27 Aug 2022Dear visitor, I have been in contact with this broker regarding a property in Goor. A few days later, I conducted a viewing as agreed. The sale naturally took place via bidding, where everyone could submit an offer by a certain deadline. I submitted my bid by phone and was told it would be discussed with the owner; so far, everything went very smoothly. Until I was called back and abruptly told that my bid was not enough and that it was bad luck. I had offered to negotiate and asked if there were no options or if I could be told what the offer was for. Nothing could be said, only 'unfortunately and good luck'. I found this quite strange, so I did some further research. It turned out that this broker awarded the property to someone else for a few euros more; therefore, there was no fair process. This is of course unacceptable, especially in this overvalued housing market. For myself, I have decided not to do business with them anymore, unfortunately.

03 Aug 2024During the viewing, the real estate agent clearly explained the procedure. All bids would be discussed with the seller on Wednesday, however I already received an email that same evening stating that the property had been sold. Very bad.

As a broker, we are obliged to pass on a concrete proposal to our client, even if it falls outside the procedure indicated by us. This was the case here. If our client wishes to proceed with this, we are obliged to act accordingly. Incidentally, the bidding process took place via Eerlijk Bieden, a bid log is available upon request, after the statutory 3-day reflection period and any terminating conditions.

03 Aug 2022Very bad experience!! During the viewing, they clearly stated what the procedure was, called just before the time with a question, and it turned out that the property had already been sold. The real estate agent arrived late for the viewing and was very stiff.

01 Jul 2024Very disappointed with the appraisal of our property by Wout Leerlink. A very low amount came out that was below the purchase price of the house plus all the improvements we have made over the past 20 years, everything insulated, solar panels, new bathroom and kitchen. We would suffer a significant loss on this property. My wife couldn't sleep at night because of it. Now heard another appraisal that is almost 2x as high and in line with the prices of comparable properties in Goor. Never again through Berends-Naafs

My proposal for changes was not adopted. At the start, the broker was convinced of many potential interested parties. Ultimately, that turned out not to be the case. Why? Unclear!. Promises mountains of gold when he accepts the sales assignment, but afterwards nothing comes of it and the next step is to significantly lower the asking price……….. someone who knows the market, the real estate agent, should know better, in my opinion. It strongly gives the impression that you are being misled with a high selling price while the agent knows that this is not achievable. Subsequently, the asking price is lowered. Very disappointing. We canceled the assignment at the time and went into business with another real estate agent, at a lower commission and with a positive result

17 Jun 2025Had an open house at Deppenbroek in Enschede during NVM day. We were helped nicely by a realtor from the office and resident of the property. We received a flyer and phone number from Jordie, the realtor for this house. Called the same day because we wanted to make an offer but no answer, which is understandable as it was the weekend. This Jordie never called back. Called the office on Monday to still submit a bid and ask a few questions for the realtor, I was supposed to be called back. No response to my emails from Monday and Wednesday. Called again on Wednesday late afternoon, eventually heard that a bid had been accepted from other people. Our offer wasn't even heard by this agency. Poorly accessible and don’t take interest seriously. I would not recommend it to anyone, perhaps our offer was higher. No good feeling about this office anymore.
