Date unknownMy experience with realtor Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. Even worse, the property wasn't even listed for sale on funda or on the realtor’s website. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost item of approximately €20,000. When I asked to have a structural survey carried out, this realtor refused to allow it with the story that it was not necessary. He tried to hide this serious limitation in order to facilitate the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into a problem and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro, while the notary fees normally do not exceed €1000 euro. The property needs major renovation immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the costs for the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This realtor is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

You fail to mention that you left the property damaged, always washed your dog in the communal shower, did not return all keys, we had to have everything cleaned, and we had to have all of your belongings removed (inside and outside). The security deposit (€350,-) was far from sufficient to cover the costs incurred by us. It is also unfortunate that you are trying to portray me/us in a negative light in this way! Date unknownBEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction. 23 Sep 2025After making one phone appointment on the condition that it would be an honest and sincere energy label, I proceeded with Vergoossens real estate. This good man, Jack Vergoossens, was punctual, friendly, and seemed competent. He was pleased to see that I had taken photos of the entire renovation from A to Z, documenting all insulation in the walls and floor regarding thicknesses and materials, floor heating, heat pump, and heat pump boiler. Apparently, it often happens that people make their homes energy-efficient but have no provable evidence of this, and then the person responsible for the energy label cannot do anything about bringing the house to a higher level. After measuring the entire house and noting everything down, two hours later I asked Jack Vergoossens if the renovation had borne fruit? The answer was that it would certainly be an A rating, maybe even with a +, but he wouldn't know for sure until all calculations were done. Five days later we received the results of the energy label, and to our disbelief, a house from 1947 went from an F to an A+++ energy label. We never expected this from ourselves. You are fully taken care of, they are always available, friendly, professional and transparent in communication. We chose Linda as our selling broker and we immediately had a good connection with her during the first meeting. She is very friendly, explains everything clearly and gives good advice. We were sold right away, now if only the house would sell we thought. Everything was top-notch; photographer, measurement of the property, and the Move application made everything even easier. No hassle with paperwork and everything digital. And if you had questions, you could just call, always available with Monique who is always helpful and friendly. The viewings were also well organized, neatly scheduled and clearly indicated in the Move app when and by whom. Linda and Bob (and once Nicole) took care of the viewings and they were well prepared. They seemed relaxed and exuded confidence. After each viewing, you could read a short report of their experience with the client and any expectations. After the deadline bidding period, Linda immediately called with all bids and also gave clear advice. And a week later, we were already at their office signing the purchase agreement in the company of the new residents. Kempen & Oberdorf is absolutely recommended! Linda, Bob, Monique, Nicole and the rest of the team, thank you on our behalf!
