29 Dec 2024We sold our house in Nijmegen through them last summer and looking back, we are very satisfied with Guus (and Diana) as selling agents. They can respond quickly, have (connections with) a very professional photographer, and knew how to properly value our property. Regarding prior agreements, Guus was very flexible, and his telephone availability for questions was also good. Guus is extremely correct in separating his interests as a sales and purchase broker; this is commendable. We found the brokerage fees for the sale of our house to be market-conform. Guus has also given us service tips and advice for the purchase of our current home (in another area). All in all, our experience with Basten Makelaardij is that they deliver good work and stand up for their clients, and they are very friendly (and absolutely not 'smooth' like some other agents). We can therefore wholeheartedly recommend them!

29 Oct 2023Strange low valuation after renovation, the real estate agent and mortgage advisor had never seen this before. Communication was also poor beforehand and it took a long time for the report to be ready. I would advise against this appraiser to everyone.

29 Oct 2023People, don't have the valuation of your home carried out here if you also want to include a valuation after renovation. Less than half the cost of what needed to be done was included in the assessed value. Afterwards, we heard from several estate agents that they definitely would not have recommended having the valuation done through here. I therefore advise against it. It is better to pay a little more for a good valuation, we unfortunately had to find out.

She assessed the house and on September 3rd, the house was listed for sale on Funda with perfect text and beautiful photos. There were many viewings and offers. You simply receive a very honest and straightforward opinion. That can sometimes be difficult because she also confronts you with things you haven’t done well, but that creates a learning moment and allows you to improve again. There is also a high degree of flexibility. We had a somewhat difficult situation which resulted in us taking a hiatus in our sales and therefore we removed the property from the market. This went without any problems. Ultimately, in addition to her sales services, we also made use of her purchasing services. What an boss. In the current market, being able to get a house below the asking price and additionally the extras she managed to negotiate. Furthermore, the price is very attractive, which is of course not unpleasant for the wallet. In short, as already mentioned, a real top performer.

In 2013, Moniek Koenders was the selling broker where I first had the feeling 'that's a fine and pleasant person who really connects with me as an interested buyer'. Coincidentally, she also sold a beautiful house and we came to a purchase agreement with her and the selling party. Last year she helped me super in the purchase of an apartment (my former partner still has the beautiful house). She negotiated strictly and got more off the price than I expected. Meanwhile, I am saying goodbye to the apartment and she sold it for a beautiful price. Whereby the photos were top on funda and she wrote a nice text along with them. She put all the documents in good order. I am happy that I know how pleasant she also is for the selling party. She communicates quickly and pleasantly, gives good advice, has building knowledge in house, a professional network of appraiser and photographer. When me and my new partner go looking for a new house we will definitely approach her again.

Subsequently, no contact possible for 3 weeks even after repeated calls. The agent apparently visited the door several times without leaving a message. Eventually, telephone contact was established and from my side, the request for clearer communication was put forward and a down payment was also agreed upon. After the request for clearer communication, the cooperation was unilaterally terminated by the agent. Lovely situation that is!! First made to wait almost 4 weeks and then cancelled without giving a reason. Very good advertising for your company this 👍

26 Jul 2025I had engaged Mathieu Paul to prepare a valuation report for my property. He had forgotten to take photos of the attic and asked me if I could do that. Since I had to pay € 800.00 for this report, I thought a discount would be appropriate. He was able to offer a € 20.00 discount. For that amount, I thought it better that he come take the photos himself, and he did so after first threatening to return the assignment. This wasn't an option, I think, because VOF Huurlingsedam was the client, not myself. When he came to take these two photos, he still wanted to know why I couldn’t do it myself, that he always likes to be in good contact with people and always tries not to overdo the valuation. Now? It was an unpleasant experience for me.

Dear Tom, I'm sorry you experienced the circumstances as unpleasant. I honestly hesitated whether I should respond and if this was the right medium for it. Not to assert my correctness, because it’s not about being right but about each other's interpretation, but precisely out of respect. Because silence could also convey something that I wouldn’t want: as if I don’t care what you think of it. On the contrary, that is why I would still like to give a brief explanation. You selected me from a list of appraisers, as prescribed by the rules for this type of appraisal. The landowner/developer is the client for the appraisal. I understand that € 800 is a lot of money. At the same time, I would also like to explain, as you know, that you pay half of that and the landowner/developer pays the other half. This too is arranged in the regulations. When I discovered that a photo of the attic was missing, something that happens very occasionally and is usually resolved by the owner or resident who then sends me that little photo via WhatsApp, I contacted you and asked if you could take two photos of the attic. You did not agree with this; it was my job, and in principle you are also right about that. You asked if there would be a discount included. I was surprised because I had never experienced this before and suggested a €20 discount. What I also mentioned then is that I like to deal with people in a pleasant way and that I carry out my appraisal fairly. By that I mean getting to an honest appraisal without exaggerating. That applies to every assignment and that's what I stand behind in this situation as well. Date unknownAdditional sales in 2025: Also chosen for the sale of the house for Disbergen. Again, I am very satisfied with the knowledge and expertise that this office has. When it seemed like things were going to go wrong with the selected buyer, forward-thinking was applied in follow-up steps, I received explanations regarding the legal rules and regular updates on the status of affairs. The entire office is familiar with the matters and can keep you informed. It was a pleasant collaboration with good results! (Purchase 2021) Very well assisted in purchasing my first home. Marcel provided expert guidance during viewings and the entire purchase process, quick responses when I had questions, had short lines of communication with selling agents or with the internal mortgage advisor. In addition, the value of the house was estimated very sharply, equal to the value of the appraiser! I experienced a very pleasant collaboration!

Date unknownI cannot recommend this real estate agent as a buyer's agent, unfortunately. For the high cost price, you can hope that they will respond to a simple question such as when you pay them (separately or at the notary), however, I would have to ask the notary that. When I asked if they had reviewed the purchase agreement, they reacted dismissively because it was just a standard contract and didn't need to be read. However, there were several non-standard extra sections. Many recommended third parties such as notary, building inspection, and appraisal were poorly regarded and not worth recommending overall. Overall, I don’t feel like I was well supported in buying my house and I am of the opinion that the costs have not been balanced with the services provided. I will avoid this real estate agent in the future. Edit 26-09-2024: Response to Rob from Disbergen: This is certainly not a misunderstanding but happened some years ago. I submitted a long complaint email at the time. It was then forwarded to the relevant real estate agent and nothing further was done about it. Given that I still find this unpleasant and you didn’t do anything about it back then, even though there was an opportunity, I am now posting this review to warn others. As confirmation that it is the correct office, the involved realtor was Marcel T.
