My house was beautifully presented on funda thanks to a good photoshoot. I personally conducted the viewings in my house, but the real estate agent (Guido) negotiated on my behalf, which worked perfectly. He also gave me advice when I had various questions and when buying another house. Very accessible and pleasant. And not unimportant: a completely different financial picture than with a regular real estate agent.

Despite having to ask much more support from them this time, I was pleasantly surprised again. Everything was arranged perfectly and I actually didn't have to worry about anything. At the beginning of our collaboration, I informed them about a problem I had with my neighbor, and I received assurance that it would not be an issue. However, during the first visit by potential buyers, my neighbor got into conversation with the realtor. As a result, they decided to terminate our cooperation immediately. Nevertheless, I have not received a refund of over € 700,- that I paid for the photography services. I do not recommend them; they are incompetent, unreliable and dishonest!

Dear Bartosz, we are talking about a situation that occurred in March 2023, more than one and a half years ago. It involved a threatening situation. The problem was larger than just an issue with the neighbor. We were not clearly informed by you as client about this. The neighbor turned out to be aggressive, threatened my employee, and we even contacted the police about it. For safety reasons, we stopped the assignment. Regarding your question about the reimbursement of start-up costs, we explained that these are third-party costs that we are allowed to pass on to our clients in such cases. We offered to make the produced marketing material available to you, but this offer was not accepted. After this explanation, you came to our office to pick up the keys and did not discuss this topic any further, so we assumed that our explanation was accepted. We regret seeing this again in Google reviews after 1.5 years. If you would like to talk about this further, we are always open for a conversation.

20 Jul 2024We are renting a house through Vesteda. The houses are now being offered for sale. This seems like a nice, good story with it, but then the offer is significantly higher than the official appraisal for market value. Previously, it was said that the house would be offered at a 'better price' (or with another resident 'casco') than normal on the market. Unfortunately, this is not correct. It’s still strange that a real estate agent states upfront that they have never sold a house in this area and then doesn’t go along with an appraisal from a real estate agent from around here.... For people in Rhenen who are in the same situation or will be getting it offered, keep in mind that the appraisal will be lower than the bid and you will therefore need to have quite a bit of your own money. Really a shame since we really wanted to buy it but the pitch was nicer than reality.

20 Dec 2024The house that we bought had many problems of which we were not aware and we should have heard this from the real estate agent and the seller, which was not the case and we reported this to the agency, but they did nothing for us and said you should have understood it yourself. You would solve this. We received no help from the real estate office, if there is a law that after buying a house, if problems arise of which you were not aware, you can go to the real estate agency and ask for help and compensation, but we did not receive any assistance or guidance in this regard. I have a question whether they treated us like this because we are foreigners, and whether they treat other people like this, I am in any case completely dissatisfied with them and they were not honest towards us and the responsibility they have towards us. They didn't do what they should have done.. I tell everyone (They are irresponsible and careless in their work)!

The buyers and realtor had a relationship, and the realtor had also sold the buyers' house. As a result, the realtor was not impartial afterwards and did not advocate for my interests at all. That was very unpleasant and unprofessional, making the whole process feel terribly unsettling in retrospect.

22 Feb 2025Bad experience with van de Krabben Uden. The man did not honor commitments. Was arrogant and rude and the communication very poor. Still waiting for an answer for over 5 months. Never again. And 1 star is still too much!
