21 Jul 2025We deliberately chose a smaller real estate agency so that there would be more personal contact and more ownership by the realtor. Reachability was high, the possibility of consultation was always available. Thanks to the online file, as a seller you stay informed about the viewings. Nikki knows how things work, is not discouraged by arguments from prospective buyers, and knows what she stands for: the best possible selling price for her client. Our sales process went smoothly and the house has generated sufficient viewings from which a sale originated. I have already passed on this realtor's business card to someone else in the neighborhood. :-)

21 Jul 2025Nikki helped us in a special way. Where we had more or less given up hope of ever finding our dream house again, thanks to Nikki's attentiveness, our wish has come true. Honestly, we were quite critical and that made the search a considerable challenge for Nikki as well. Nevertheless, one day she came up with a house that was for sale (not yet on Funda!). Our hearts started beating faster; this was the house we had viewed in April 2024 during an Open House Day! Due to circumstances, we did not take action then, but the house made a deep impression on us. It was too good to be true and to make a long story short; thanks to Nikki, we now live in this beautiful house, located in the picturesque fortified town of Ravenstein. It should be clear: We can wholeheartedly recommend Nikki given her professionalism, pleasant demeanor, decisiveness, patience (with us 😁), expertise and attentiveness!

My house was beautifully presented on funda thanks to a good photoshoot. I personally conducted the viewings in my house, but the real estate agent (Guido) negotiated on my behalf, which worked perfectly. He also gave me advice when I had various questions and when buying another house. Very accessible and pleasant. And not unimportant: a completely different financial picture than with a regular real estate agent.

At the beginning of our collaboration, I informed them about a problem I had with my neighbor, and I received assurance that it would not be an issue. However, during the first visit by potential buyers, my neighbor got into conversation with the realtor. As a result, they decided to terminate our cooperation immediately. Nevertheless, I have not received a refund of over € 700,- that I paid for the photography services. I do not recommend them; they are incompetent, unreliable and dishonest!

Dear Bartosz, we are talking about a situation that occurred in March 2023, more than one and a half years ago. It involved a threatening situation. The problem was larger than just an issue with the neighbor. We were not clearly informed by you as client about this. The neighbor turned out to be aggressive, threatened my employee, and we even contacted the police about it. For safety reasons, we stopped the assignment. Regarding your question about the reimbursement of start-up costs, we explained that these are third-party costs that we are allowed to pass on to our clients in such cases. We offered to make the produced marketing material available to you, but this offer was not accepted. After this explanation, you came to our office to pick up the keys and did not discuss this topic any further, so we assumed that our explanation was accepted. We regret seeing this again in Google reviews after 1.5 years. If you would like to talk about this further, we are always open for a conversation.

20 Jul 2024We are renting a house through Vesteda. The houses are now being offered for sale. This seems like a nice, good story with it, but then the offer is significantly higher than the official appraisal for market value. Previously, it was said that the house would be offered at a 'better price' (or with another resident 'casco') than normal on the market. Unfortunately, this is not correct. It’s still strange that a real estate agent states upfront that they have never sold a house in this area and then doesn’t go along with an appraisal from a real estate agent from around here.... For people in Rhenen who are in the same situation or will be getting it offered, keep in mind that the appraisal will be lower than the bid and you will therefore need to have quite a bit of your own money. Really a shame since we really wanted to buy it but the pitch was nicer than reality.

14 Aug 2025Misleading, unprofessional and completely lacking respect for the time of serious candidates Our experience with Van der Krabben Makelaars – and specifically with Indy van den Crommenacker – was frustrating, unprofessional and disappointing. Firstly: we understand that a landlord ultimately determines to whom they rent their property, and that there may be preferences (e.g., for storage). But be honest about that from the beginning, instead of letting serious candidates waste time and energy on a sham process. We responded within one hour after the property appeared on Funda and quickly received a viewing scheduled the same week, on Thursday. Indy initially reacted very quickly and seemed professional. Just one hour after the viewing, we gave our full agreement, without reservation, and also immediately provided all financial documents. Indy herself confirmed: “Often if there are no further comments from the proposal, the subsequent process can proceed quickly.” But from that moment everything changed. Communication completely stopped. No updates, no confirmation, no rejection. Only after repeatedly calling ourselves (without response) did we suddenly hear on Monday that another party was interested — and that their offer would be presented to the landlord first, because that party would use the property for storage. This was the first time we ever heard that “storage” was a decisive factor. And this while we were complete first, had given our agreement, and were ready to sign immediately. As if that wasn't enough, we sent a fictitious email as a test via another name. The answer? That “negotiations are underway and a rental agreement is being discussed.” That is absolutely incorrect. We did not want to negotiate at all — we already agreed. Either way: it’s not right. In addition, we noticed that from the moment Indy realized that I had previously been rejected by another property through her (while that property was still vacant two months later), communication completely dropped to zero. It feels like a previous rejection puts you on some kind of ‘blacklist’, because you are no longer taken seriously afterwards. Furthermore: • Called several times, usually no response or follow-up. • One day we called at 12:00 PM; it was said that Indy was on break and would call back within 30 minutes — that didn’t happen until three hours later. • With that previous property, they said they had chosen another candidate, but the property was still listed on Funda months later. We ultimately tried to resolve this by phone with one of the partners of Van der Krabben. Although the conversation itself went smoothly, nothing came out of it in terms of content, and there was mainly evasiveness. For that reason, we will file an official complaint with the NVM. All in all, this gives the impression of a real estate agent who: • Initially responds friendly and quickly, • Then distorts, falls silent and reacts selectively as soon as an internal preference exists, • And who keeps serious candidates on hold without fair play. If you invest seriously in a process as a tenant or entrepreneur, you clearly deserve clarity, communication and respect. You absolutely don’t get that here. Van der Krabben Makelaars portrays itself as a professional NVM real estate agent, but in practice there is very little evidence of that. Save yourself the frustration – choose an agent who does act honestly, transparently and professionally.
