Based on our specific experience, I can name two important advantages: 1) An experienced real estate agent works closely with a mortgage advisor and an appraiser to achieve the best possible offer (from various perspectives). 2) The real estate agent, in our case Roger, has quite a bit of experience and negotiation skills. Therefore, we consider the price we paid for the house as the price we paid for the services of De Brabant Makelaar, since we would not have been able to close that deal ourselves.

16 Jun 2025The Brabant realtor was initially very friendly and very positive. The communication to this seller was no costs, only €650 for the brochure and placement on the internet; the rest would be paid by the buyers who would then pay a small amount because it was included in the mortgage application. As far as that went, everything was fine. My wife did have to do a lot of work; all sorts of things had to be provided. There were also sufficient viewings and we received two bids, one of which we accepted outright. However, two days before we had to go to the notary, the surprise came. We suddenly heard that we still had to pay €4000 in realtor fees. This was nowhere agreed upon and was not listed anywhere in the brochure. After a long conversation with the realtor about our disappointment, surprisingly enough, €1000 of the realtor fees could be deducted at once. I find this situation very disappointing and want to warn future sellers about it.

They ask money for all sorts of nonsense; €60 for printing out a contract, unlawful mediation costs, unjustified retention of deposit and finally exceeding the legal standard of room prices. Positive: they did provide a landlord statement neatly and quickly upon request. @Eigenaar/Marcel; The fact that you can't find me in a database doesn't mean I'm painting a wrong picture or writing unfair reviews.

They selected and chose the landlord themselves, who turned out to have financial problems just a few months later. They were enormously reactive in their attitude and took no action to help us out of this stressful situation. Only after we hired a lawyer ourselves did it become clear that they had not even fulfilled the legal obligations regarding payment arrears. I would not recommend them to anyone.

Date unknownBAD company! charges service costs to both tenant and landlord which is prohibited by law. After sending official letters requesting reimbursement, they simply didn't respond. This company has just stolen over 900 euros from me in this way! Furthermore, they refused to return the key deposit when I went to hand in the keys. So they take money as a deposit but don't give it back! Scammers! Edit: There has indeed been contact with you via my lawyer. I still have all the emails saved. YOU charged service costs to both the letting and renting party. YOU are responsible for this, not the landlord. I see that I am not alone. Shame on you for acting like this now!

Although we ultimately did not come to a purchase through him, our experience was strikingly positive. Bas showed a deep understanding of our needs and preferences and consistently presented us with properties that fit well with our criteria. His sharp eye for detail and extensive knowledge of the local market were clearly visible in every interaction. One of the most impressive aspects of Bas's service was his ability to quickly understand what we were looking for. He spared no cost nor effort to offer us a variety of options, all of which reflected our taste and requirements. His professionalism and dedication were evident throughout the entire process. Unfortunately, due to circumstances beyond anyone’s influence, we were unable to acquire a home during this period.
