NJOY Makelaar

Oprecht echt een misleidende en verschrikkelijke ervaring. Wij zijn nu een jaar verder als kopers waarbij NJoy de makelaar was. Tot op heden nooit een bied logboek mogen ontvangen, de water- en meterkast standen zouden worden doorgegeven. Allemaal nooit gebeurd na het vaak gevraagd te hebben. Voordat ik verder ga moet ik wel zeggen dat je als verkoper wel wat aan deze makelaar hebt! Ze is goed in liegen en manipuleren. Dat zorgt er wel voor dat onwetende mensen met slechtere voorwaardes akkoord gaan en meer overbieden. Tegen ons werd namelijk gezegd dat er veel biedingen waren van bepaalde bedragen wat achteraf niet bleek. Het huis wat wij kochten stond origineel leeg. NJoy heeft hier meubilair op vrij tactische plekken geplaatst, tapijten over de vloer waar waterschade was en de bank voor een gat in de muur gezet. Verder had ze het wel erg leuk aangekleed! Leuke schilderijtjes op de muur en wat bedden neergezet voor de vorm. Dat hielp wel bij de koop. Na de koop was het echter drama om haar haar spullen uit het huis te laten halen, waarbij ze ook meteen wat van onze spullen claimde als haar eigen. We hadden hier wat stellingkasten staan van ons zelf waarbij ze zei dat die van haar waren en dat we die moesten terugbrengen. Ze heeft alle schilderijen op van die plak haken gehangen en deze haken zijn nooit van de muur gehaald. Evenals alle rotzooi en de beschimmelde drankjes in de koelkast. Bij het opleveren lag er overal troep op de grond van haar. Chocolade papiertjes, allemaal zand en bladeren van haar planten en nieuwe krassen waar haar meubilair had gestaan. Tijdens de koop werden er veelvoudig fouten gemaakt in het contract. Waarna er steeds gepusht werd dat er snel getekend moest worden. Heel vervelend, want ik wil het contract gewoon goed doorlezen en goed ook, want er stonden steeds weer nieuwe fouten in. Als je ze hier over belde, dan namen ze slecht op, maar als ze over iets voor hunzelf belden, dan was het andere koek. Als je dan naar je eigen zaken vroeg, dan konden ze daar nog geen antwoord op geven. Uiteindelijk een bouwtechnische keuring gedaan, waarbij eerst heel erg door NJoy gepusht werd naar een kennis van hen die deze keuring wel kon doen. Terwijl ik de voorkeur had voor een onafhankelijke partij (op advies van onze hypotheek adviseur). Onze adviseur bood ons aan te helpen met een tegenbod na de keuring, aangezien er toch best nog wat uit kwam. Toen zei NJoy dat we van adviseur moesten wisselen, omdat deze man niks kon en dat ze wel iemand kende die ons beter kon helpen. Mijn reactie was dat ik dat niet wilde en dat daar ook een 'boete' tegenover staat. Daar was ze het niet mee eens en ik moest gewoon die boete betalen, zodat haar adviseur mij kon gaan helpen voor het hogere bod. Voordat we een bod moesten uitbrengen kan je kiezen of je een bedenktijd wil, of je een bouwtechnische keuring wil, etc. Op advies van NJoy hebben we gezegd dat we niet een bouwtechnische keuring zouden doen als optie om het vooralsnog altijd af te mogen zeggen. Dit zou makkelijk kunnen tijdens de bedenktijd. Dat klopt ook! De keuring kon vrij snel plaatsvinden, alleen was de beschikbaarheid van de makelaar ineens heel krap. Na wat gepush en gezeur hebben we dat gelukkig wel voor elkaar gekregen, maar dat was wel allemaal ongehaast door de makelaar. De keurder zei er zelfs wat van dat hij het op zijn eigen tempo wilde keuren en dat ze zich er niet zo mee moest bemoeien. Ik kan nog wel uren doorschrijven, maar ik denk dat het zo zachtjes aan wel duidelijk is. Echt een top makelaar voor de verkopende partij, maar wij als starters hebben echt een uitermate belabberd slechte ervaring met NJoy gehad. Zo erg dat ik tot een jaar na koop nog steeds het gevoel heb dat ik zo een uitgebreide, kritische review hoor achter te laten.

Bij het aankopen van mijn eerste huis was NJOY de makelaar. Onwijs fijne en prettige ervaring gehad met de makelaar. Vanaf de bezichtiging werd alles duidelijk en eerlijk uitgelegd, inclusief de voordelen en nadelen van het appartement. Dat gaf meteen een betrouwbaar gevoel. Tijdens de aankoop werd alles vlot en netjes geregeld, zoals de koopakte en Vve stukken. Bij vragen kon ik altijd terecht en het contact was super vriendelijk. Ze hebben zich echt ingezet om alles soepel te laten verlopen en hebben zelfs de sleuteloverdracht bij de notaris vervroegd geregeld zodat ik er sneller kon wonen. Ook de oplevering verliep helemaal top.

Alles heel goed verlopen. Het gehele traject is goed en profesioneel opgepakt. De begeleiding is van A tot Z geweest. Het betrof een appartement met een nieuwe VVE, en hierbij is alles goed verlopen met de juiste kennis van zaken. Ook voor de kopers was het een duidelijk proces. Het NJOY team maakt echt het verschil, en beveel ik zeker aan.

Betrouwbaar - we zijn steeds betrokken geweest tijdens de verkoop van woning aan de Wolgastraat 15 en de begeleiding is professioneel. Melanie namens ons allen (familie Gilson-Bolhuis) van harte bedankt voor deze samenwerking. Wij zijn zo trots op je. Succes toegewenst.

Until the sale, a good experience. During the transfer, it turned out that several promises were not kept by the selling party and the real estate agent. Misled by the prepared advertisement and promises made during the viewings. Now I am left with a leak in two bedrooms, which according to the real estate agent Mellanie were known to the seller and supposedly resolved. This is not the case and they simply point to a structural survey that I did not have done. It takes weeks to get a response on problems.
