Well helped and a smooth sale

Some things went really well, other things not at all. Everything else is fine but I would not let my house be sold again through the laen next time. Plus points: - photos are great, good description of the house - nice telephone operator - the initial conversation was also good - the last real estate agent, unfortunately only did the last viewings, I really felt that she was trying to sell my house. - the closing was also okay Minus points: - if you have 10 viewings, they think that's enough, all other interested parties are put on a reserve list. - already a sold sign in your garden while your house is just sold under reservation and everything is therefore not yet final. - the first viewings I did not have a very enthusiastic real estate agent. I've had quite a stomach ache from this because they are all potential buyers. I really felt that my house had to sell itself, you feel a bit cheated when you have to pay them 2% of the total amount. I would have preferred to give this to my purchase real estate agent who was worth double. For me, the laen comes across as only wanting to make money quickly and not wanting to sell your house as well as possible, which makes that 10.000 more or less for them. I found this really unfortunate because for me it is a lot of money. And then there's also the fact that I have to pay them quite a bit on top.

In January 2023 we bought a house. Patricia (the agency real estate agent) was our purchasing broker. A number of days before the transfer took place, a leak was detected in the property. Patricia initially argued that we would receive financial compensation for this, but the selling party did not agree. Ultimately, we agreed that the selling party would repair the damage from the VVE (homeowners association), and on Patricia's advice, we let it go, as it seemed to be an amount of €650 and the selling party claimed there was a guarantee on the repairs. Unfortunately, it turned out that the repair work was not carried out correctly and that there was also no guarantee on it. A total of approximately €2000 ultimately went from the VVE to fix it, and we were responsible for arranging everything. This was not the agreement. Both the notary and legal assistance referred us to Patricia to assist with this. Patricia only sent an email to the selling party's broker when we raised the problem with her, who stood their ground and asked if we could proceed like this. We indicated that this was not the case. Unfortunately, we never heard from Patricia again. In retrospect, we regret choosing the agency as our purchasing broker. We are now involved in legal proceedings, which unfortunately costs a lot of time and money. All of this could have been prevented if agreements regarding the repair of damage to the property we bought had been clearly set out in writing and Patricia acted fully in our interest. It now feels more like “the money is in/the transfer is approaching, so you can figure it out.”
