Jef has helped and advised us from start to finish regarding obtaining a mortgage. Unfortunately, some things went wrong at the bank and SVn that should have gone smoothly the first time around, which ultimately made it still exciting regarding the transfer date. We were also surprised that the notary charged double costs for the mortgage deed due to the starter loan that came into play. We would have appreciated being advised earlier that there might be additional notary costs when applying for a starter loan. Luckily, the result is what counts and that is now that we are very happy working on our first purchased house :).

VIND proactively contacted us when a place became available in a CPO project (after we were not selected for Heldersveld phase 1). As a result, we are now building our dream house. In addition, Noa took plenty of time to show us several homes before we made the final choice for the CPO project. The personal and committed advice from the very beginning gave us so much confidence that we also entrusted Noa with the sale of my then-home. What a great help we had from vind makelaardij. We were well helped and guided in the purchase of our new house. This had to be done at a rapid pace. Thanks to your efforts, everything was arranged so incredibly quickly that we didn't have to worry about it. When selling our house, vind makelaardij gave us tactics to deal with it properly. We could think about this. Our house sold very quickly; it was nice that they only had a few days regarding viewings so you didn't have to show the house very often. They also arranged that if one broker couldn’t, the other could. Really very nice. That things could always continue like this. Regarding the experience, I can only say good things. But regarding the support and especially the communication, there is still room for improvement. The communication didn't really go super from start to finish. For example, sometimes not calling back (after repeatedly having called). Forgetting to mention that a viewing was scheduled. All in all, it went difficult.

What disturbed me about the accompaniment was that I always had to approach the realtor myself to find out how things stood. What I had expected was that after each viewing I would get a report. But I had to follow up myself time and again. Furthermore, the contact proceeded satisfactorily.

At the first contact, the agent gave a high asking price. After the final order, the asking price was lower. High expectations were raised and it turned out differently. The story was always rosy and was adjusted as it went differently. Our opinion is that the story must be realistic and not lure you in with big stories. As far as we are concerned, it could have been more careful.

UPDATE: I HAVE REQUESTED EVERYTHING THROUGH THE KADASTER. And yes, what a VILE GAME YOU SAY. SEE ATTACHMENT I am deeply disappointed in Verstegenmakelaars but because of their unethical practices. We offered €450.000 on a house with an asking price of €425.000, with the condition of financing (<50% purchase price), to stay within the NHG limit for a lower interest rate. Initially, our offer was well received and we were told that we 'were in a good position'. But on the last day, all of a sudden an offer of €458.500 without conditions came in, and we were pressured to bid the same and drop our condition. This felt like pure manipulation to drive up the price. Worse still: when I indicated that €450.000 was my maximum due to the NHG, they suggested setting the sale price on paper at €450.000 and paying the rest 'in cash' to the sellers. This is not only unprofessional, but smells of illegal practices. Additionally, the secretary said: 'If you back out, the sellers also get a nice sum of money.' Thank you Anja! This kind of behavior is unacceptable and plays with the emotions of buyers. We have withdrawn our offer, because buying a house without conditions was not feasible for us. We will check the sale price via the Kadaster to see what the house actually brought in. Do not do business with this real estate agent! Deeply sad. you will certainly come back with a reaction that this story doesn't fit, probably. everything is written truthfully nothing is invented apart from the fairy tales of their own to keep you on a leash.

Dear Fam Koyurtgan, We understand that you are extremely disappointed about not being able to purchase the property. In today's market where there are often many viewers per property and also many bidders, each property can only be sold once. Even we would like to see things differently and not disappoint as many people when they cannot buy a house, but unfortunately this is not possible in the current time with much demand and relatively little supply. But accusing us of unethical practices is unfair. We are always very transparent about the process and exactly as you yourself write, there was a clear deadline set for bids to be submitted. When asked if you had placed a good offer, I confirmed that but also said that since the deadline had not yet passed, other offers could still come in. It often happens that potential buyers submit their offers on the last day or even at the very last hour, which is everyone's right of course. Now, I am the real estate agent and not the owner; the owners ultimately decide with whom they want to conclude the purchase/sale and always consider all options. You had written a personal letter, the owners knew who you were somewhat and would have liked to grant you the property, but there was a significant difference in price and terms. We made an offer on their request (I will not comment on the amounts mentioned) which you could not accept. Of course, that is regrettable. Anja certainly did not say then they are making money. She must have said something along the lines of people also having to think about their own wallet. They too have bought a house, had to make offers and have renovation wishes. So it's understandable that the amount of an offer is indeed important, as this almost always applies for every selling party. However, it often happens that a seller immediately goes for the best offer, combined with the best terms. Then you would have been told right away that another buyer was chosen and would not have received any counteroffer. Again, due to what has been written above, we made a counteroffer on behalf of the sellers which you could not accept. Counteroffers do happen quite often and again, it is the sellers who make the decision, not the real estate agent (at least certainly with us). We were also very transparent about that. But what doesn't work obviously doesn't work; we understand this very well, but then the sellers choose other buyers who make a better offer in terms of price and/or conditions or even both. We receive sales mandates from the sellers and do our utmost 6-7 days a week as hardworking entrepreneurs to sell their property at the best deal in terms of price and/or conditions. Buyers we can certainly also help with everything; we are a full-service service office, and you had a very good feeling about this according to me, otherwise you would not have invited us for an appraisal of your own property. That you ultimately could not purchase the house is regrettable for us as well. The feeling you describe in your review can certainly not be removed with this response. However, I do attach value to addressing the process, which we were transparent about; that you received a counteroffer from the sellers but did not accept it due to your own considerations/possibilities. I sincerely wish you all the best and hope that you have still managed to purchase a nice house or will in the future. Of course, I am always willing to receive you for a cup of coffee and discuss this personally again rather than via a review. With kind regards, Frank Verstegen
