I want to be able to freely share my experience, so I'm posting this review under a different name. A few months ago, I viewed a property that was sold by Steenhuis Makelaars. To start with the positive: the advertisement was tight, the photos were good and that created high expectations. Those expectations were quickly dashed during the viewing. The selling agent presented the property with an attitude as if it were an exclusive million-dollar home. That can be a sales style, but for me it mainly came off as exaggerated and unpleasant. I also heard later from others that this left a negative impression on them too. What I found even more annoying: I continuously had the feeling that Mr. wanted to hear himself speak and barely listened. On multiple occasions, I literally had to repeat what I said. For example, it was repeatedly emphasized that you have a better chance if your financing is 'well in order'. That makes sense, but I've indicated multiple times that this was already fully arranged for me, yet that message kept coming back as if my answer wasn't getting through. In addition, it was also pushed multiple times that it's 'handy' to use a buying agent. Once as advice: fine. But this was so often that it became pushy and felt more like a sales pitch than guidance. Despite this experience, I did make an offer. It was a property in the (nowadays) lower price range and I had more than 10% overbids, a significant amount for me. After the bidding period closed, I was politely called with the message that my offer fell into the 'middle class'. That says enough about the market, unfortunately. What I really disliked was the remark that the property went to people who 'truly appreciated' the property (coincidentally, these were also the people with the highest bid). That feels honestly like a cheap sentence to make the story sound better than it is. In this market, it's mostly about who can put down the most money, such a remark feels like an unnecessary kick in the pants. In that same conversation, it was emphasized again that a buying agent can give an 'advantage' in this market. Afterwards, when looking at the bids via Move, I did understand why that kept coming up. Without claiming that something is wrong (I can't back that up), I noticed that the two highest bids were made just before closing time, very close to each other (a few hundred euros difference) and both went through a buying agent, while they were thousands of euros above the bids below them. That doesn't have to be proof of anything, but it certainly doesn't contribute to a feeling of transparency or honesty, especially not for starters. In the meantime, I have bought a nice property without a buying agent (so it is possible). But one thing is clear to me: if I ever sell or buy again, I will not use Steenhuis Makelaars.

I do not recommend their services. I felt that I was not properly informed. I had to constantly ask questions to be sure everything was in order, otherwise I might have been scammed. They would be present during the viewings and apartment visits during the purchasing process, but they weren't. The only positive thing about them is that at least they answer your questions.

On March 9 of this year, I made an offer. The property was sold to someone else shortly after that. I wanted to view the bidding log via Move.nl. However, it was not yet activated. A few days later, the property had already been removed from Move. I asked the real estate agent to activate the bidding log. The response was, 'We do not have a bidding log.' I then requested that the bidding log be emailed to me, but received no response. A few days later I sent a repeated request. The agent's reply: 'We discussed with the salesperson and she finds it unpleasant to share this. Moreover, we are not obliged to do so. Despite that information I made a printout. However, the bids received by email from other real estate agents are not included here. We had more...' The agent is affiliated with Vastgoed Nederland. Therefore, I requested the sending of the mandatory official bidding log in which also the releasing conditions of the bidders and any other agreements are mentioned. The agent's literal response: 'This is the official logbook. I think you're confused... what did you think I sent? This is the log.' In a final attempt to get the agent to make the official logbook accessible, I wrote: 'If I follow the information on the internet, I always come to the conclusion that the releasing conditions - provided they exist - should be mentioned in the bidding log. That is especially important here because the seller's choice apparently fell on a bid that is 10,000 lower than the highest bid. I would like to know which releasing conditions or other reservations justify this choice. As mentioned in an earlier email, I saw that the bidding log was on Move.nl at the end of last week, but the button was not yet activated. When I tried again this week, I saw that the property had been removed from Move. Since I, as a bidder, have the right to access the bidding log via a certified system such as Move and according to Vastgoed Nederland and the NVM's code of honor it is not allowed to remove a log that was already in Move, my request once again is for the bidding log to be made accessible via Move without delay.' This is really not acceptable. I feel unsafe with your messages.' I forwarded this response to Vastgoed Nederland and posted this review. POSTSCRIPT: After that, I received a phone call which I recorded. The agent is indeed completely out of line in her response. In the reply below, it says that the logbook has already been sent to me. Yes, but without mentioning the mandatory releasing conditions. What is noticeable here is that the winning bid was made after the bidding period had already expired.
