05 Jan 2025Deze recensie komt na vele jaren, maar lijkt erg op andere recensies. Er werd mij gevraagd om "administratiekosten", waarvan ik toen vernam dat deze niet meer legaal waren in NL. En ik heb nooit mijn volledige aanbetaling teruggekregen van de huisbaas die door het bureau in principe werd gedekt zonder dat ik een antwoord kreeg. Ze wisten dat ik het land zou verlaten, dus ik was, net als vele anderen (zie recensies), het perfecte slachtoffer. Niet echt helpen expats, integendeel. Je zou kunnen zeggen: expert in het voor de gek houden van xpats :)

05 Jun 2024Correcte communicatie via hun website evenals per telefoon, met punctuele afspraken, zowel bij start van huren als bij aflopen van het huurcontract en oplevering. Echter, Xpat Xpert verdedigt ENKEL de belangen van de verhuurder (huisbaas). Ondanks perfect opgekuist appartement bij oplevering, bevestigd door foto's én een getekende oplever-verklaring (getekend door medewerker van Xpat Xpert), werd een deel van de waarborg ingehouden. Xpat Xpert heeft niets meer van zich laten horen in deze kwestie. Volledige radiostilte ondanks herhaalde vraag achter verduidelijking naar de reden hiervoor, alsook hun ondersteuning voor de huurder, gezien getekende oplever-verklaring. Toch een teleurstellend einde van de huurovereenkomst!

05 Jun 2023Enige tijd geleden ben ik uitgenodigd voor een bezichtiging. Hiervoor ben ik afgereisd naar Leiden, heb ik al mijn documentatie opgestuurd en ben ik vriendelijk te woord gestaan. Helaas heb ik hierna nooit meer iets vernomen. Ik heb herhaaldelijk contact gezocht, zowel per e-mail als telefonisch, maar ik ben nooit te woord gestaan. Ik vind dit een zeer asociale gang van zaken, ik stop moeite, tijd en geld in de procedure om vervolgens niks te horen!

05 Jun 2022Alles verliep vlot, behalve het afrekenen van een appartement, waar het bureau dat als tussenpersoon optrad geen verklaring kon geven waarom ik niet de volledige aanbetaling terugkreeg. Om mijn probleem te voorkomen, zorg ervoor dat u tijdens de eindinspectie van het appartement een ondertekend en overeengekomen blad bij de hand hebt wat er gerepareerd/schoongemaakt moet worden voordat u de sleutels overhandigt.

05 Jun 2021Een ander bureau dat de beruchte "administratiekosten" in rekening brengt aan huurders die de advertentie voor het onroerend goed zelf op de xpat xpert-website hebben gevonden. Iemand die 's nachts goed kan slapen, zelfs als hij overdag expats blind berooft, heeft een zeer gebrekkig karakter. Vermijd koste wat het kost, of weiger gewoon de administratiekosten te betalen!!

Instead of following a transparent process, they manipulate the sale by only informing their preferred buyers and giving them the opportunity to outbid. This is pure fraud and utterly unprofessional. It's better to buy your house through an honest and reputable realtor – you’d better avoid this one!

Had some problems with the new apartment, according to real estate agents it was a short circuit that would be resolved within a few hours (took much longer), had to contact them multiple times to get it resolved. Edit: it's now 5 months since I moved into this apartment and I still don't have a working intercom (opened a ticket in week 2)

28 Apr 2025Houtman & De Vogel. I had them highly rated as a real estate agent, but they really completely missed the mark. Making an April Fool's joke by offering a characteristic property for sale in Boskoop. Interested parties received an email back stating that it was an April Fool's joke. Knowing how tense the housing market is, especially among young people, this is a truly hopeless joke. In my opinion, the employees didn't think things through well before doing this. Giving people hope in this way I find very bad. I secretly hope it costs them customers. Very very bad Houtman @ De Vogel.

24 Mar 2025I had a buyer's agent from Remax, without success. He had no concrete ideas about the amount of those bids, didn't come up with negotiation strategies, and wasn't proactive. I then indicated to him that I was not satisfied, then he reacted understandingly and stated that I could terminate the agreement free of charge. Which I did, two weeks later viewed a property and made an offer myself (with support from ChatGPT and Kadaster data) and now I’m getting the keys in two weeks! That 3000 euro I saved, I can nicely use for the interior design.
