11 Apr 2023I definitely would not recommend this company! I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you had to put all utility contracts in your name. Because this did not happen for the heating and hot water of the property, the landlord rightfully charged you that amount while you lived there and provided you with all invoices. All other issues you mentioned and which are normal for a home have been addressed promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property, and this is also well documented in the signed rental agreement. Nevertheless, we thank you for being our tenant and leaving a review for us, as we always strive to improve our customer service. We wish you all the best for the future. 11 Apr 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Dear Mirha, Thank you for your review. We regret that after 5 years as a client, you base your assessment on the latest rental agreement. It is also unfortunate that this needs to be brought up five months after it happened. We have always tried to accommodate your requests, provided support when needed, and we have successfully found four different tenants for you who have collected all your wishes during this period. It is unrealistic to expect a property to be delivered in exactly the same condition after years of rental and more than 10 years without major maintenance such as painting. Properties have normal wear and tear, and landlords cannot expect a tenant to pay the full cost of replacing something that was not new when the lease began. We simply disagree with all the points mentioned regarding not holding the tenant liable: - Withholding €1,500 from the tenant's deposit until you received an official letter from the municipality, while we had already forwarded you the email from the municipality confirming this. - Wanting to settle a full painting job while the apartment was painted more than 10 years ago. - Requesting the full price for furniture without considering lifespan, wear and tear, quality of the item, and the monthly amount charged for the use of furniture and upholstery. - We want to charge for missing inventory that was left in closed boxes in a basement for 3 years, during 2 rental periods, and which we were not even allowed to touch. Part of this inventory consisted of cleaning products, coffee capsules, personal hygiene products and other small items, household items with a limited lifespan. We felt the need to protect our company because you asked us not to inform the tenant that it was your request to make these deductions. Then you wanted to remove us from the conversation and prohibit us from communicating with the tenant. For the other list of things: - Check-in and check-out reports were made, signed by the tenant and sent to you. We disagreed with the complete list of missing items because some were not missing. - What you call repair costs for a paint job older than 10 years, we call normal maintenance costs. - It was agreed that the property would be delivered a few days later because it was not sufficiently cleaned. These matters were beyond our control and we did our utmost to have it ready on time and always kept in contact with you. - Throughout the entire process, there have been several phone calls with your partner G., where agreements were made about how to proceed. But you continued to send us emails requesting deductions, parallel to these conversations with your partner. At one point we only communicated with G., since his name was on the contract and he was the official landlord. We took responsibility for the cleaning and missing items to report the stains on the walls, and we refunded you an amount to help you with that, despite the fact that the wall stains had been present in the property for 3 years, prior to the last 2 tenants and during the last time you stayed there. There is experience and knowing Dutch law, which we have and know, but there is also common sense and honesty. All these variables came into place when situations like this arose. We believe that the tenant has delivered the property in a reasonable condition and not in the condition in which you make it healthy. We understand that this was an unpleasant situation for all parties involved, but unfortunately these situations occur with rental properties. We are convinced that we have done our job well as an intermediary and real estate manager, by advising you on resolving any dispute as fairly as possible. Nevertheless, we deeply regret that a once good working relationship ends in this way. For now, we can only consider it a learning experience, and we thank you for that. We wish you all the best for the future.

And he really felt what suited us well. When we wanted to move back to Haarlem 5 years later, we also knew immediately with whom we wanted to work again. This time too, Dennis guided us through the process with great enthusiasm. And found a very nice home for us.

Twee jaar geleden hielp hij mij met het verhuren van mijn huis, waarbij hij alles zo professioneel en efficiënt aanpakte dat ik vanaf dag één wist dat ik in goede handen was. De afgelopen twee jaar heeft Jasper zijn uiterste best gedaan door het lopende onderhoud van het pand te beheren – altijd proactief, altijd responsief en altijd in contact gebracht met de juiste mensen wanneer er iets aandacht nodig had. Hij nam een groot deel van de stress en het gedoe van mij af, zelfs bij taken die niet strikt onder zijn verantwoordelijkheid vielen. Recentelijk heeft Jasper ook de verkoop van mijn woning begeleid en wederom een uitzonderlijk resultaat behaald.
