12 Apr 2025I recently purchased an apartment and Geurts Makelaars was the selling real estate agent. Although the agent himself was friendly, helpful, and considerate, I am otherwise very disappointed in the handling and involvement from the office. My emails are generally answered very curtly and insensitively. Scheduling a second viewing was not possible, and when I reported a dangerous defect with an outlet in the apartment, I was completely dismissed. This is actually quite bad, especially when it's your first home and you therefore have little experience. As more reviews here say, Geurts Makelaars is probably very good for the seller, but as a buyer I would avoid this office. It would be great if the agent who helped me started his own company. His customer-focused attitude was exceptionally good and stood out sharply from the way of working of the rest of the office.

The real estate agent, Martijn Geurts, was able to explain well what we should pay attention to in the property and guide us nicely through the apartment. It felt like a professional and pleasant viewing for us. After this viewing, we placed a bid and with luck, our bid was accepted! We were kept well informed of the status of affairs and cannot wait to move into our new apartment soon. Should we ever want to sell our apartment, we will definitely return to Geurts Makelaars!

Date unknownMy partner and I were excited about a house that was for sale here and registered ourselves for a viewing as soon as it appeared on funda. The appointment was scheduled for Thursday at 2:00 PM, my partner requested time off, I took time off earlier, the children to daycare, we are called 4 hours in advance that the house has already been sold on Saturday. The current market makes real estate agents easy and precisely in this market, the top distinguishes itself from the bottom. Service does not only consist of the services you provide to the party offering or the party buying but also out of services that should be provided to the parties who have to be disappointed. Do that at once and don't make people have to throw their entire schedule into disarray, just because of laziness. Appointments must either be kept or switched promptly when the situation requires it. It is only because the seller took my criticism to heart otherwise my rating would have been 1 star.

Afterwards, agreements were not kept, there was no consultation where it was needed (several phone calls simply weren't answered and there were no callbacks) and the sale ultimately became a great disappointment.

I was asked about 'administrative costs', which, as it turned out later, were no longer legally allowed in the Netherlands. And I never received my full deposit back from the landlord, who effectively took care of the real estate agent without telling me anything at all. They knew that I would be leaving the country, so I was, like many others (see reviews), the ideal victim. Not really helpful for expats, quite the contrary. You could say that I am an expert in fooling expats :)

14 Sep 2023Correct communication via their website as well as by phone, with punctual appointments, both at the start of the rental and upon termination of the lease agreement and handover. However, Xpat Xpert defends ONLY the interests of the landlord (landlord). Despite a perfectly cleaned apartment upon handover, confirmed by photos and a signed handover statement (signed by an employee of Xpat Xpert), part of the deposit was withheld. Xpat Xpert has not heard anything more about this matter. Complete radio silence despite repeated requests for clarification as to the reason for this, as well as their support for the tenant, given the signed handover statement. Still a disappointing end to the rental agreement!

14 Sep 2022Some time ago I was invited for a viewing. For this, I traveled to Leiden, sent all my documentation, and was greeted kindly. Unfortunately, after that, I never heard anything more. I repeatedly tried to make contact, both by email and telephone, but I was never answered. I find this a very unsocial situation; I invest effort, time and money in the procedure only to hear nothing!

To prevent problems, make sure you have a signed agreement during the final inspection of the apartment about what needs to be repaired/cleaned before handing over the keys.

Someone who can sleep well at night even after robbing expats blind during the day has a very flawed character. Avoid this at all costs, or simply refuse to pay the administrative costs!

10 Sep 2025Be aware of your deposit when renting through this agency. After almost three years of renting with Finke, I received a final inspection where a 10cm long scratch was noted. The inspector indicated that everything was in order and gave the impression that the tenancy had ended well. No instruction was given to me to remove this scratch before the end of the month. A week after the end of my rental period, I found out that all walls were repainted at a cost of 1500 euros, which came directly from my deposit. I disagreed with this - I could have painted it myself for 20 euros - and took it to court, where I was given the right side. I got my deposit back.

According to the real estate agents, it was a short circuit that would be resolved within a few hours (it took much longer). I had to contact them multiple times to get it resolved. Edit: I now live in this apartment for 5 months and I still don't have a working intercom (I opened a ticket in week 2).
