We would expect that a real estate agent shows pro-activeness and comes up with suggestions, but everything remained reactive throughout the entire process. Once I decided to terminate the collaboration, I had an evaluation meeting and shared my feedback. All feedback was embraced and confirmed, with a remark that there happened to be a new vacancy posted, because it had become too busy. As far as 1 extra FTE would make a difference, it was definitely too late for me. And since then I only see the property offering via this real estate agent increasing, leading me to conclude a “mass = cash strategy”. A good service provider must also be able to recognize and accept limits, and sometimes this also includes 'no sale' as well. Considering that an average house sells itself quickly, there is hardly any interest and it's relatively easy to earn money. As soon as a sale doesn't go so well on its own, you're at the mercy of fate. After this negative experience with a real estate office, I decided to engage an internet real estate agent in order to be purely listed on Funda, and then I would facilitate the viewings myself. Within a period of 3 weeks there have been multiple viewings, with also a successful sale as a result. I advise future home sellers to also consider such an option (internet real estate agent). It saves a lot of commission and in my case, all the viewers even indicated that the experience was much more positive compared to viewings via professional real estate agents.

Be extremely cautious if you are considering renting from Van der Meulen Makelaars. My two-year lease ended with an unjustified deduction of more than €550 from my deposit, combined with misleading statements and unnecessary stress. A few days before my move-out, their employee, Aron, conducted an inspection. He clearly said: 'It looks like no one has ever lived here – it's perfect. Exactly as it should be.' This statement gave me confidence, since we had thoroughly cleaned and maintained the apartment. Apart from a small mistake – some crumbs in the oven from cooking the previous evening – the apartment was neat, undamaged, and exactly as I had received it. I even recorded a full video tour to document the condition. After my move-out, I expected to get my deposit back quickly. Instead, I heard nothing for a week. Only after I asked did they suddenly respond and accused me of leaving the apartment 'extremely dirty,' claiming various unspecified items were missing and that the chairs were 'broken.' Initially, they specifically accused me of missing items, including the TV stand and kettle. When I promptly provided video evidence clearly showing these items were on top of the table, their only response was: 'Oh, we must have overlooked them,' after which they stopped responding altogether. It remains astonishing and suspicious how meticulously they inspected and documented minor issues like dust behind heavy furniture, yet somehow managed to overlook clearly visible large items. Despite this clear video evidence, they still deducted €250 from my deposit under the vague category 'missing items.' In reality, the chairs were not broken at all. They showed only normal wear – flaking synthetic leather after two years of daily use. I had already paid monthly fees (€100-150 per month) that explicitly covered normal wear. However, on their final invoice, they did not even specifically mention the chairs, but charged me €250 under a vague and unclear category 'missing items.' Initially, they refused to specify exactly what was missing. Furthermore, they charged me €306,32 for cleaning services that were hired 25 days after my move-out. Shockingly enough, the parking costs of the cleaning company were included in this – an expense that clearly should not be charged to the tenant, further emphasizing the unreasonable and unfair nature of their charges. When I immediately offered to return and carry out any necessary cleaning work, especially the small issue with the oven, they refused, stating it was 'too late.' Worse still, I had been explicitly informed that my lease could not be renewed because the landlord had stated the apartment would be sold. Trusting their word, I moved with my two young children immediately, which caused significant problems in finding new housing. Ultimately, we ended up in temporary accommodation. Although I currently am not sure if the apartment has actually been sold, this situation has caused me a lot of problems and heightened my doubts about their true intentions. This experience has given me the feeling that I was exploited and misled. It seems to follow a pattern: They reassure tenants verbally upon check-out. Then they remain silent about the deposit return. Weeks later, they suddenly claim there are cleaning issues, that items are missing or damage has occurred. They refuse offers from the tenant to resolve minor issues themselves. Ultimately, they deduct large amounts from the deposit with exaggerated claims. I am going to take legal action to get my deposit back and prevent others from facing similar issues. I have given Van der Meulen Makelaars and the landlord time to respond and explained why the deductions were unjustified, but they ignored me. Because they refused to resolve it, I will go to court the next workday. I am sharing this review to help future tenants avoid the same stress and injustice.
