What a disgrace. A waste of your money! My friend and I would have had both the purchase and sale go through van Oosten. Because we were interested in a property that was for sale with them, they could not logically be our purchase agent. The purchase went anything but smoothly. After the assistant real estate agent had told us that our offer was accepted, we wanted to get everything moving as quickly as possible to secure the financing. To achieve this, we had to arrange all the necessary things before the valuation report. Apparently van Oosten has a regulation that this is not allowed within the 3-day cooling-off period. Instead of making this clear, the assistant real estate agent came up with all sorts of objections (in an extremely unfriendly manner), making us feel as if the house could collapse at any moment. It became lengthy phone discussions that we experienced as very unpleasant. Moreover, we wanted our contractor to come along so he could provide a cost estimate for the valuation report, allowing us to finance the renovation. The assistant real estate agent said that we ourselves were not allowed to come along. After a heated discussion, we were finally allowed to go in ourselves, but we were ushered inside and watched as if we were a group of criminals. Extremely peculiar, considering that you almost outbid a house by a ton. At the final inspection, it turned out there was an enormous hole in the wall behind a painting, which was only noticed after signing the final inspection report. This led to a discussion at the notary with the sellers, and when she called Lex he said that van Oosten could not be blamed for the fact that they had not mentioned it an hour before signing and after the final inspection. He even wondered himself whether he should have reported it at all, so that we only found out after signing at the notary. A bizarre malpractice in my opinion. Especially considering that a real estate agent represents the sellers and concealing such matters can have legal consequences. Then the sales process. This also did not go as you would expect. The real estate agent was hard to reach and the overall communication and working methods were extremely sloppy, read: wrong measurement report, wrong photos and wrong floor plans uploaded. When asked to correct everything, it all went extremely slowly and had to be followed up by phone, after which they indicated that they indeed forgot and it was good that I called. However, in an evaluation meeting, they mainly pointed out that I would have been very impatient. Remarkable that there was no form of self-reflection at all. Also, it had been agreed that before the real estate agent's vacation, the file would be ready so that it could be put online with one click if we had acquired a property ourselves. This promise was not kept, leaving their colleagues with an incomplete file. Because it was very busy, and they only have two real estate agents, and the assistant real estate agent had an extremely busy schedule, it was stated that there was no rush and the property could also be put online a week later. For me, however, this meant having to bridge the time or not and incurring many extra costs and having to go for a more complicated mortgage form. Therefore, they totally failed to consider the client's interests. When I raised this in the evaluation meeting, it was laughed off with 'it all turned out well in the end'. I could still mention 100 details about things that went wrong, but I'll spare everyone the trouble. All in all, it was an extremely arduous process (or actually two processes) and a headache file. I had to organize almost everything myself and chase it up, making me really wonder exactly what I was paying for. I would therefore strongly advise against spending money here and handling it yourself.

My experience with Van Oosten Makelaardij during the purchase process was unfortunately far from positive. From the moment our offer was accepted, the communication was awkward, unclear and regularly occurred in a downright unfriendly manner. As soon as we heard our offer had been accepted, we wanted to immediately get started on arranging the financing. For that, among other things, we had to make preparations for the valuation report. What we did not know, however, was that Van Oosten applies an internal rule whereby no valuation may be requested or even visited within the three-day cooling-off period. Instead of simply explaining this clearly, we were faced with all sorts of objections and discussions that were entirely unhelpful. The tone was more suspicious than advisory, which gave us the feeling that we were doing something wrong, while we wanted to act as transparently and proactively as possible. Another important point of frustration was our request to bring in our contractor. We wanted certain things measured, among other things for a future renovation and the realization of a rooftop terrace. That estimate was needed to include in the financing, so that everything could be neatly arranged within the mortgage. That request was initially rejected, with the argument that we were not allowed to be present ourselves. Only after repeated insistence was this allowed, but the visit itself went anything but pleasant: we were literally accompanied and monitored as if there was not a single trust in us. That was a strange and unpleasant experience, especially considering the fact that we had offered seriously and well above the asking price. Also during the final inspection, it did not go as expected. Afterwards, it turned out that behind a painting there was a big hole in the wall, something that was only mentioned after signing the inspection report and just before the notarial transfer. When we raised this issue, no responsibility was taken from the real estate agent. In fact, it was even suggested that perhaps it would have been better not to mention it at all. I found that really incomprehensible and unprofessional. As a result, the entire purchase process felt unnecessarily complicated and stressful. Instead of a real estate agent who empathizes, advises and relieves you, we felt that we had to continuously defend why we wanted to know or arrange something. All in all, I experienced the process as very frustrating. The communication was lacking, the attitude often unfriendly, and there was hardly any consideration for the buyer's interests. I would therefore not recommend Van Oosten Makelaardij. Organize everything nicely yourself and make sure that when purchasing a property through them, you concretely clarify and check everything. Cover yourself well in advance!

The service of Van Oosten Makelaardij, and in particular from Lex, was excellent. I had approached three real estate agents for a sales proposal. With Baljon, I felt there was little interest; the proposal was even forgotten to be sent. The proposed asking price was also far below the final selling price, without any justification as to how this amount was determined.
