20 Jun 2025We wanted to put our house for sale near Spaland because I saw some good reviews online and because the real estate agent, Dion, assured us that they were ‘the best’. (Of course, they’ll say that). I didn't use them because Dion estimated my house far below the asking price and wanted to list it for much less than what we wanted. Ultimately, we engaged Dolphijn Makelaardij, who incidentally scores highest of all real estate agents in Maassluis. A very friendly agent came to view and without saying anything, she assessed the selling price of our house much higher. Of course, we gave the sale to Dolphijn who sold our house within two weeks for even more than the asking price. Therefore, based on personal experience, I would definitely not recommend Spaland.

19 Sep 2025We had a bad experience with Mr. Opschoor. We placed a bid for a house that had been for sale for some time in Maasland. Our bid was partly due to being below the asking price. Mr. Opschoor contacted us by phone and, from my feeling, he sounded annoyed about the amount of our bid. He asked why we had offered 'so low'. Of course, we indicated that we had that amount available for that house and that we would like to hear whether the sellers agreed with it. After a counteroffer and another counteroffer from us, we eventually reached an agreement in mid-January 2025. This was followed by the technical inspection. It turned out that asbestos had been found in the garage and the convector pit. This was discovered at the beginning of February. During this period, Mr. Opschoor was on vacation and I was told by his colleague that I would be called shortly to reach a joint solution. A week later, I decided to contact him myself. Then I informed Mr. Opschoor that we were of the opinion that we did not want to pay for the asbestos removal costs. Partly because there was no asbestos clause in the advertisement and we assumed good research by the relevant real estate agent before the house went on sale. He would discuss this with the selling party. Subsequently, I heard nothing from Mr. Opschoor for 2 weeks. I am of the opinion that he did not pay attention to the fact that we were in a hurry. Importantly here is that the selling party absolutely wanted the transfer to be on April 1, 2025. We therefore had to search for a real estate agent with enormous speed to sell our own house and start the sales process. In addition, we experienced an enormous amount of stress because we completely did not know what we were getting into during this period. As a result, the health of myself and my partner was very bad at times. After 2 weeks, Mr. Opschoor informed me that the selling party actually didn't want to pay because we had already placed a bid below the asking price. As an exception, they wanted to contribute €1500 to the total amount of approximately €5000 for the asbestos removal. Due to the stress and our principle of not paying, we decided to withdraw from the purchase. We indicated that Mr. Opschoor did not need to call me unless the selling party wanted to pay the entire amount. A day later, I was called by Mr. Opschoor saying that the selling party, namely 3 heirs, wanted to pay an additional €500 in total and thereby make it approximately 50/50. In addition, I indicated that Mr. Opschoor did not need to call me anymore and wondered if he still remembered and respected our choice. In summary: An unpleasant process with this real estate agent. Not empathetic, unprofessional and little attention to the buying party. I absolutely do not recommend this real estate agent.

19 Jun 2025I would never recommend this realtor. We had a sales appointment. The realtor rang the doorbell 45 minutes earlier than scheduled without any prior notification. When it was pointed out that he was 45 minutes early, his response was 'yes, but I have another appointment'. This was obviously a very unprofessional attitude because our appointment had been scheduled weeks in advance. The rest of the appointment also didn't give a professional feeling. The realtor just sat on the edge of the sofa, which gave the impression that he had to leave in a hurry and actually didn't have time for this conversation. When asked if he had a brochure we could quietly review, the answer was 'you can find all the information on the website'. It was a very unpleasant experience and I really wanted to turn him away. Furthermore, he estimated our house price far below its value and was also the most expensive realtor in terms of costs, namely 1.2% while others ask only 0.8%. Of course we chose another realtor, Dolphijn (also in Maassluis confirmed), who are very professional, have assessed the price much higher and even sold our house within 2 weeks above the asking price. I would NEVER and under no circumstances recommend him.

Expectations regarding clarity and advice were met, a realistic view of the property was provided, and as a result, the price was determined, slightly reduced partly due to the positive factor for the buyer. A slight drawback was that not everyone was informed in email contact. We then forwarded this information ourselves to those involved. All in all, very friendly employees!

We had asked if the sales process, such as the photos and Funda listing, could be expedited due to a quick handover of our new house. This was all well organized. Laurens is simply very good at his job and also pleasant in dealing with people. We had a short line via a WhatsApp group. The team is well coordinated, Danique handled a lot around the sales process and Sanne was always very friendly and detailed in answering our questions from the office. Besides the good service, they also have a sharp commission, making the choice easy. In short, a recommendation!

Je was altijd bereikbaar, snelle terugkoppeling bij vragen of hobbels op de weg in dit proces. Hierbij wordt jij ondersteund door een Top-Team van vriendelijke medewerkers die altijd voor mij klaarstonden ( op momenten van lichte paniek of vragen). Ik heb onder jouw begeleiding een nieuwe woning aangekocht en mijn huidige woning in de verkoop gezet. Dit alles heeft ertoe geleid dat mijn huis binnen twee weken onder voorbehoud verkocht is, jij en ik hebben dit afgekaart terwijl ik mij voor vakantie in Londen in de Subway onder de grond bevond, de metro s voorbij reden met veel lawaai… en we elkaar bijna niet konden verstaan. Sander doesn't keep his appointments and comes up with all sorts of excuses for why he hasn't called you. Also, if you call the office, they will treat you just as nonchalantly. Very involved and unreliable.

06 Dec 2025Unfortunately, I have had a very negative experience with Prins Makelaar. But the following is the most remarkable: The house we bought through them was presented as significantly larger than it actually turned out to be. Prins Makelaar used their own measurement method in which the attic was added to the living area, but this space was also listed again as additional indoor meters on top of that. That creates a misleading image of the total area. In short; one attic suddenly became two attics... We repeatedly tried to resolve this in a normal way, but were not taken seriously. In the end, we received compensation after a long and stressful mandatory legal process. That, in our opinion, says enough about the situation. Our tip to future buyers: double-check everything, really everything! Fortunately, we now enjoy our home, but our experience with Prins Makelaar was utterly disappointing.

There were several incorrect and contradictory information points about the property, and when we discovered this, our complaints were brushed aside and not taken seriously. Later on, we (our lawyer) were even ignored. We had already been warned by acquaintances that this real estate agent was very unreliable, and unfortunately, this turned out to be true. Fortunately, a financial agreement was eventually reached, but the stress of the legal aftermath has left us with cold shoulders. If you are still interested in a property listed by Prins Makelaars, we recommend that you double-check everything this real estate agent says or engage a purchasing agent. To end on a positive note: we are now happy with our first house!
