Very bad experience with Smeets Vastgoed and especially with broker Ad. Our offer on a house was accepted, and we had already received the purchase contract. There was however an error in the contract that needed to be corrected by Ad himself. While we waited politely for the corrected version and the building inspection was already planned, we were suddenly called to say that the house had been sold to another party. Due to his mistake, we could not sign, while everything else was finalized. We find that Ad acted negligently and carelessly and was not transparent in communication. Because of this, we lost our chance on this house and feel treated unfairly. A very disappointing experience. We would absolutely not recommend Smeets Vastgoed (and Ad). Stay away from them to avoid disappointment. This is not how you treat people.

After a brief and lackluster tour given by Jos Cals, we inquired when we could move in, and it would be March 2026. We were allowed to submit our bid by August 11th through Move.nl, due to the vacation period. This would be a fair system, so it isn't. On August 4th, we received a call that the house had been sold off-market outside of Move.nl. Thought everything was going fairly through Move.nl, turns out it wasn’t again. According to the professional association, this is not the first time the real estate agent has operated in this way.

Sometimes the seller receives an offer with an ultimatum that they cannot refuse. I understand that this isn't pleasant for the other buyers but the seller determines things in this case.

Unfortunately, I have to give 1 star. We rented a house in August that was offered through them. Now, as of October 29th, we still don't live there. The owner is having the property renovated after signing the rental contract - the bathroom and kitchen are still not habitable 3 months later. Ad Smeets, shareholder at Simabel, doesn't care about this. Personally, I would describe the following companies as unreliable: Simabel BV and all other BVs under the name Schmeitz Holding. Ad Smeets Makelaars is a shareholder in this organization and can therefore also be described as an untrustworthy partner in business. When you address these people in question, you are sent from pillar to post. But these gentlemen will not escape legal liability. Advice: be vigilant before doing business with this organization.
