both by phone and via messages. Thanks to his guidance, we eventually found a beautiful home that perfectly suits us, both in terms of wishes and budget. We were also well guided through the financial part. Through Erwin, we came into contact with Martijn, our financial advisor, and that too went smoothly and professionally. What was also nice: if Erwin couldn't come along once, Sander or Dimitris were ready for us. They brought the same warmth and involvement with them, making us always feel comfortable. We are incredibly grateful for everything that Erwin (and the entire team) has done for us. I wholeheartedly recommend him and his colleagues to everyone looking for a house. My younger brother even bought through them after I told him about our experience. That says enough!

Already had an apartment sold twice by Erwin Albinus (own apartment and parental apartment in the past 2.5 years). And heard from the final buyers (at the notary) that they were very well received, listened to attentively and provided with information by Erwin. The team at the office ensures that things are arranged properly and efficiently behind the scenes (funda, social media locally, scheduling appointments etc.). Very satisfied customer here.

They say what they think, give advice and counsel, and provide a realistic forecast that they have certainly more than fulfilled for us. Sander, and especially Erwin, thank you for arranging everything so well for us. I would say let's do it again, but that wasn't the intention for the next 20 years, definitely a recommendation for people who want to be taken care of and don't want to listen to another sales pitch but see results 👍🏼

Instead of following a transparent process, they manipulate the sale by only informing their preferred buyers and giving them the opportunity to outbid. This is pure fraud and utterly unprofessional. It's better to buy your house through an honest and reputable realtor – you’d better avoid this one!

Unfortunately, we had to incur extra costs as a result, which we could have prevented by not choosing Kleurrijk Makelaars.

We were lucky enough to buy our house as the first buyer without prior knowledge of the home buying process in the Netherlands. We felt that we did not receive the support we expected from Emil Makelaar. Initially, we were told they would arrange the viewings for us, but later we were told that we had to arrange the viewings ourselves. Also, we did not receive proper guidance on how much we should offer, because after the viewing, we were never told anything about the pros and cons of the property. The purchase agreement was in Dutch and they never reviewed those documents to thoroughly examine them or help us understand what was in them. Our advisor provided more guidance than they did. I would not recommend their service to expats.

Mike has extensive knowledge and was able to clearly explain the added value of a buyer's agent. This gave us immediate confidence. Once we started working with Mike, we found our house within no time. He was always available for all our questions and genuinely considered our needs. His involvement helped us enormously in this challenging housing market. For everyone who is unsure about hiring a buyer's agent: we recommend it 100%! I have no idea how I ended up with him, but we were an instant match; he quickly understood that I found the listings on Funda and all the details in proportion to prices very overwhelming, as a result of which I would let them go even though I was urgently looking for a home. Mike took action and we decided that he would guide me well through the process. He regularly sent me suitable homes every morning, and we also communicated about all the pluses and minuses; he also often explained things. Eventually, we found a suitable property within a short time, and I didn't have to rack my brains because Mike took care of everything. He guided me very well through the process and until now he is ready for me regarding housing questions. He is easily accessible and responds especially quickly and clearly.

Both Mike and Mitchell are true realistic optimists! They quickly pick up on what your wishes are, give honest advice, and are always available for questions. What I enjoyed most about the process were the viewings. Mike has a keen eye for both the pluses and minuses of a property, which helped me immensely in making a well-considered choice.
