We had a rather specific search picture, but with the help of Pieter's sharp eye, the useful sparring sessions and the quick switching of his team, we found the house that suits us, exactly in our dream location. 04 Jun 2025Absolutely recommended! I have worked intensively with Pieter and his team for the past few weeks and it has been very positive. He knows what he's talking about, knows the entire city like the back of his hand and has contacts everywhere. He does everything to make sure everything runs as smoothly as possible and that just works really well. What I found particularly pleasant was the feeling of having someone truly on your side and genuinely advocating for your interests. To be honest, I found the whole process quite exciting at times (choosing a house, bidding, arranging a mortgage) and when someone thinks along with you in a sober and structured way, that is priceless. The only thing I would do differently next time is to choose the mortgage advisor that Pieter works closely with. Then the lines are shorter and that's important because arranging a mortgage has to be done within a certain timeframe and you don’t want it to go wrong there. Pieter and Zahra, thank you for your help and until next time!

For more than 3 months of actively searching and house hunting, we received full assistance with all matters: booking/canceling viewings, contacting sellers, inspecting houses, market analysis, bidding, drafting deeds, and etc. Other supporting staff were also always courteous, responded quickly via email or WhatsApp, and were generally extremely kind, regardless of the questions we asked. The price is well justified, as it does not change with the number of visits/bids (of which we had many) until you have the reassuring house.

18 Jul 2025Be extremely cautious when considering renting from Van der Meulen Makelaars. My two-year lease ended with an unjustified deduction of more than € 550 from my deposit, combined with misleading claims and unnecessary stress. Just a few days before moving out, their employee, Aron, conducted a pre-inspection. He clearly stated: 'It looks like no one has ever lived here - it's perfect. Exactly as it should be.' This statement gave me confidence, as we had thoroughly cleaned and maintained the apartment. Apart from a minor omission – some crumbs in the oven from cooking the night before – the apartment was clean, undamaged, and exactly as I received it. I even recorded a complete video inspection to document its condition. After my move, I expected to receive my deposit quickly. Instead, they remained silent for a week. Only after I inquired did they respond and suddenly accused me of leaving the apartment 'extremely dirty,' claimed that there were several, unspecified items missing, and that chairs were 'broken.' Initially, they specifically accused me of missing items, including the TV cabinet and the kettle. When I promptly provided video evidence clearly showing these items standing above and on the table respectively, their only response was: 'Oh, we must have overlooked them,' after which they did not respond at all. It remains baffling and suspicious how meticulously they inspected and documented minor issues, such as dust behind heavy furniture, yet managed to overlook obviously visible large items. Despite this clear video evidence, they still retained € 250 from my deposit under the vague category 'missing items.' In reality, the chairs were not broken at all. They showed only normal wear and tear: after two years of daily use, the leatherette began to peel. I had already paid monthly costs (€ 100-150 per month) that explicitly covered normal wear and tear. However, in their final settlement, they did not even specifically mention the chairs but charged me € 250 under the vague and inexplicable category 'missing items.' Initially, they refused to specify what exactly was missing. Furthermore, they charged me € 306.32 for cleaning costs, hired 25 days after my move, including the parking costs of the cleaning company – costs that clearly should not be the tenant's responsibility – further emphasizing the unreasonable and unfair nature of their charges. When I promptly offered to return and arrange the necessary cleaning, specifically the small problem with the oven, they refused because it was 'too late.' Even worse, I was explicitly informed that my lease could not be extended because the landlord had indicated that the apartment was for sale. Relying on their word, I promptly moved with my two young children, encountered significant problems finding a new home and eventually ended up in temporary accommodation. Although I am currently not certain whether the apartment was actually sold, this situation has caused considerable problems and raised concerns about their true intentions. This experience has made me feel exploited and misled. It appears to follow a pattern: They reassure tenants verbally upon check-out. Then they remain silent regarding the return of the deposit. Weeks later, they suddenly report cleaning issues, missing items or damage. They refuse offers from tenants to fix minor problems themselves. Ultimately, they retain large amounts from the deposit with exaggerated claims. I will take legal action to recover my deposit and prevent others from experiencing similar problems. I have given Van der Meulen Makelaars and the landlord time to respond and explain why the deductions were unjustified, but they ignored me. Because they refused to resolve it, I am going to court next working day. I am sharing this review to help future tenants avoid the same stress and injustice.

Date unknownAfter a very pleasant introductory meeting with Bauke, it was clear that he has an immense amount of experience and knowledge of the market. In addition, his pragmatic view ensures that you know exactly what to expect. He ensures that your house looks beautiful on Funda by using an interior stylist who comes for advice, a good photographer, and he uses features on Funda such as 'eye-catcher'. What I personally also find very pleasant is that Bauke takes the time for everyone interested. If people prefer a personal tour instead of coming to an 'open house', he schedules individual appointments. He thinks it's important that everyone gets the chance to view your house. It’s easy to discuss and align with Bauke, which has resulted in a smooth sale and a good price for our house. Bauke is a true professional.

Date unknownI too was not taken seriously here as a new person in the housing market. This was already happening before the housing market became overheated, the house sales were just starting then (already 4 years ago at the time of writing this review). Initially, I still thought that this was normal because I was new to the housing market as a starter. When looking around on Google Maps, I saw the recent bad reviews and now see that apparently little has changed over time. That is why I am now happy to share my experience. During the first viewing, I was alone as a starter, and not taken seriously at all. Almost no information was provided about the property. Questions asked could not be answered or were incorrectly answered afterwards. The brochure of the property was not available. There was clearly no preparation, or they did not intend to make an effort for it. Ultimately, I was shown around by an intern while Mr. Tebbens Torringa himself stayed downstairs almost the entire viewing at a table. During the second viewing (with parents and partner), there was unfortunately little improvement, and they too felt that the attitude was not entirely professional or interested, and that we were still not taken seriously. We also did not receive a brochure of the property with us here. Ultimately, during the negotiations for the purchase of the property, several different written things were misinterpreted and incorrectly communicated to the selling party on multiple occasions. This ultimately caused some delay in the negotiation period. It wasn't the delay, but the irritation it provoked that was annoying. Fortunately, the further handling went reasonably well and we no longer had to deal with Tebbens Torringa Makelaardij. Should we ever sell our lovely home, we now know where not to go, and that is with the aforementioned company. p.s. one of the two 5-star reviews that the company has is from one of its own employees. Then still as representative of the selling party. They were by far the nicest agents we encountered. Finally someone who takes the time for you. Honest and complete in their answers. Senses whether you want the house. Also come across as friendly and especially human. Not the idea that they want to inflate the housing market, although ultimately it is: what the fool will pay. But they are not crazy when it comes to real estate. Furthermore smooth in dealing with each other, dare to make a joke, but at all times professional. It's a shame Christine no longer works there. But Wouter does, luckily. So this office was engaged for the sale of our current and purchase of a new home. Delighted with this choice. In short: pleasant to deal with again, keep their heads cool, easily accessible, clear/favorable rates. And very happy with the photographer they have hired! Our thanks are great!

It doesn't always go smoothly, we had a lot of viewings and often almost agreements but just not quite, many hesitant people. The challenge became increasingly bigger and 'the persistent wins' is a good saying. We eventually found a good buyer who could also take it over quickly, which was important for you, because the house was already empty. Date unknownI am very satisfied with Makelaar Idee. In this overheated market, Andre and his team managed to keep a cool head and come up with the right proposals. This demonstrates expertise, insight and a feel for the market. The contact was good, efficient, no blabla....but the energy focused on selling the house, not standing still but looking ahead. The employees of Makelaar Idee also knew what they were doing, which indicates good internal communication within the team. Lars in particular played an important role in the sale of the property. His empathy towards buyer and seller made the difference that the property was sold to the right person. Buyer happy, we happy! A big compliment to Makelaar Idee, led by a driven owner/manager who from the start has earned and always maintained our trust. Should we ever want to buy or sell a home again, we will definitely involve Andre and his team in our plans.
