We experienced some bad luck during the sale (it was cancelled after signing) but 3 times salvage rights applied. Maureen led all the viewings and she did so to our full satisfaction. 23 Jul 2025We had an appraisal done here, as well as with Boumij for comparison. The difference between the two appraisals was over €85,000. Ultimately chose Boumij, and they actually sold the house for a much higher value. This clearly indicates that VDH Wonen is less familiar with the market. When we wanted to approach VDH Wonen to understand where the difference came from, they were not willing to discuss it. Very disappointing. Addition to the response of VDH: I actually worked with this party and provided substantive proof of this. After I stated that I would not deviate from my position, they made it unnecessarily personal. An extra reason to give 1 star.

Date unknownSUMMONS TO COURT AFTER POOR CONTRACT. Via Boumij property in Ackersdijckstraat from the thirties sold located in the popular pre-war district de Vliert in Den Bosch . The house had quite a bit of deferred maintenance, therefore in consultation with Boumij it was decided to offer the property for sale as a property for COMPLETE renovation , also 100,000 euros below the usual market value. As representative of Boumij, Mr. Eric van Houtum acted, who further supervised and handled the case as described below. The purchase contract was thus entirely drawn up by Boumij without any interference or involvement in any way whatsoever on my part. However, Boumij failed to describe this situation in the purchase contract or make a mention of it. I was summoned by the buyer for knowingly and willingly failing to disclose hidden defects. Claimed amount in the summons almost 9000 euros Prior to the court hearing, I naturally consulted the broker, Mr. Eric van Houtum on how to handle this correctly. The advice: don't worry, a lawyer is not necessary, the buyer/plaintiff has no leg to stand on. The above case has since been before the judge. The judge ruled differently about this and clearly indicated during the hearing: seller’s duty to disclose prevails over buyer’s obligation to investigate. During the hearing with the plaintiff, a settlement was reached, as costs for me could increase much further if this process continued. Afterwards, of course, I contacted the broker Mr. van Houtum with the question: Who will reimburse me for the damage demonstrably caused by you? The answer from Mr. van Houtum: your own fault, you shouldn't have settled, gives no further substantive response and responds to nothing anymore. I DO NOT HAVE TO ACCOUNT TO THE COURT AFTER SELLING MY PROPERTY. THE BROKER MUST BE AWARE OF ALL RIGHTS AND OBLIGATIONS AND AT ALL TIMES PREVENT A FAIR PROCEDURE, OR GUIDE ME DURING SUCH AN UNDESIRED AND UNAVOIDABLE PROCEDURE OR AT LEAST PROVIDE PROPER (LEGAL) ADVICE! UPDATE: By means of a registered intimidating threatening letter, Boumij recently requested that I no longer post reviews. Failure to comply with this will result in appropriate action against ME being taken by Boumij.

Date unknownStrongly not recommended; The real estate agent lets you know that there are no available appointments for several weeks and that they select and manipulate the demand for the apartment. P.S.: The manager does not speak English; so good luck if you're an expat. Follow-up/more information: I originally had an appointment planned (for which I was told there was no appointment for me) and this was subsequently canceled 2 days before the viewing because the apartment had magically been sold. I was also told that I may not make an offer before I have seen the apartment and that the documents about the apartment (questionnaire) would be shared during my visit. I tried to express my disappointment when I was called by the real estate agent, but my concerns were not even clarified. I find it strange that I was told that I belonged to the first viewings and that clearly wasn't the case, and also strange that an offer is accepted while there are still viewings/potential offers being processed (especially in a bidding market like in the Netherlands). I hope that future opportunities and meetings will be different. proost.

05 Oct 2025Remco pretends to hope, makes big promises, but delivers little to nothing. The sale of my apartment went poorly and resulted in a loss of 27k. The purchase agency services he also does not deliver. Remco should have switched with the selling agent and given me as a buyer timely accurate bidding advice. Remco was not reachable at the moment it mattered. I therefore did not pay for his purchase services, he readily agreed to that, because he also realized that he did not deliver what he promised. The fact that the sale of my apartment went wrong, because he was unable to establish a binding sales agreement (financing), is something I will never forget. Legally attempted to hold him accountable for this. But then Remco throws it back on the fact that I received the sales agreement for review before it was passed on to the selling party. So it's my own fault? Where did I go wrong in my opinion? You take an 'expert' into your arms, who represents you, to prevent the above mentioned errors. Now Remco does it; because he offered the sales agreement for review in advance, and I agreed to that. Didn't I just hire an expert for that and paid for it? In short; if you want value for your money, and a real estate agent who actually represents his clients? Then I recommend you to look for someone else. There are enough alternatives in the vicinity of Tilburg! Think carefully, and choose another one, for yourself, your emotional state and naturally the end result. Remco will not admit his mistakes and hides behind his legal advisor. In the end he sends back the key to your home via post. Personal contact he avoids. This, in my opinion, already says enough. All in all, the advice is clear to me. Look for someone who does make an effort and does not act in his own interest! Never again Remco Olden Lommers Real Estate! More information and communication I will share freely with interested parties.
