Date unknownEarly January 2024, Mr. Jacobs assessed our building which is listed on the municipal monument list. In the municipality of Maasgouw there are 118 municipal monuments, and our building is one of them. Mr. Jacobs did not include a municipal monument as a reference property in his assessment. This is evident from the outcome of his assessment, which is lower than that prepared previously in 2011. Furthermore, there were inaccuracies in the appraisal report. For example, it states that there has been no deterioration, while he himself took a photo of it. Since 2011, the average increase in homes has been 34%. Therefore, I requested the NVM to arrange for a recognized appraiser who is capable of properly assessing monuments. In the response from the NVM, Sjoerd Jacobs was not listed! Therefore, in that same year, I requested a reassessment by an appointed assessor who, according to the NVM, has experience in assessing municipal monuments. In September 2024, an appraiser recognized by the NVM assessed our building €150,000 higher than that of Mr. Jacobs. As a result, the tariff class with the bank decreased by more than 25%. I cannot imagine that such a large deviation would be qualified as correct by the NVM.

Dear Mr. Ypeij, Thank you for sharing your feedback. I appreciate your honest comment about the formatted appraisal report and find it unfortunate to hear that the appraisal report did not meet your expectations. In the context of due process, I would like to respond to your review: After formatting the appraisal report in January 2024, we have already corresponded about this. In my opinion, you cannot compare the outcome of an appraisal report from 2011 with an appraisal report from 2024. A lot more goes into that than just a percentage increase in value. You also state that I did not use reference properties that are also on the municipal monument list. That is correct. I based my valuation on the current usage of the property, namely retail/business space on the ground floor and residential function on the upper floors. My chosen references all have (former) residential/retail functions located very close to the appraised property. You requested a reassessment from an appraiser who supposedly has knowledge and experience in assessing monumental buildings. However, in the review of this appraiser, I read that you are sorry that this appraiser also did not choose municipal monuments as references… so actually the same reproach that you give me … that seems strange to me! Then the difference in value between the two appraisers. Both appraisal reports were validated by the NWWI. The NWWI has determined that there is a large difference in value between the two appraisal reports and has asked both appraisers for further explanation, which I have cooperated with. The NWWI assessed the explanations of both appraisers and concluded that both appraisal reports meet all requirements. A major difference lies in the underlying assumptions of both appraisers but also in the fact that my appraisal report dates from January 2024 and that of my colleague appraiser from late October 2024. A difference of just over 10 months, during which time the housing market has changed significantly and certainly to your advantage. My expertise will certainly not be lacking, I assess approximately 200 to 250 properties annually, for more than 25 years, from large to small. Nevertheless, I am glad for you that the second appraisal report meets your expectations more than my appraisal report. Hopefully you can now close this chapter. Sincerely, Sjoerd Jacobs

But it's still being handled by hendriks. The worst thing is that my ex didn't even take the house out of sale, but his mother! Practices that really can't be carried out here.

06 Feb 2025What a quick sale. Top. The contact that there was is fine. What I personally find a pity is that it mostly goes through systems, app or email. I prefer warm contact. The system used to collect results and documents is almost impossible to use on mobile. Signing also goes digital so that's not a warm moment. But good work and probably really belongs to the current generation to do as much as possible digitally. I experience this same thing with the department that prepares the financing.

23 Sep 2025After making one phone appointment on the condition that it would be an honest and sincere energy label, I proceeded with Vergoossens real estate. This good man, Jack Vergoossens, was punctual, friendly, and seemed competent. He was pleased to see that I had taken photos of the entire renovation from A to Z, documenting all insulation in the walls and floor regarding thicknesses and materials, floor heating, heat pump, and heat pump boiler. Apparently, it often happens that people make their homes energy-efficient but have no provable evidence of this, and then the person responsible for the energy label cannot do anything about bringing the house to a higher level. After measuring the entire house and noting everything down, two hours later I asked Jack Vergoossens if the renovation had borne fruit? The answer was that it would certainly be an A rating, maybe even with a +, but he wouldn't know for sure until all calculations were done. Five days later we received the results of the energy label, and to our disbelief, a house from 1947 went from an F to an A+++ energy label. We never expected this from ourselves. 14 May 2025'A Beuk of a realtor!' Goossens Vastgoed sold our house on the Beukstraat in Elsloo as if it were a warm pastry at the Saturday market. Within no-time viewings were scheduled and in a blink of an eye, the deal was done. From the first conversation we immediately felt: this is right. No bla bla, just clear, friendly and they know exactly what they do. The photos? Top. The viewings? Super neatly arranged. And the negotiations? As if they were selling the house as if it were their own – with heart and mind. What was especially nice: we could always quickly text or call, even with those 'silly' questions (which weren't silly at all). The entire process went smoothly, relaxed and fast. 29 Jul 2025We engaged Inge Pelsers to help with the sale of my childhood home. This was shortly after my father’s passing, and we had a lot of matters that needed to be handled. The initial contact was such that we had no doubts about Inge. The house appeared on her Facebook page within days. Inge Pelsers organized the entire process,… photographer… someone for the environmental label, the house was sold within a week using a very pleasant transparent bidding method. Even after the deal was finalized, communication continued in a correct and pleasant manner. Now the property has been transferred, and we wish the new, very young buyer much success and enjoyment with his new home/house. Buying or selling your house is particularly important to you,... something Inge Pelsers understands. Things are handled well,... and you have a good feeling about everything.... perhaps that last point was most important for us.

29 May 2025Super happy with the sale of our mother's house. It took a while due to the busyness on both sides but as Inge promised: “we are here to take care of things”. Well… that worked! Besides the fact that a particularly nice couple bought our home😀 Especially for our 95-year-old mother, this is really great. She lived there for over 60 years. The interest in how our mother was doing during and after the sale was also very nice. Inge and Ron, thanks again for the superb collaboration. (I understand why you are so busy🤣)

19 Aug 2025Poor communication, not fair and/or transparent. In the past, a property was placed with them for sale. It was stated that there was almost no response. And then we hear from people later that they wanted to make an appointment twice but apparently had other priorities at the office and didn't feel like actually scheduling it. If you only want to take on the pleasant jobs, that’s fine, but don’t accept the assignment! Besides that: the entire experience during the sale was simply bad. 2 Months later we hired another real estate agent who did take it seriously. After which the house was sold in 3 weeks.

Hermans Makelaars in a few keywords: customer-focused, professional, good advice, a reminder when needed, attentive and empathetic. Hermans Makelaars takes an extra step when necessary and relieves stress during a hectic time when you have many balls in the air. There is clarity about the steps that will be taken and where you are at each moment. This also provides clarity as to what you still need to do yourself. If you forget something in the rush, you will receive a friendly reminder from their side to submit something. A pleasant advantage is that they also have a Hypotheekshop (Mortgage Shop) in their portfolio. This was ideal for us to have both the sale and the financial settlement of a purchase via one point of contact.

Extensive research was done on what was needed to sell the house, a lot of advice. Michel Real Estate kept us well informed and we looked together at the best strategy. Date unknownPurchase condition formulated as the selling broker indicated, afterwards the house was sold for 2k less than our offer. This broker didn't even dare to mention the 'winning bid'. Seems like a friends-and-family system within the brokers' world. Hopefully, the registered bidding will solve this problem in the future.

Date unknownMichel and his Team have always been very involved from start to finish. During the intake interview, Michel already came across as very engaged and professional. An honest and a 'no-nonsense' asking price was established that is truly market compliant. The viewings were carefully scheduled and handled professionally. Viewers had sufficient time to view the property at their leisure and to get acquainted with it, which we also heard back from several viewers. The further course of events was processed quickly and well; all bids were accepted correctly and professionally, the purchase contract was drawn up immediately and processed correctly. If there were any questions, they were handled properly and resolved immediately. You are guided very well as a seller, and I think also as a buyer, throughout the entire process. Michel, Lieke, Renaldo, Sandra and Anne, thank you for your great service and help until now. We already knew that we had chosen the right real estate agent and with this experience we can really recommend Michel and his team to everyone. A big thank you

23 Jun 2025Misleading & unreliable We made an offer on a property through this real estate agent and we received the phone call with congratulations that the sellers accepted our offer a day later. We were abroad on vacation at that time. At no point did Michel or the back office communicate that the purchase would only be formal after signing the preliminary purchase agreement. We had, of course, already received it, but we were strongly advised not to interrupt our vacation. Everything in good faith. What we didn't know is that there were still other bidders involved, despite the assurance. To our great astonishment and disappointment, the property was sold to the previously rejected party because they had later increased their offer and signed immediately. Due to 'busyness', Michel forgot to submit our higher bid to the sellers. Throughout this process, Michel provided different information about us to the sellers as well as to our intermediary, which is very reprehensible. He deliberately put us on a different track. If you enter into an agreement with this real estate agent, be warned! This cost us the house.

After acceptance of our offer on a property, we were not proactively advised to sign the purchase agreement, nor timely informed about other bids. Meanwhile, the broker gave the sellers a different account of the process than what we knew. Crucial information – including our increased bid – was knowingly withheld from the sellers while the sale was still pending. We only later learned from the sellers what actually happened. This cost us the house. The way they acted raises serious questions about the duty of care, transparency and reliability/integrity of this agency. 📌 Advice to other buyers and sellers: request everything to be documented in writing and don't take anything for granted!
