04 Dec 2024We had a great experience with Schreuder Makelaars and appreciate their service in the current tight housing market situation. I can wholeheartedly recommend our realtor Stephan de Poel. For more than 3 months of actively searching and house hunting, we received full assistance with all matters: booking/canceling viewings, contacting sellers, inspecting houses, market analysis, bidding, drafting deeds, and etc. Other supporting staff were also always courteous, responded quickly via email or WhatsApp, and were generally extremely kind, regardless of the questions we asked. The price is well justified, as it does not change with the number of visits/bids (of which we had many) until you have the reassuring house.

For example, I ask 3 questions via Move or app, and it takes a long time to get an answer, and then only for 1 out of the 3 questions. Tip: Assign one employee responsible for ensuring customer questions are answered. They were all nice, friendly people though. If they do that better, I will definitely recommend them.

11 Jul 2025Be extremely cautious when considering renting from Van der Meulen Makelaars. My two-year lease ended with an unjustified deduction of more than € 550 from my deposit, combined with misleading claims and unnecessary stress. Just a few days before moving out, their employee, Aron, conducted a pre-inspection. He clearly stated: 'It looks like no one has ever lived here - it's perfect. Exactly as it should be.' This statement gave me confidence, as we had thoroughly cleaned and maintained the apartment. Apart from a minor omission – some crumbs in the oven from cooking the night before – the apartment was clean, undamaged, and exactly as I received it. I even recorded a complete video inspection to document its condition. After my move, I expected to receive my deposit quickly. Instead, they remained silent for a week. Only after I inquired did they respond and suddenly accused me of leaving the apartment 'extremely dirty,' claimed that there were several, unspecified items missing, and that chairs were 'broken.' Initially, they specifically accused me of missing items, including the TV cabinet and the kettle. When I promptly provided video evidence clearly showing these items standing above and on the table respectively, their only response was: 'Oh, we must have overlooked them,' after which they did not respond at all. It remains baffling and suspicious how meticulously they inspected and documented minor issues, such as dust behind heavy furniture, yet managed to overlook obviously visible large items. Despite this clear video evidence, they still retained € 250 from my deposit under the vague category 'missing items.' In reality, the chairs were not broken at all. They showed only normal wear and tear: after two years of daily use, the leatherette began to peel. I had already paid monthly costs (€ 100-150 per month) that explicitly covered normal wear and tear. However, in their final settlement, they did not even specifically mention the chairs but charged me € 250 under the vague and inexplicable category 'missing items.' Initially, they refused to specify what exactly was missing. Furthermore, they charged me € 306.32 for cleaning costs, hired 25 days after my move, including the parking costs of the cleaning company – costs that clearly should not be the tenant's responsibility – further emphasizing the unreasonable and unfair nature of their charges. When I promptly offered to return and arrange the necessary cleaning, specifically the small problem with the oven, they refused because it was 'too late.' Even worse, I was explicitly informed that my lease could not be extended because the landlord had indicated that the apartment was for sale. Relying on their word, I promptly moved with my two young children, encountered significant problems finding a new home and eventually ended up in temporary accommodation. Although I am currently not certain whether the apartment was actually sold, this situation has caused considerable problems and raised concerns about their true intentions. This experience has made me feel exploited and misled. It appears to follow a pattern: They reassure tenants verbally upon check-out. Then they remain silent regarding the return of the deposit. Weeks later, they suddenly report cleaning issues, missing items or damage. They refuse offers from tenants to fix minor problems themselves. Ultimately, they retain large amounts from the deposit with exaggerated claims. I will take legal action to recover my deposit and prevent others from experiencing similar problems. I have given Van der Meulen Makelaars and the landlord time to respond and explain why the deductions were unjustified, but they ignored me. Because they refused to resolve it, I am going to court next working day. I am sharing this review to help future tenants avoid the same stress and injustice.

It is unfortunate that we were unable to reach an agreement. Nevertheless, we remain open to further discussion.

Date unknownI too was not taken seriously here as a new person in the housing market. This was already happening before the housing market became overheated, the house sales were just starting then (already 4 years ago at the time of writing this review). Initially, I still thought that this was normal because I was new to the housing market as a starter. When looking around on Google Maps, I saw the recent bad reviews and now see that apparently little has changed over time. That is why I am now happy to share my experience. During the first viewing, I was alone as a starter, and not taken seriously at all. Almost no information was provided about the property. Questions asked could not be answered or were incorrectly answered afterwards. The brochure of the property was not available. There was clearly no preparation, or they did not intend to make an effort for it. Ultimately, I was shown around by an intern while Mr. Tebbens Torringa himself stayed downstairs almost the entire viewing at a table. During the second viewing (with parents and partner), there was unfortunately little improvement, and they too felt that the attitude was not entirely professional or interested, and that we were still not taken seriously. We also did not receive a brochure of the property with us here. Ultimately, during the negotiations for the purchase of the property, several different written things were misinterpreted and incorrectly communicated to the selling party on multiple occasions. This ultimately caused some delay in the negotiation period. It wasn't the delay, but the irritation it provoked that was annoying. Fortunately, the further handling went reasonably well and we no longer had to deal with Tebbens Torringa Makelaardij. Should we ever sell our lovely home, we now know where not to go, and that is with the aforementioned company. p.s. one of the two 5-star reviews that the company has is from one of its own employees. From the first contact, the open and honest communication stood out. They took plenty of time to map out our wishes and actively thought along with possibilities, without imposing anything on us. Thanks to their knowledge of the local market and their sharp eye, we were able to quickly and confidently make the right decision. Date unknownATTENTION people! I have never encountered such a bad real estate agent to date. Besides being very difficult to reach, callbacks don't happen at all. Fraud and deception may even apply here. Considerable messing around with point scoring and other documents. Naturally, no one wants to hear complaints here. An official complaint has now been lodged with the NVM regarding their actions; I turned out not to be the only one. However, you remain a victimized tenant or buyer. So for anyone reading this, be warned. A warned person counts for two.

Then still as representative of the selling party. They were by far the nicest agents we encountered. Finally someone who takes the time for you. Honest and complete in their answers. Senses whether you want the house. Also come across as friendly and especially human. Not the idea that they want to inflate the housing market, although ultimately it is: what the fool will pay. But they are not crazy when it comes to real estate. Furthermore smooth in dealing with each other, dare to make a joke, but at all times professional. It's a shame Christine no longer works there. But Wouter does, luckily. So this office was engaged for the sale of our current and purchase of a new home. Delighted with this choice. In short: pleasant to deal with again, keep their heads cool, easily accessible, clear/favorable rates. And very happy with the photographer they have hired! Our thanks are great!
