The extra costs involved were more than worth it in my opinion, and in my case she has proven to be well worth the investment. Not only did she negotiate a good purchase price, but also guided me through the entire process very well, which unfortunately turned out to be somewhat more complicated with this particular property than usual. She is personal, sharp, and businesslike when necessary. Should I ever sell the house again, I will definitely come back to them, and I would certainly recommend them for both purchase and sale guidance.

In my opinion, after acquiring the assignment, little attention is paid to selling the property; think of creating a new video blog or bringing the property back into focus. Additionally, there are specific issues related to withdrawing from assignments, whereupon withdrawal leads to higher fees than agreed upon, making it very easy for oneself to enrich at the expense of withdrawing assignments. In short, in my opinion, many big promises but unfortunately little action due to taking on too much at once. The expansion to Middelburg has also failed. My advice is to remain small-scale where the customer is central.

The invoice concerns only the direct costs incurred, as previously agreed upon. A cancellation always means a loss for us, not a profit model. The office in Middelburg is completely separate from the offices in Zeeland-Flanders, which makes your comment about this incorrect. We have tried to reach you multiple times to discuss this in person. Instead, you immediately threatened with a negative review if we would not lower the invoice. Unfortunately, this makes your evaluation less credible.

'If you like a healthy dose of chaos and a real estate agent who creatively deals with reality, then Smolders Makelaars is the party for you. Our experience? A string of 'oops-moments' that you rather wouldn't have when buying a house. A small glimpse into our trick box: • Mathematics is an opinion: The purchase price in the deed didn't match. When we pointed this out, we were asked what we thought they should do. (Tip: Maybe filling in the correct numbers?) • Privacy? Which privacy?: Our complete purchase deed including all our personal data was sent without hesitation to a stranger. AVG-proof? Definitely not. Sloppy? Absolutely. • The disappearing solar panels: There were 24 on Funda, but there turned out to be 22 on the roof. Apparently, solar panels at Smolders are like socks in the washing machine: a few always go missing. • The charging station lottery: In the advertisement it said 'present', but when signing, it turned out to be 'to be transferred'. A small detail, just like the fact that they promise to respond within a week to complaints, but then keep radio silence. As soon as the signature is there, every problem suddenly becomes your problem. At this office you don't just get a house, but also a free course on 'how do I check someone else's work'. Conclusion: Do you have steel nerves and like to take advertisement texts with a large pinch of salt? Then you're in the right place. For everyone else: keep your calculator and your privacy settings at hand.

They don't do that! He was going to call us back... but never heard from this gentleman again. We bought a house via a video call with another realtor. In my opinion, this man does not keep appointments.

Afterwards, I received an extensive written explanation of how he arrived at his valuation of my house, which was very pleasant. 01 Feb 2025On Wednesday, I filled out a contact form because I was interested in a property and would like to view it. Still no response on Friday afternoon, so I called myself. After repeating everything twice, I received a short answer that I would be called back. The telephone operator in question was clearly busy with other things. Still nothing heard on Tuesday afternoon. Again, I call myself and receive the short (exasperated) answer that my request had already been noted and I would be contacted. In the meantime, more than a week has passed and still nothing has been heard. It's bizarre that they can sell a house here without allowing potential buyers to view it. Very unprofessional. And after your reply here, I am even more astonished. The house for which I contacted you is indeed in your portfolio but is now naturally sold subject to contract. Your telephone operator looked it up themselves when I had them on the line because they initially didn't understand which house it was about. You never called me back and also did not email me. And what “same day” are you referring to? Because after three days, it still stood as

01 Feb 2025Strange realtor. First call the office to express interest in a property and inquire whether it was still for sale. The telephone operator didn't know that and indicated that we would be called back. Subsequently, we were called back by Björn. When I asked if the house was still for sale, I received the question 'why?' in an indignant tone. Apparently a very strange question, which they don’t often receive there. The conversation also leaned more towards an impolite than service-oriented tone. I was supposed to be called back later to discuss a viewing but heard nothing more from them... Doesn't come across as a professional real estate agency. Perhaps treat potential clients a little friendlier, then you won't lose them.

I also absolutely do not recognise myself in what you are stating now and find it very strange indeed. 23 Nov 2025I called this office more than 10 days ago to ask for contact. It was promised that someone would call back, but I never heard anything. My colleague also tried to call, but got no response either. It is particularly unfortunate that a real estate office wanting to sell properties is barely reachable. The lady at the reception was furthermore not helpful and seemed not to know how to deal with customers. Instead of listening, she tried to turn the situation around, which only made the conversation more frustrating. Based on my experience, I strongly advise against doing business with this office. You are better off selling your property yourself – the chance that you get results faster seems greater to me. The score of 3.5 stars actually says enough: apparently I am not the only one with this experience.

19 Dec 2025Very enthusiastic real estate agent who knows everything about houses in the area. Contacted us by phone to sell our house. Also gave realistic tips on how to better prepare the house for sale. Nice photos, also made with a drone, and a nice description. Worked together in a group app with his colleague/friend Mienke at the office and us. Everything went very smoothly and clearly. It was certainly his enthusiasm that made our house sold within a week (!). Nothing but praise for that. We had only one point of criticism which we personally discussed with them (not related to the sale itself) and they responded well to that.

19 Mar 2025We sent an email on Thursday, February 27th, requesting a viewing. We heard nothing until today, Wednesday, March 5th, and saw that it had been sold. Not nice to inform us.

19 Jan 2025I have 2 house viewings scheduled on the same day with the same realtor. Unfortunately, I had to explain the situation that I needed a home as quickly as possible. And if a bid were to be made and accepted, that I would go for that house. Of course, it's not nice of me that I didn't cancel. But how the realtor reacted is extremely surprising. Apparently, I am worthless and an enormous *fill in yourself* that I treat the person this way. My apologies that I did not cancel. That’s because I forgot. Apart from the situation I am experiencing, I find it very unprofessional of the realtor to stuff the skin full of degrading words. Otherwise a nice guy!! Keep phone calls short and direct
