24 Feb 2025Viewing done and received little to no information or they didn't know. The floor plan drawing in the brochure was incorrect. And after submitting an offer, only received a standard email stating that we did not have the highest bid. You expect more from such an agency in this price class of houses.

Date unknownAfter a few days of negotiation, you are then congratulated on the purchase of the property. The bottle of wine being opened is mentioned as a cliché. Less than a day later, a phone call: a former candidate has unfortunately re-registered and offered more. All this without any transparency. A nice way to artificially inflate the price. Of course, reference is made to the fact that all of this is within legal frameworks. Well: even shady used car dealers operate within those same legal frameworks. Long story short: probably a good sales broker. But don't waste your time as a buyer. We’ll continue searching. Finally: please do not respond with a standard social media excuse Update: more than a month later, the property in Ravenswaaij is still for sale. Our suspicion seems to be confirmed.

Writing this review shows that the disappointment (understandably) is great, and that there may still be some uncertainty about the process surrounding buying and selling a home. We would like to clarify the situation. We would of course have preferred to explain this personally, but since we were unable to make telephone contact with you, this may be a way to start the conversation again. After a verbal agreement was reached, an unexpectedly better offer came in from another party. According to the rules of the NVM, we are obliged to discuss this with the seller, due to the requirement for written documentation in law, after which the seller ultimately makes the final decision as to whom they sell to. We explained the situation at the time, however unpleasant it was, & gave you the opportunity to revise your offer. Of course, we respect that you chose not to do so. The selling party then made their choice for the other purchase proposal. We want to emphasize that we have tried to handle the situation as carefully as possible. As an office, we have conducted the process as transparently as possible for all parties and the bid log, as required by law, can still be requested from us. You have to be on top of it yourself, photos are average and quite expensive for what they actually do for you. Promising things they don't follow through on. Poor communication which causes a drop in trust and then little self-reflection.

25 Oct 2025A few months ago we went with Veluwe real estate agents to sea because we had heard many negative stories about buying chalets and camping sites that later turn into luxury holiday homes. We needed reliable information here. We had a few viewings, of which only 1 met our wishes, but it was too expensive compared to the other chalets we found ourselves. We have looked a lot ourselves for chalets and visited campsites. In 10 weeks we found our own chalet and a short inspection was carried out. On the whole they worked neatly and the contact was pleasant, but in hindsight I still have a sour aftertaste about the price calculated by the Veluwe real estate agents. It is a fixed amount for which they are available to you for a year. Now that we found something within 10 weeks, we pay the same amount as someone who would take 52 weeks to reach a purchase. It might be nicer if you could pay for the service per 4 or 6 months. I have now paid almost €3000,- for 4 joint viewings and 18 emails and I think that is quite a lot of money.

25 Nov 2024Made a purchase through Veluwe Chalets - and signed a purchase agreement. The inspection report provided by them was shared with me free of charge under the name 'extra service'. So I, (a woman alone who bought property for the first time) no longer had an inspection carried out and fully trusted theirs. (in collaboration with Woonkeur) Unfortunately, the inspection report proved unreliable when I had two experts look at my purchase the weekend after signing. (I didn't get this time for the sale because everything had to be quick and I went along with it) After that, I decided to terminate the purchase. I was still well within my statutory and contractual cooling-off period of three days. (See Rijksoverheid, article 7:2 WB and the conditions of Veluwe Chalets themselves) Unfortunately, a conflict arose in which they informed me that I could not terminate. I have been able to refute one argument after another. And for the last one, namely that it would not be immovable property - and therefore I would not have a cooling-off period, I engaged a lawyer. (Read Portacabin ruling) That was the end of it. Under the pretext 'that a lawsuit would take too much time for the selling party', Veluwe Chalets withdrew.. I only want to emphasize this to people: don't be rushed and read the conditions very carefully and know your rights!! Because they try to play it out and contradict their own terms if necessary. (Article 3:3 general term Veluwe Chalets on their own website) I have certainly learned a lot from it, that’s the positive thing about it. ☺️

We understand that there may be discussion about the content and cost estimate of the report, since this depends on various factors and perspectives. We understand that the content and cost estimate of such an inspection can be a subject of discussion. Unfortunately, we have not received details about the specific points you wanted to have changed to the static caravan by the experts you engaged. We are sorry if you felt rushed during the purchasing process. We do our best to guide all parties involved and guarantee a smooth transaction, but understand that this can sometimes be experienced as overwhelming as in your case. With regard to the right of withdrawal, we would like to emphasize that the same article to which you refer also states that a right of withdrawal does not apply to houseboats and caravans. Since the static caravan is located on leased land and falls within this category, the right of withdrawal does not apply. We consider recreational homes permanently anchored to the ground as real estate. We are sorry that your experience did not go to your satisfaction and appreciate your feedback. 25 Nov 2024A valuation for my holiday home was carried out by this company. The person who did it gave a rather high estimate, which surprised me. After that, I had to quickly sign the order confirmation. When the valuation report arrived, it turned out the value was a third lower than the price he originally indicated. Also, there were demonstrable errors in the report; for example, 1 bed was listed, while his own photos showed that there were 2 beds.

Date unknownResponded twice to a vacation rental and in both cases, no or very late response. The first one had already been sold, and we didn't wait for the second one any longer. It seems to me that real estate agents nowadays “earn” enough (actually, the correct word is “get”) to adequately represent their clients. I absolutely do not have that feeling with this agency. We will continue with a realtor who understands it. NB 31/......the realtor's response comes after the meal. Therefore, we did not respond either.

You have to be on top of it yourself, photos are average and quite expensive for what they actually do for you. Promising things they don't follow through on. Poor communication which causes a drop in trust and then little self-reflection.

15 Oct 2025A few months ago we went with Veluwe real estate agents to sea because we had heard many negative stories about buying chalets and camping sites that later turn into luxury holiday homes. We needed reliable information here. We had a few viewings, of which only 1 met our wishes, but it was too expensive compared to the other chalets we found ourselves. We have looked a lot ourselves for chalets and visited campsites. In 10 weeks we found our own chalet and a short inspection was carried out. On the whole they worked neatly and the contact was pleasant, but in hindsight I still have a sour aftertaste about the price calculated by the Veluwe real estate agents. It is a fixed amount for which they are available to you for a year. Now that we found something within 10 weeks, we pay the same amount as someone who would take 52 weeks to reach a purchase. It might be nicer if you could pay for the service per 4 or 6 months. I have now paid almost €3000,- for 4 joint viewings and 18 emails and I think that is quite a lot of money.

03 Jun 2025A good realtor overall, but didn't keep me informed enough when there were viewers. I usually had to call to find out myself. Also, incorrect communication that buyers would have been told that the garden table/chairs, contrary to previous messages, would remain in place. Otherwise, I would have taken them. During the sale, the buyers knew nothing and were pleasantly surprised that it was still there. It also didn't sell as quickly as expected.

15 Nov 2024Made a purchase through Veluwe Chalets - and signed a purchase agreement. The inspection report provided by them was shared with me free of charge under the name 'extra service'. So I, (a woman alone who bought property for the first time) no longer had an inspection carried out and fully trusted theirs. (in collaboration with Woonkeur) Unfortunately, the inspection report proved unreliable when I had two experts look at my purchase the weekend after signing. (I didn't get this time for the sale because everything had to be quick and I went along with it) After that, I decided to terminate the purchase. I was still well within my statutory and contractual cooling-off period of three days. (See Rijksoverheid, article 7:2 WB and the conditions of Veluwe Chalets themselves) Unfortunately, a conflict arose in which they informed me that I could not terminate. I have been able to refute one argument after another. And for the last one, namely that it would not be immovable property - and therefore I would not have a cooling-off period, I engaged a lawyer. (Read Portacabin ruling) That was the end of it. Under the pretext 'that a lawsuit would take too much time for the selling party', Veluwe Chalets withdrew.. I only want to emphasize this to people: don't be rushed and read the conditions very carefully and know your rights!! Because they try to play it out and contradict their own terms if necessary. (Article 3:3 general term Veluwe Chalets on their own website) I have certainly learned a lot from it, that’s the positive thing about it. ☺️

We understand that there may be discussion about the content and cost estimate of the report, since this depends on various factors and perspectives. We understand that the content and cost estimate of such an inspection can be a subject of discussion. Unfortunately, we have not received details about the specific points you wanted to have changed to the static caravan by the experts you engaged. We are sorry if you felt rushed during the purchasing process. We do our best to guide all parties involved and guarantee a smooth transaction, but understand that this can sometimes be experienced as overwhelming as in your case. With regard to the right of withdrawal, we would like to emphasize that the same article to which you refer also states that a right of withdrawal does not apply to houseboats and caravans. Since the static caravan is located on leased land and falls within this category, the right of withdrawal does not apply. We consider recreational homes permanently anchored to the ground as real estate. We are sorry that your experience did not go to your satisfaction and appreciate your feedback. 15 Nov 2024A valuation for my holiday home was carried out by this company. The person who did it gave a rather high estimate, which surprised me. After that, I had to quickly sign the order confirmation. When the valuation report arrived, it turned out the value was a third lower than the price he originally indicated. Also, there were demonstrable errors in the report; for example, 1 bed was listed, while his own photos showed that there were 2 beds.

Date unknownResponded twice to a vacation rental and in both cases, no or very late response. The first one had already been sold, and we didn't wait for the second one any longer. It seems to me that real estate agents nowadays “earn” enough (actually, the correct word is “get”) to adequately represent their clients. I absolutely do not have that feeling with this agency. We will continue with a realtor who understands it. NB 31/......the realtor's response comes after the meal. Therefore, we did not respond either.

We were quite late in responding to the property, but they scheduled a viewing for us at the last minute. We had previously had some negative experiences with real estate agents, but this viewing was a breath of fresh air. Harm-Jan took the time and was well informed. During the purchasing process, communication was good and pleasant, and we could always turn to them with our questions. Buying a house is not something you do every day; it involves a lot of arrangements and also stress. Then it is very nice if you can count on a real estate agent who relieves some of your burden.
