Date unknownVery disappointing experience with DVA Makelaardij – not recommended for (sellers) and buyers I unfortunately do not recommend DVA Makelaardij based on my personal experience. From the beginning of the collaboration, there was clear communication about my sales conditions, including a minimum selling price. Nevertheless, after months of viewings, only one offer was presented that significantly fell below that limit – contrary to our prior agreements. What I find even more distressing is that I was pressured to accept this low offer or otherwise abandon the sale, while I had explicitly rejected this offer and confirmed it via WhatsApp. Instead of protecting my interests as a customer, it seemed that the broker’s own interest took precedence. After terminating the assignment, I received an invoice for an amount that is much higher than what we had previously agreed upon if the sale did not proceed. Attempts at substantive communication about this have been ignored or answered without clear justification. For other homeowners or buyers: be careful and document all agreements in writing. My experience with DVA Makelaardij was far from professional and has mainly resulted in frustration and legal hassle. Dear Mr. Van Aalst, Thank you for your response to my review and your explanation of the course of our collaboration. I would like to correct several factual inaccuracies and misunderstandings: Threat of negative review It is incorrect that I threatened a negative review. I indicated in our contact that if no reasonable solution were found for my objections, I might consider sharing my experience publicly – something which is my right as a consumer. This is not a threat, but a logical step when there is no response to reasonable objections. My choice to stop After 12 viewings in 3 months, no second viewings took place. The only offer presented was far below my asking price and was brought without further context or written explanation, after which the withdrawal of the sale was immediately discussed. Withdrawal costs and invoice When signing the agreement, the withdrawal costs were not explicitly discussed. The bill you subsequently sent was considerable and came as a surprise to me. I then made you a reasonable counter-proposal of 25% of the amount, as compensation for the work performed. Your categorical rejection of this, without any willingness to negotiate, does not reflect the customer-oriented attitude that you describe in your letter. Arbitration Committee My consideration of possibly submitting the case to the NVM Arbitration Committee is not intended as pressure, but as a logical consequence when a disagreement cannot be resolved through mutual consultation. You qualify this as “extortion,” but I consider it invoking a neutral assessment. I regret that you choose to dismiss my experiences and feedback as part of a broader trend of “pressure via the internet.” My review reflects my personal experience with your office and is intended to inform other consumers, just as positive reviews do. Finally, I wish you all the best in your further work as a broker. I would have preferred a different outcome, but I hope that this response helps to correctly present my side of the story. Indeed, you threatened to post a negative review when you would be held liable for paying the invoice which is a consequence of your voluntary choice to stop selling your house through our office. We had many viewings at your house, conducted professional viewings and kept you informed of the progress of the sales process every time. Ultimately, after many viewings, we were able to receive several offers for your property. Unfortunately, these did not meet your expectations. The Market ultimately determines what is offered for your property. We never force anyone to agree with the amount of an offer; the choice always lies with the sellers to accept an offer. Based on the results, you made the decision to continue living in the house, a choice which we must respect. We would still have liked to continue with the viewings to see if there were any parties that would place a higher bid for your property. We also pointed out to you that withdrawal of the sale incurs 'withdrawal costs' which are charged to you. This is also included in the sales assignment and clearly discussed when entering into the agreement. However, after presenting the invoice, you demanded a discount of more than 75% on the invoice amount. Your failure to respond to suggestions from our side to accommodate you in this invoice. 01 Jun 2025I had an incredibly pleasant experience with DVA Makelaars. In 2018, I purchased a property where DVA real estate agents were the selling agent. They were great to communicate with, took plenty of time for the viewing, and further contact was very smooth and professional. I recently sold this property and chose DVA for the same reasons to sell it for me. The contact was extremely good again; Tineke contacted us on the same day, we had everything signed a few days later, and the sale was arranged. The house was somewhat outdated, and they even helped with having it renovated by connecting us with a contractor they know. In short: complete hassle-free service for me. I am sure that next time in the Alkmaar region I will use DVA real estate agents again. Keep up the good work Tineke and Pascal!

01 Aug 2024Last Thursday, my friend and I had the final inspection of our first home. We were super nervous and curious at the same time. We were a little earlier than the real estate agent from DVA and went inside because it was raining. We were greeted kindly by the current resident. When the real estate agent arrived, we felt that this wasn't intended. There was immediately a tense atmosphere. The resident had told us that day that there were two wasp nests in the shed outside and they could be removed at her expense. We thought it was strange that this hadn’t been reported beforehand and pointed this out to the real estate agent. She said she still wanted to pass this on during this final inspection. It's a bizarre situation that we weren't informed about this earlier. But ultimately, it's nice that it could be removed at the resident's expense. When we came into the garden and shed, there were all sorts of things lying around like 2 large bags of soil/planks/tools and bulky waste. The lamps were still hanging everywhere inside as well. We indicated that we couldn’t deal with this and whether it could be removed. The resident stated that she no longer had the time/strength/desire to do so. Not really a problem, but that's not the buyer's responsibility to clean up. Moreover, it is normal for a property to be handed over empty. We were willing to clear this up but for compensation. The real estate agent intervened and said she thought it was incredibly flimsy and that my friend was quite a 'big boy' to be able to do it himself. This felt very belittling because this simply wasn’t how a house should be handed over. It was a very unprofessional attitude from the real estate agent. She was completely on the resident's side. Ultimately, the real estate agent wanted to clean everything up herself and take it in her own car and started collecting the planks. This wouldn’t all fit so we eventually came to a solution with much sighing that we would get compensation for it. Very nice but we both felt uneasy about it. Upon arriving at the notary's office, we discussed the story again and a 'well sorry you want to hear that..' came from the real estate agent. We were very sorry that things went this way when buying our first home. It leaves a bitter aftertaste. Having told this story a few times in our circles, most people concluded that this (fortunately) is not the normal way of doing things. Hence we decided to leave a review and share how our experience with DVA real estate agents has been.

For the readers' understanding, it is important to mention here that you are not a client of DVA Makelaars, and that we always carefully carry out the handover of a property. During the handover of this property, we dealt with an elderly lady who is in need of assistance. She did not receive help from her immediate surroundings when emptying the house, where everyone could see that she had done more than her best to hand over the property as well as possible to you. She handed everything empty except for a few items in the storage room. She also left a few wall shelves and some lamps hanging, which is quite common during a handover; new residents then immediately have light when doing renovations. Our client resolved the incident neatly by financially settling it with you, the buyers, on the spot. You agreed to this! We have to look after the interests of our client and have acted in the interest of our principal. It's a pity to now have to read a whole account of this minor incident which has been settled with more than a very good amount of money from our client. It feels like a slap in the face. We also find it disrespectful towards our principal. She even placed a Christmas arrangement in the house as a welcome gift for your new residents. Date unknownHouse purchased with SC Bakker as the selling agency. House purchased and at the transfer, only 1 key was handed over. After returning from the notary and not being able to find the remaining keys in the house, I contacted the relevant party. It was stated that these keys were not present during the viewing. Strange because Wooncompagnie always installs new cylinder locks in the doors when a tenant moves out. But I also can't recall that myself. After some inquiries with my lawyer and a friend realtor, I formally notified Bakker in writing by phone. Two days later, when Bakker still refused to provide a locksmith or hand over the keys to me, I informed Bakker makelaardij that I was done with it and would officially notify them of default and that all additional costs would be recovered from them. You won't believe it but magically, the keys were suddenly present within 30 minutes, still in possession of Wooncompagnie. They delivered the keys to me that afternoon. In short, if you want lies and deceit, then you should do business with this party.

09 May 2025I experienced a viewing with this real estate agent, but it quickly became clear to me at the beginning of the viewing that I would have to bid at least €375,000 to stand any chance of getting a house with an asking price of €345,000. There were still 25 viewers .. that's purely aimed at driving up prices, I'm dropping out.
