02 Dec 2020Moniek is a real top performer. She is very clear about pointing out the bottlenecks and lets you know what you should and shouldn't do. You simply receive a very honest and straightforward opinion. That can sometimes be difficult because she also confronts you with things you haven’t done well, but that creates a learning moment and allows you to improve again. There is also a high degree of flexibility. We had a somewhat difficult situation which resulted in us taking a hiatus in our sales and therefore we removed the property from the market. This went without any problems. Ultimately, in addition to her sales services, we also made use of her purchasing services. What an boss. In the current market, being able to get a house below the asking price and additionally the extras she managed to negotiate. Furthermore, the price is very attractive, which is of course not unpleasant for the wallet. In short, as already mentioned, a real top performer.

In 2013, Moniek Koenders was the selling broker where I first had the feeling 'that's a fine and pleasant person who really connects with me as an interested buyer'. Coincidentally, she also sold a beautiful house and we came to a purchase agreement with her and the selling party. Last year she helped me super in the purchase of an apartment (my former partner still has the beautiful house). She negotiated strictly and got more off the price than I expected. Meanwhile, I am saying goodbye to the apartment and she sold it for a beautiful price. Whereby the photos were top on funda and she wrote a nice text along with them. She put all the documents in good order. I am happy that I know how pleasant she also is for the selling party. She communicates quickly and pleasantly, gives good advice, has building knowledge in house, a professional network of appraiser and photographer. When me and my new partner go looking for a new house we will definitely approach her again.

02 Dec 2019After a very nice and pleasant first contact, a second appointment was made where a plan would be drawn up. This appointment was cancelled due to illness (which is understandable). Subsequently, no contact possible for 3 weeks even after repeated calls. The agent apparently visited the door several times without leaving a message. Eventually, telephone contact was established and from my side, the request for clearer communication was put forward and a down payment was also agreed upon. After the request for clearer communication, the cooperation was unilaterally terminated by the agent. Lovely situation that is!! First made to wait almost 4 weeks and then cancelled without giving a reason. Very good advertising for your company this 👍

26 Jul 2025I had engaged Mathieu Paul to prepare a valuation report for my property. He had forgotten to take photos of the attic and asked me if I could do that. Since I had to pay € 800.00 for this report, I thought a discount would be appropriate. He was able to offer a € 20.00 discount. For that amount, I thought it better that he come take the photos himself, and he did so after first threatening to return the assignment. This wasn't an option, I think, because VOF Huurlingsedam was the client, not myself. When he came to take these two photos, he still wanted to know why I couldn’t do it myself, that he always likes to be in good contact with people and always tries not to overdo the valuation. Now? It was an unpleasant experience for me.

Dear Tom, I'm sorry you experienced the circumstances as unpleasant. I honestly hesitated whether I should respond and if this was the right medium for it. Not to assert my correctness, because it’s not about being right but about each other's interpretation, but precisely out of respect. Because silence could also convey something that I wouldn’t want: as if I don’t care what you think of it. On the contrary, that is why I would still like to give a brief explanation. You selected me from a list of appraisers, as prescribed by the rules for this type of appraisal. The landowner/developer is the client for the appraisal. I understand that € 800 is a lot of money. At the same time, I would also like to explain, as you know, that you pay half of that and the landowner/developer pays the other half. This too is arranged in the regulations. When I discovered that a photo of the attic was missing, something that happens very occasionally and is usually resolved by the owner or resident who then sends me that little photo via WhatsApp, I contacted you and asked if you could take two photos of the attic. You did not agree with this; it was my job, and in principle you are also right about that. You asked if there would be a discount included. I was surprised because I had never experienced this before and suggested a €20 discount. That didn't meet your wishes, after which you indicated that I should just come by myself for the photo of the attic. Which I did the next day. The tone of our contact at that moment, which I did not experience as pleasant and surprised me, made me suggest giving back the assignment if necessary. Not out of resistance, and not as a pressure tactic but because I genuinely believe in pleasant cooperation without hassle and with trust in each other. During my visit for the forgotten photo, I tried to express things to each other, to understand what the feeling was for you and for me, to clear the air. Apparently that didn’t succeed. What I also mentioned then is that I like to deal with people in a pleasant way and that I carry out my appraisal fairly. By that I mean getting to an honest appraisal without exaggerating. That applies to every assignment and that's what I stand behind in this situation as well. After an initial conversation, I immediately got a very good impression. They were ready for all my questions and after viewing a property, I received clear and concise advice. 14 Mar 2025The most terrifying experience I have ever had in the Netherlands since my arrival in 2021. When I checked out of the rented apartment, Eric, director of the Mauritshuis, screamed at me and stamped his feet. He also insulted my husband during an email conversation. Possibly racist and sexist. Absolutely unprofessional. I would give negative stars if that were possible.

Had already heard rotten stories about this realtor, but now know for sure from my own experience: I don't want to do business with this realtor, I've never experienced anything like it.

Date unknownI have had a very unpleasant experience with this realtor. The owner, Eric van de Heuvel, discriminated against me and gave negative advice based on that. Mr. Van den Heuvel was very unfriendly in his communication, bordering on rude. Very arrogant and definitely not recommended. It has since been learned that at least one person has had a similar experience with the same gentleman. (Update June 3, 2025: The original text has been marginally adjusted following a letter from Mr. Van den Heuvel's lawyer and the real estate agency. The truth can walk naked through the streets, but lies must dress up well.)

14 Oct 2024Very bad experiences with this office, which improperly profits from the high number of people looking for housing. Asking an irresponsibly high rent and then also presenting a much too high number of square meters with nice talk, about 24% more than reality. Also various equipment turned out to be quite outdated during the rental period. We were too trusting, naive. Yes, very stupid, hence this reaction. Those involved are making significant profits if you, as a potential tenant, have nowhere else to go. Fortunately, we found something else reasonably on time.
