19 Mar 2024Onze makelaar kent de Hattemse woningmarkt zeer goed en is zeer kundig. Hij wist ons iedere keer gerust te stellen en de juiste richting op te wijzen als we met vragen zaten. Hij is een no-nonsens makelaar waar iedere koper op kan vertrouwen. Geen mooie verhalen ophouden, maar gewoon zoals het is. Hij houdt het verkoopproces goed in de gaten samen met zijn waardevolle assistenten. Onze complimenten voor de goede samenwerking.

06 Mar 2024Op 5 november 2022 onze nog behoorlijk nieuwe woning (bj. 2021) in Heerde in de verkoop gezet. Echter heeft Veltkamp & Stam de vraagprijs veel te hoog ingeschat en hebben we twee keer moeten zakken naar in totaal ruim 10% minder. Na ruim een halfjaar hebben we de verkoop overgedragen aan een andere makelaar omdat de helft van de bezichtigingen werd afgezegd en uit de andere helft geen enkele opvolging kwam. Bij de andere makelaar is vervolgens binnen drie weken de woning verkocht na drie bezichtigingen die allemaal opvolging vonden in de vorm van een bod. Wat mij het meest steekt is dat ik tweemaal heb gevraagd of het misschien uit zou maken dat Veltkamp & Stam vooral opereert in Hattem en daardoor mogelijk minder kennis van de markt in Heerde heeft. Dit zou niet het geval zijn, zo werd gepreekt voor de eigen parochie. Gezien hoe de verkoop is verlopen bij de andere makelaar geloof ik niet echt in een factor van geluk. Dus wat dat betreft ziet het er voor mij uit dat Veltkamp & Stam buiten Hattem gewoon te weinig kennis van de markt heeft, ook gezien de toch wel behoorlijke miskleun met de initiële vraagprijs. In het hele proces heb ik Veltkamp & Stam, zeker in vergelijking met de andere makelaar, ervaren als erg passief. Regelmatig moest ik zelf achter dingen aan en ik heb geenszins het gevoel van ontzorging gehad. Bij een eerdere verkoop via Veltkamp & Stam ging dat nog wel prima, de markt was toen ook wat makkelijker. Maar nu er iets meer vakwerk, marktkennis en assertiviteit gevraagd werd, hebben ze wat mij betreft flink tekort geschoten. Dat ik op de dag van oplevering van de woning zelf nog de sleutel, die Veltkamp & Stam van mij in bezit had, heb moeten ophalen was tekenend. Op 6 september werd me beloofd dat de sleutel door de bus gedaan zou worden. Een kleine drie weken later had ik hem echter nog niet terug en dat verbaasde me helaas weinig. Ik kon eigenlijk gewoon de meeste simpele dingen niet aan Veltkamp & Stam overlaten. Zou ik Veltkamp & Stam afraden? Nee, dat niet per se. Maar ik zou zeker wel andere makelaars vergelijken en dan heb je kans dat er betere zijn, zeker buiten Hattem.
