26 Jul 2025I had engaged Mathieu Paul to prepare a valuation report for my property. He had forgotten to take photos of the attic and asked me if I could do that. Since I had to pay € 800.00 for this report, I thought a discount would be appropriate. He was able to offer a € 20.00 discount. For that amount, I thought it better that he come take the photos himself, and he did so after first threatening to return the assignment. This wasn't an option, I think, because VOF Huurlingsedam was the client, not myself. When he came to take these two photos, he still wanted to know why I couldn’t do it myself, that he always likes to be in good contact with people and always tries not to overdo the valuation. Now? It was an unpleasant experience for me.

Dear Tom, I'm sorry you experienced the circumstances as unpleasant. I honestly hesitated whether I should respond and if this was the right medium for it. Not to assert my correctness, because it’s not about being right but about each other's interpretation, but precisely out of respect. Because silence could also convey something that I wouldn’t want: as if I don’t care what you think of it. On the contrary, that is why I would still like to give a brief explanation. You selected me from a list of appraisers, as prescribed by the rules for this type of appraisal. The landowner/developer is the client for the appraisal. I understand that € 800 is a lot of money. At the same time, I would also like to explain, as you know, that you pay half of that and the landowner/developer pays the other half. This too is arranged in the regulations. When I discovered that a photo of the attic was missing, something that happens very occasionally and is usually resolved by the owner or resident who then sends me that little photo via WhatsApp, I contacted you and asked if you could take two photos of the attic. You did not agree with this; it was my job, and in principle you are also right about that. You asked if there would be a discount included. I was surprised because I had never experienced this before and suggested a €20 discount. That didn't meet your wishes, after which you indicated that I should just come by myself for the photo of the attic. Which I did the next day. The tone of our contact at that moment, which I did not experience as pleasant and surprised me, made me suggest giving back the assignment if necessary. During my visit for the forgotten photo, I tried to express things to each other, to understand what the feeling was for you and for me, to clear the air. Apparently that didn’t succeed. What I also mentioned then is that I like to deal with people in a pleasant way and that I carry out my appraisal fairly. By that I mean getting to an honest appraisal without exaggerating. That applies to every assignment and that's what I stand behind in this situation as well. During the first meeting, he also immediately calculated for us at the kitchen table what his assessment was of the value of the property, allowing us to exchange thoughts about the asking price right away. For our house, a very large number of viewings were requested in a short time. Kris felt it was important to personally show everyone around and tirelessly and enthusiastically showed the property to all interested parties. This ultimately resulted in a very quick sale for an excellent price. Throughout the entire process, Kris was always easily accessible and reliable; you can go to him with any questions. An extra plus point as far as we are concerned is also the involvement of a styling agency. Partly due to the professional photos, the property performed excellently on Funda. The only point for improvement might be that the standard package offered for Funda (no 360 degree photos and video) may be somewhat limited in proportion to the rest of the extensive and excellent service.

Date unknownAdditional sales in 2025: Also chosen for the sale of the house for Disbergen. Again, I am very satisfied with the knowledge and expertise that this office has. When it seemed like things were going to go wrong with the selected buyer, forward-thinking was applied in follow-up steps, I received explanations regarding the legal rules and regular updates on the status of affairs. The entire office is familiar with the matters and can keep you informed. It was a pleasant collaboration with good results! (Purchase 2021) Very well assisted in purchasing my first home. Marcel provided expert guidance during viewings and the entire purchase process, quick responses when I had questions, had short lines of communication with selling agents or with the internal mortgage advisor. In addition, the value of the house was estimated very sharply, equal to the value of the appraiser! I experienced a very pleasant collaboration!

Date unknownI cannot recommend this real estate agent as a buyer's agent, unfortunately. For the high cost price, you can hope that they will respond to a simple question such as when you pay them (separately or at the notary), however, I would have to ask the notary that. When I asked if they had reviewed the purchase agreement, they reacted dismissively because it was just a standard contract and didn't need to be read. However, there were several non-standard extra sections. Many recommended third parties such as notary, building inspection, and appraisal were poorly regarded and not worth recommending overall. Overall, I don’t feel like I was well supported in buying my house and I am of the opinion that the costs have not been balanced with the services provided. I will avoid this real estate agent in the future. Edit 26-09-2024: Response to Rob from Disbergen: This is certainly not a misunderstanding but happened some years ago. I submitted a long complaint email at the time. It was then forwarded to the relevant real estate agent and nothing further was done about it. Given that I still find this unpleasant and you didn’t do anything about it back then, even though there was an opportunity, I am now posting this review to warn others. As confirmation that it is the correct office, the involved realtor was Marcel T.
