You must stop renting out an apartment on Laan van Parijs. It has been constantly without heating for two years in the winter and renovations take place every month. When we inquired about the renovation work during the rental period (because we saw one apartment under construction), Danique told us that it wasn't always like that, but that the renovation hasn’t been idle for more than a month for two years!? The heating for the entire block and hot water have also failed at least three times this winter. The emergency line ALWAYS has an hour wait before someone answers. If anyone still rents from Laan van Parijs in Haarlem, that is almost unethical. Just look at the Google review of Hoen Vastgoedbeheer, the owner of the apartments! Edit: the review is better because they contacted us and were respectful and understanding. Yes, the real estate agents can’t do much about it, but I would use this review to warn potential buyers of Laan van Parijs about the years-long renovation. This isn't a family-friendly apartment, better suited for singles or families with working/student children.

Update: A few hours after posting this review, Overspaern company owner Jeroen saw the comment and contacted me. He explained things and offered to cover the cancellation costs of the inspection. Respect for the man who tried to follow up on the business even during his vacation. Ultimately, the problem was resolved as it should be. I'm not happy, but at least less angry. So the score changed from 1 star to 3 stars. --------------------------------------------- -------------------------------------- I have had terrible experiences with them. They exhibit mercenary behavior and have no work ethic or character. They are the sales broker of a house that I wanted to buy. We agreed on the conditions. A day later, they said another candidate had made a similar offer and asked me to make a final round of bids. I did not change my bid, but it was still accepted. I should have realized that this was a big red flag at the time. Their condition is that I will have a technical inspection carried out before signing the contract, and they insisted on scheduling this as soon as possible. A draft contract was drawn up. Before the technical inspection, they called me to say another candidate had made a higher offer, and asked me to submit a new bid. I told them they had broken the deal and that I refused to constantly participate in new rounds of bidding. But the technical inspection company charges cancellation fees. I asked them to cover the costs, as these were caused by their breach of contract. This is their response: 'It's unfortunate that cancellation fees are charged. I assume that if you cancel in time, this is entirely free of charge. Apparently they operate under different rules. We can do nothing about this.' My client received a better offer. We gave you the opportunity to also make an improved offer. You did not take advantage of this. Hopefully you will be alright.

Arrogant lady on the line, when there were some questions, expensive compared to other brokers because there is no choice in notary. This makes the notary more expensive than if you choose it yourself. The property was not properly checked upon delivery, which means I am stuck with extra costs. Etc etc. As a buying party, definitely not satisfied.

What a frustrating experience with Kijck! I advise you to avoid the same mistake as us and seek help elsewhere when selling your house. After 2 months of having the house listed on Funda, we saw very little progress, despite assurances of a quick sale. The communication has been terrible; we constantly had to initiate contact, while our agent, Leonie, rarely answered or returned calls. There was no attempt to change the sales strategy, and we received no contact to offer reassurance or support—just an overall disappointing service. While we understand that market conditions are beyond anyone's control, it seemed as though Kijck made very few proactive efforts to generate interest in our property. From sending a trainee to conduct viewings to the lack of communication and strategy, the support we received was minimal at best. The communication was one-sided; we had to repeatedly inquire for updates or feedback. During the Open House Day, we did most of the work by welcoming viewers, collecting their information and background, and sharing everything with Kijck, who only needed to call for feedback and try to sell our property. However, we had to ask several times to receive any feedback from viewers. Since that Open House Day, 3 weeks have passed without any message from Kijck—no guidance, follow-up or suggestions on how we can improve our approach. This has been incredibly disappointing. When we finally decided to withdraw from Kijck, Leonie didn't answer again. When we called the office, the staff didn't even ask why we wanted to withdraw, as if this happens regularly—which wouldn't surprise me, given that I’ve seen similar reviews here. Although my partner thinks we shouldn't write this review because Kijck doesn't care, I believe potential customers have a right to know about our experience and should think twice before entering into an agreement with Kijck. We are left without having sold our house, feeling frustrated, disappointed and stressed, and now we have to start from scratch again. Definitely not recommended!

Unfortunately, my experience was both disappointing and unprofessional. I contacted them regarding the purchase of a property in which I was genuinely interested. Initially, everything seemed to be going smoothly: communication came promptly and the process appeared simple. However, after submitting my first offer, the tone of the interaction changed dramatically. Instead of engaging in any form of dialogue or negotiation, the agent abruptly broke off all communication. There was no response through any channel. Even after I substantially increased my 2nd offer, there was still no response. What was particularly concerning was the way my offer was taken personally, rather than being handled in the professional and businesslike manner one would expect with real estate transactions. This lack of communication, combined with what came across as arrogance, left a strong impression of poor customer service and unprofessional behavior!
