28 Jan 2026Van Rhijn Makelaars sold our father's house in Gouda for us while we ourselves live abroad. Stephen and Justin guided this process exceptionally well and fully took care of us. The most important result: a high yield. Of the four real estate agents we spoke to, Van Rhijn gave the highest valuation. The lowest was even €65.000 lower. In the end, they sold the house for €32.000 above their own valuation. Stephen predicted at the first meeting the number of interested parties, viewings and bidders - and was remarkably close to that. In addition, their involvement and practical approach stood out. They arranged the complete removal of the house and made sure everything went quickly and smoothly, which was extremely valuable for us from afar. They think in solutions and clearly go further than you might expect from an average real estate agency. The transparent way of working is also a big plus: fixed rates, one agreed price including everything (photoshoot, energy label, guidance, etc.), no commission and no surprises later on. In addition, we agreed upon a bonus system, which worked fairly and motivating for all parties involved. The communication was pleasant, fast and clear throughout the entire process. The house, in a popular neighborhood, was emptied and sold within a week. On their website I saw a customer rating of 9.7. From me, Stephen, Justin and their team get a solid 10.

First I bought a house through their office together with my partner and then they sold my own house. They put my house well on the market with nice photos, drone footage and a personal video. Moreover, they were always willing to think along and I had my house on the market in no time... and sold! They really take an extra step for you. 04 Aug 2025We had a property in mind that really appealed to us. During the viewing, the real estate agent immediately made it clear that there were already bids, which was clearly intended to create pressure. This didn't feel pleasant, but we decided to submit an offer through our own real estate agent—with the explicit mention that this was not our final bid. The next morning, we informed our real estate agent that we wanted to make a higher bid, but with a financing clause. Mid-afternoon, after much consultation and also with guarantors, we decided to accept a bid without conditions. Less than an hour later, we received notification that “the process was closed.” No explanation, no clarity. Later it turned out (through the seller himself, whom I happened to be able to speak to through an acquaintance) that the offer had already been accepted the night before. In other words: we were kept on hold for a whole day for something that had long since been settled. In my opinion very unprofessional. This real estate agent did not communicate transparently with us at any time and seems to have deliberately steered towards confusion or false hope. Instead of honesty, we got fog, delay and deception. And that while I was on vacation and my husband was home alone with two young children. The cherry on top: as ‘consolation’ we were told that the real estate agent will soon be putting another property up for sale where we would then “be allowed to view first”. And scant comfort after a particularly frustrating experience, and something buyers naturally don't want. A house is a large, expensive purchase — not an impulse purchase. When one of your dream houses passes you by in such an unequal and unclear way, and another (clearly inferior) property is then put forward as “compensation,” it feels disrespectful. Then you try to make it very easy for yourself as a real estate agent. We would absolutely not recommend this agency to serious buyers. This kind of practice unfortunately severely damages trust in real estate agents!

Everything regarding strategy, negotiation, purchase, and transfer was prepared, discussed, and executed by the real estate agent according to appointment and expectations. Our mortgage application took longer than expected at the bank. The real estate agent discussed this with the selling party… without us having to intervene.
