Date unknownAfter a search with dramatic experiences, we came into contact with brokers and were introduced to Tom, who is rightfully driven, involved and reliable. Almost hit the mark with the first house, but for the second, Tom had it arranged on the day of the viewing and also quite a bit below the asking price!! That's something we didn't expect in this market. Can’t do anything other than recommend him as a (purchase) broker. Thanks again, Tom, Silvain & Linda 👍👍 PS Think twice if you are referred to Andre Feijs for finances. Only had misery and problems here that I did not resolve thanks to them. Nice story but total amateurs.

02 Jun 2025We had asked Tom for an appraisal of our home. Tom gives open and honest advice with a personal approach. He has a good understanding of things and knows how to assess the property's value correctly. Tom comes across as enthusiastic and communicates pleasantly. A breath of fresh air compared to real estate agents from other (large) agencies we had. There you are customer number . They deliver no more than assembly line work with a universal view. They release a formula without looking at the surroundings, location, etc. Everything is focused on selling as quickly as possible and moving on to the next client. That is different with Tom. He takes all the time for his clients and does that extra bit that others leave behind. We can only wholeheartedly recommend Tom!!

05 Jan 2025I've lived in Said's home for more than two years and honestly it was an experience that will forever set the bar high for a landlord. The gold standard has been set, people! Once my keys broke (yes, I have that kind of luck), and without hesitation Said took on the responsibility to personally resolve the issue, which saved me a lot of stress. No hassle, no eye-rolling – just pure landlord magic. There were also moments when he offered a helping hand when it wasn't necessary, which only proves that he is one of those rare finds in the rental world. And they also have that incredible ability to respect your privacy and at the same time be approachable. It’s as if they have an invisible tenant radar – always around when you need them, but never around. The property was always in good condition, communication flowed effortlessly, and the whole experience made renting a breeze. If I weren't moving, I would still happily stay there. Five stars aren't enough – can we give out landlord trophies?

Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

04 Oct 2022I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

04 Oct 2022Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

04 Oct 2022This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

22 Aug 2025We bought a property through this real estate agent, after we had agreed on the price with the seller, we went to the notary. There were no keys to the property there and also no viewing was planned with the real estate agent beforehand. When the notary himself called the real estate agent, they said that we should just come and collect the keys. We didn't do that. And so no transfer could take place. At the end of the day I was called by the real estate agent and told that I was rude, while all I had said was that I thought it was a strange way of doing things. Eventually, the day after, 1 key was received from the real estate agent without an apology, no mailbox keys or anything like that. After repeatedly asking, the seller would send the key, in a regular envelope which arrived empty at my home. Again, no service whatsoever from the real estate agent. So now I bought another cylinder myself. But you don't have to count on the service of this real estate agent. After posting this message, I was called by Tim and spoken to very rudely, stating that I should be happy he called in his free time. Well Tim, here’s my applause 👏🏼

Attentiveness, alertness during the first conversation, presentation, viewings, negotiations, follow-up appointments and the notarial settlement. After the sale, we want to rent an apartment. Aelmans acknowledges that rental properties are not their “thing” and the support is therefore “meager”. Perhaps drawing up a protocol for renters will help.

No question was too much and all appointments were always kept as agreed. All employees we dealt with were also always very friendly. In addition, the real estate agent (Eric) constantly kept us informed of all developments - updates about viewings, bids, deadlines etc., even outside office hours! We really felt that he was personally very involved and not that we were just client number so many. We will definitely recommend Aelmans to our family and friends with confidence!

Date unknownMy experience is that you better not let anything be sold through this company. If you get interested parties, you don't get any reactions if you show interest. It also turns out that they are selling municipal land below price while there were higher bids. Whether with or without the knowledge of the officials involved who handle the sale. I will still be requesting these data from the Cadastre and then I will post screenshots here. The municipality will also contact me about this. Just posting this warning.

Date unknownMy experience with realtor Rick Perk during the viewing of the studio apartment at Wannerplein 44 in Heerlen was very disappointing. During the viewing and the purchasing process, Mr. Perk knowingly and deliberately concealed serious defects in the property. Even worse, the property wasn't even listed for sale on funda or on the realtor’s website. For example, I wasn't told that the current old central heating boiler cannot be connected to an HR boiler at all and that the entire installation must be replaced, which entails a cost item of approximately €20,000. When I asked to have a structural survey carried out, this realtor refused to allow it with the story that it was not necessary. He tried to hide this serious limitation in order to facilitate the sale. Also, the necessary VVE (Homeowners Association) and sales documents were deliberately not provided, despite repeated requests from my side, so that this limitation is not made known through the minutes of the residents. In addition, he himself spontaneously determined an amount of €15,000 for the parking garage and refused to show proof showing that the parking garage is being sold for this amount. It is obvious that the amount of the parking garage is much lower than his amount; when I requested the documents from the VVE and from the parking garage, he got into a problem and decided to reject my offer so that his fraud remains hidden from me. The studio apartment is sold with a project notary, and the amount of the notary by the seller must be paid, Mr. Rick wanted me to pay these costs myself €2500 euro, while the notary fees normally do not exceed €1000 euro. The property needs major renovation immediately (with more than €35,000 in costs for kitchen, floor, bathroom, plasterwork and many more repairs, excluding the costs for the central heating boiler). Mr. Perk seemed to think he could manipulate and swindle me as a foreign buyer into agreeing to an excessively high price of €132,500 plus €15,000 for a parking space. After I accidentally discovered the limitations and lowered my offer to €115,000 euro (excluding parking costs €15000 euro), my offer was rejected without good reason after a week with the argument that the owner no longer wanted to sell the property because I had withdrawn my previous offer of €132,500. This feels to me like a choice between fraud or not selling the property. This realtor is unreliable. I advise everyone to be very careful when dealing with him and always have an independent structural survey carried out before proceeding.

Dear Mr. Cremers, it is unfortunate that you think this way. We have had extensive contact about this with your receiver, which fully supported us. You fail to mention that you left the property damaged, always washed your dog in the communal shower, did not return all keys, we had to have everything cleaned, and we had to have all of your belongings removed (inside and outside). The security deposit (€350,-) was far from sufficient to cover the costs incurred by us. It is also unfortunate that you are trying to portray me/us in a negative light in this way! Of course, we are always open to a personal meeting and you can always contact us at 045-7440444.

However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction.
