Initially, we were unsure which selling broker to choose, but ultimately we chose Knol Makelaardij because of a positive feeling we had about him. He took the time to explain everything clearly to us and reassured us with his transparent approach. What we really appreciated was that he kept us constantly informed of all developments. In addition to all the information in the move account, a WhatsApp group was immediately created for quick communication. The broker from Beerecamp appraised the house and developed a sales plan in good consultation, friendly, open, realistic, and skilled. The subsequent presentation on Funda looked very attractive thanks to the work of a great photographer and a beautifully formulated and realistic accompanying text. This was quickly followed by many appointments for viewings. At the end of each viewing day, I was updated by phone about the progress. Very nice because this takes away a lot of tension. The estimates made by the broker proved to be correct. Within a month my property was sold!

29 Nov 2023On November 5, 2022, we put our still quite new home (built in 2021) up for sale in Heerde. However, Veltkamp & Stam significantly overestimated the asking price and we had to lower it twice, totaling more than 10% less. After a little over six months, we transferred the sale to another real estate agent because half of the viewings were canceled and none of the other half resulted in any follow-up. With the other real estate agent, the house was then sold within three weeks after three viewings that all led to an offer. What bothers me most is that I asked twice if it would make a difference that Veltkamp & Stam mainly operates in Hattem and therefore may have less knowledge of the market in Heerde. This was not the case, as they preached for their own parish. Given how the sale went with the other real estate agent, I don't really believe in a factor of luck. So in that respect, it looks to me like Veltkamp & Stam simply lacks market knowledge outside of Hattem, especially considering the quite considerable misjudgment with the initial asking price. Throughout the entire process, I experienced Veltkamp & Stam, especially compared to the other real estate agent, as very passive. Regularly I had to chase things myself and I certainly didn't have a feeling of being taken care of. In an earlier sale via Veltkamp & Stam, that went quite well then, the market was also easier at that time. But now that more expertise, market knowledge, and assertiveness were required, they clearly failed in my opinion. The fact that I had to pick up the key myself on the day of handover of the house, which Veltkamp & Stam held from me, was telling. On September 6th, I was promised that the key would be put through the letterbox. However, almost three weeks later, I still hadn't received it back and unfortunately, that didn’t surprise me much. I simply couldn't leave even the most basic things to Veltkamp & Stam. Would I advise against using Veltkamp & Stam? No, not necessarily. But I would certainly compare other real estate agents, and then you have a chance of finding better ones, especially outside of Hattem.

Date unknownI've had this realtor twice now. In both cases, arrogant and unprofessional. During the viewing with the building inspector, the realtor didn't even know where the crawl space hatch was to take a look under the floor (he first had to call the seller for that). During the inspection, the realtor tried to dismiss all the defects we observed on the spot with flimsy justifications and excuses. As icing on the cake, the realtor also lost his composure and started an extremely unprofessional discussion. Our experience with this firm: - quick (easy to understand) talk - only friendly until the purchase is complete - incompetent and lazy - arrogant We also noticed that this realtor sold a house for a client to a friend, and there was every appearance of dealing with inside information for this friend.

After a pleasant welcome meeting with an attractive commission offer, we immediately chose Margadant and cancelled the other real estate agents. We have not regretted that. Despite it being vacation time, meaning we dealt with three different real estate agents, we experienced the sales guidance as pleasant. All three agents were well-informed, the handover between them went smoothly, and we received useful tips during the bidding process. Definitely recommended!
