23 Dec 2024We sold our house in Nijmegen through them last summer and looking back, we are very satisfied with Guus (and Diana) as selling agents. They can respond quickly, have (connections with) a very professional photographer, and knew how to properly value our property. Regarding prior agreements, Guus was very flexible, and his telephone availability for questions was also good. Guus is extremely correct in separating his interests as a sales and purchase broker; this is commendable. We found the brokerage fees for the sale of our house to be market-conform. Guus has also given us service tips and advice for the purchase of our current home (in another area). All in all, our experience with Basten Makelaardij is that they deliver good work and stand up for their clients, and they are very friendly (and absolutely not 'smooth' like some other agents). We can therefore wholeheartedly recommend them!

23 Dec 2023Strange low valuation after renovation, the real estate agent and mortgage advisor had never seen this before. Communication was also poor beforehand and it took a long time for the report to be ready. I would advise against this appraiser to everyone.

23 Dec 2023People, don't have the valuation of your home carried out here if you also want to include a valuation after renovation. Less than half the cost of what needed to be done was included in the assessed value. Afterwards, we heard from several estate agents that they definitely would not have recommended having the valuation done through here. I therefore advise against it. It is better to pay a little more for a good valuation, we unfortunately had to find out.

You simply receive a very honest and straightforward opinion. That can sometimes be difficult because she also confronts you with things you haven’t done well, but that creates a learning moment and allows you to improve again. There is also a high degree of flexibility. We had a somewhat difficult situation which resulted in us taking a hiatus in our sales and therefore we removed the property from the market. This went without any problems. Ultimately, in addition to her sales services, we also made use of her purchasing services. What an boss. In the current market, being able to get a house below the asking price and additionally the extras she managed to negotiate. In 2013, Moniek Koenders was the selling broker where I first had the feeling 'that's a fine and pleasant person who really connects with me as an interested buyer'. Coincidentally, she also sold a beautiful house and we came to a purchase agreement with her and the selling party. Last year she helped me super in the purchase of an apartment (my former partner still has the beautiful house). She negotiated strictly and got more off the price than I expected. Meanwhile, I am saying goodbye to the apartment and she sold it for a beautiful price. Whereby the photos were top on funda and she wrote a nice text along with them. She put all the documents in good order. I am happy that I know how pleasant she also is for the selling party. She communicates quickly and pleasantly, gives good advice, has building knowledge in house, a professional network of appraiser and photographer. When me and my new partner go looking for a new house we will definitely approach her again.

Subsequently, no contact possible for 3 weeks even after repeated calls. The agent apparently visited the door several times without leaving a message. Eventually, telephone contact was established and from my side, the request for clearer communication was put forward and a down payment was also agreed upon. After the request for clearer communication, the cooperation was unilaterally terminated by the agent. Lovely situation that is!! First made to wait almost 4 weeks and then cancelled without giving a reason. Very good advertising for your company this 👍

04 Aug 2025I had engaged Mathieu Paul to prepare a valuation report for my property. He had forgotten to take photos of the attic and asked me if I could do that. Since I had to pay € 800.00 for this report, I thought a discount would be appropriate. He was able to offer a € 20.00 discount. For that amount, I thought it better that he come take the photos himself, and he did so after first threatening to return the assignment. This wasn't an option, I think, because VOF Huurlingsedam was the client, not myself. When he came to take these two photos, he still wanted to know why I couldn’t do it myself, that he always likes to be in good contact with people and always tries not to overdo the valuation. Now? It was an unpleasant experience for me.

Not to assert my correctness, because it’s not about being right but about each other's interpretation, but precisely out of respect. You selected me from a list of appraisers, as prescribed by the rules for this type of appraisal. The landowner/developer is the client for the appraisal. I understand that € 800 is a lot of money. At the same time, I would also like to explain, as you know, that you pay half of that and the landowner/developer pays the other half. This too is arranged in the regulations. When I discovered that a photo of the attic was missing, something that happens very occasionally and is usually resolved by the owner or resident who then sends me that little photo via WhatsApp, I contacted you and asked if you could take two photos of the attic. When she was unable to do all the viewings due to illness, the team quickly took over. Rogier jumped in quickly and had read up very quickly, which allowed everything to proceed smoothly. The team is involved and reliable and really thinks with you throughout the entire sales process. What was extra special for us is that they were willing to go the extra mile: even during the holidays — while the office was officially closed — they were available for us and helped us with various matters. That says a lot about their involvement and service orientation. Within 2 to 3 weeks after registration, our home was already online. In the same week, four viewing appointments were scheduled and the following week we already received the offers. The entire process went smoothly, professionally and pleasant. In short: a real estate agent who does what he promises and gives that little extra bit. Absolutely recommended!

You kept me motivated to keep going, despite the fact that I was almost losing my courage in this housing market, which ultimately (still quite quickly) made it possible to buy an apartment! Very nice that you are so flexible and stay positive! Finally, it was very nice that there was a short line between Daniel and the mortgage advisor! I would recommend Daniel to everyone!
