18 Jul 2025My experience with real estate agent Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost of approximately €20,000. When I asked to have a structural survey carried out, this real estate agent refused to allow it with the story that it was not necessary. He tried to keep this serious limitation hidden for the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into trouble and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro. The property needs to be heavily renovated immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the cost of the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15,000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This real estate agent is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

Dear Mr. Cremers, it is unfortunate that you think this way. We have had extensive contact about this with your receiver, which fully supported us. You fail to mention that you left the property damaged, always washed your dog in the communal shower, did not return all keys, we had to have everything cleaned, and we had to have all of your belongings removed (inside and outside). The security deposit (€350,-) was far from sufficient to cover the costs incurred by us. It is also unfortunate that you are trying to portray me/us in a negative light in this way! Of course, we are always open to a personal meeting and you can always contact us at 045-7440444.

Date unknownBEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction. 21 May 2025We bought a house through this real estate agent. He didn't take time for us, during the viewing he was just on the phone. It was very difficult to get in contact with this real estate agent. Afterwards we had contact with the seller of the property and it turned out that the real estate agent had lied about things. And the seller had already accepted earlier offers and the real estate agent hadn't done anything about it, still waiting for higher bids. Unfortunately only looking for commission instead of helping people with a house. Luckily we had a relaxed seller, with whom we could arrange things ourselves. Absolutely not recommended this man! 1 star is still too much unfortunately. A warned person counts for 2.

17 Jun 2025From the very first phone call (for an initial consultation appointment) to signing the purchase agreement, everything went super well! You are fully taken care of, they are always available, friendly, professional and transparent in communication. We chose Linda as our selling broker and we immediately had a good connection with her during the first meeting. She is very friendly, explains everything clearly and gives good advice. We were sold right away, now if only the house would sell we thought. Everything was top-notch; photographer, measurement of the property, and the Move application made everything even easier. No hassle with paperwork and everything digital. And if you had questions, you could just call, always available with Monique who is always helpful and friendly. The viewings were also well organized, neatly scheduled and clearly indicated in the Move app when and by whom. Linda and Bob (and once Nicole) took care of the viewings and they were well prepared. They seemed relaxed and exuded confidence. After each viewing, you could read a short report of their experience with the client and any expectations. After the deadline bidding period, Linda immediately called with all bids and also gave clear advice. And a week later, we were already at their office signing the purchase agreement in the company of the new residents. Kempen & Oberdorf is absolutely recommended! Linda, Bob, Monique, Nicole and the rest of the team, thank you on our behalf!

All contacts, including those with the office staff (Sandra and Lieke), went smoothly and professionally. That professionalism became clear because the sale of our house did not follow a 'standard' sales procedure. In summary: pleasant contact and professionalism are the key concepts.

Seems like a friends-and-family system within the brokers' world. Hopefully, the registered bidding will solve this problem in the future.

Date unknownMichel and his Team have always been very involved from start to finish. During the intake interview, Michel already came across as very engaged and professional. An honest and a 'no-nonsense' asking price was established that is truly market compliant. The viewings were carefully scheduled and handled professionally. Viewers had sufficient time to view the property at their leisure and to get acquainted with it, which we also heard back from several viewers. The further course of events was processed quickly and well; all bids were accepted correctly and professionally, the purchase contract was drawn up immediately and processed correctly. If there were any questions, they were handled properly and resolved immediately. You are guided very well as a seller, and I think also as a buyer, throughout the entire process. Michel, Lieke, Renaldo, Sandra and Anne, thank you for your great service and help until now. We already knew that we had chosen the right real estate agent and with this experience we can really recommend Michel and his team to everyone. A big thank you

30 May 2025Misleading & unreliable We made an offer on a property through this real estate agent and we received the phone call with congratulations that the sellers accepted our offer a day later. We were abroad on vacation at that time. At no point did Michel or the back office communicate that the purchase would only be formal after signing the preliminary purchase agreement. We had, of course, already received it, but we were strongly advised not to interrupt our vacation. Everything in good faith. What we didn't know is that there were still other bidders involved, despite the assurance. To our great astonishment and disappointment, the property was sold to the previously rejected party because they had later increased their offer and signed immediately. Due to 'busyness', Michel forgot to submit our higher bid to the sellers. Throughout this process, Michel provided different information about us to the sellers as well as to our intermediary, which is very reprehensible. He deliberately put us on a different track. If you enter into an agreement with this real estate agent, be warned! This cost us the house.

30 May 2025Not transparent, not reliable – our experience with Michel Makelaardij in Echt. After acceptance of our offer on a property, we were not proactively advised to sign the purchase agreement, nor timely informed about other bids. Meanwhile, the broker gave the sellers a different account of the process than what we knew. Crucial information – including our increased bid – was knowingly withheld from the sellers while the sale was still pending. We only later learned from the sellers what actually happened. This cost us the house. The way they acted raises serious questions about the duty of care, transparency and reliability/integrity of this agency. 📌 Advice to other buyers and sellers: request everything to be documented in writing and don't take anything for granted!
