A few weeks ago we received a phone call saying they had lost our data and then they sent it via email. I responded asking why they needed it again. No response received. That's strange. We called them, and they claimed to have found our data. Then you just let someone know, don't you? Not so.... Poor service.

He did good preliminary research in our case, knows the neighborhood and surroundings, and discussed his ideas and proposals well with us. He is skilled at conducting viewings and all of this has resulted in a very quick sale, while maintaining a very nice price. I therefore cannot recognize myself in reviews from years ago. Date unknownYesterday I received a message from an acquaintance of mine that he had received a phone call from Bol real estate agents from Oosterhout. They had looked up my name on the internet and came to him. Whether he wanted to give my phone number because Bol real estate agents had a property in mind..? The acquaintance didn't trust it and, of course, did not pass on my phone number but contacted me about the strange and intrusive phone call he had received. Apparently, they have never heard of privacy laws at this brokerage. So I contacted Bol real estate agents myself. They were contacting me regarding a negative review from 6 years(!) ago.. They no longer had my number and were now trying to find out my phone number via the internet and my circle of acquaintances, under false pretenses (we have a property in mind). They wanted to talk and hoped to convince me to change my review with a bottle of wine... They are trying to 'resolve' a lot of hassle with legal assistance and a sloppy €1000 in extra costs, 6 years later by bothering my circle of acquaintances and sweet-talking me into a conversation and a bottle of wine... No, even after changing ownership, Bol real estate agents remains a very strange and unprofessional company. I hope that now, after 6 years, I am finally done with the practices of this 'special' realtor. If Bol real estate agents then dares to come up with a response to this review saying: 'It was certainly not our intention to reach someone from your circle of acquaintances on the phone.' then they are blatantly lying! Bol real estate agents consciously contacted this particular acquaintance of mine to ask for my phone number! Worthless reaction!

Date unknownVery bad experience WITH PREVIOUS OWNER ARJEN VAN GORSEL. The broker completely loses it if things don't go according to his plan. He has not been the owner/employee since 2021. In the meantime, I have been approached very nicely by the new owner and staff. They seem to be taking a totally different path and appear very nice. It’s good that it is resolved.

Date unknownSelling a cv boiler with an existing rental agreement while the purchasing party had already stated during the viewing that they did not want it. The Bol real estate agent even claimed upon signing the purchase contract that the purchasing party was absolutely not bound to this, but ultimately ends up with a redemption sum of hundreds of euros & an unwanted boiler... Also, the Bol real estate agent claimed that the roof of the storage room did not contain asbestos. Even when the selling party indicated that this was indeed the case, the Bol real estate agent insisted that it was not asbestos. When confronted again by the purchasing party two days before key handover, the real estate agent stated 'I'm not an asbestos expert'... The whirlpool bath was explicitly discussed in the house brochure. The selling party eventually stated that it was defective. The purchasing party addressed the real estate agent about this but he (again) did not respond... Our personal experiences are very bad with Bol Makelaardij & their realtor Arjan van Gorsel. In terms of the realtor's expertise as well as communication. Our advice: bring your own buyer's broker. It is extra costs, but then you know what to expect & what awaits you.

Regarding the bathtub, we find it unfortunate that the seller confronted you with this; we were not told that it didn't work and the real estate agent was therefore unaware. The asbestos is clearly stated in the purchase agreement and given the construction year of the property, you should have expected that as well. From your reaction, it appears that you do not consider yourself capable and that support in any form would have been welcome in your case, as you write. Of course, we wish you a lot of enjoyment in your home despite everything; it remains a pleasant and spacious residence.

REACTIE VIJFVINKEL Firstly, with regard to the hole in the wall, I want to emphasize that the real estate agent initially called us requesting that we leave the hole as it was. This contrasts with the claim that the sellers reported that the hole could not be repaired in a timely manner. Secondly, regarding the full waste bins, it is important to mention that we were explicitly told that it was normal to leave them and that we should go to the landfill. This contradicts the claim that the office would not have said they found it 'normal'. Later there were indeed matters that, in my opinion, were not unforeseen but clear defects that were not reported. We were also right about this through our legal assistance. A fire in the meter cupboard because all the electrical wiring was not properly connected should surely be noticeable every time your circuit breaker trips. Respectful and transparent conduct are values we all strive for, and I believe that sketching a correct picture of a situation falls under this. Finally, I would like to say that I found it very unpleasant that after my review I was approached several times by the real estate agent both by telephone and via email (by tracing my personal data through their archive) to persuade me to remove or adjust my review in favor of Vijfvinkel. ORIGINAL REVIEW For the client they will certainly score well. But a little respect and humanity towards the buyer is lacking. One of many examples: This real estate agent finds it normal for the seller to leave 3 full containers of waste behind, which would not be emptied until after a month. Despite this being noted during the key handover, the real estate agent stuck to her position that we, as new residents, should dispose of the old residents' waste if we wanted space in the containers before our move. Frankly antisocial. In addition, the real estate agent also thought it was perfectly normal for the previous owners to leave a large hole in the wall for us, while this arose after signing the purchase agreement. For this reason alone I would personally never choose this real estate agent.

We naturally feel it's important to contact a buyer who is not happy and places such a review without discussing the dissatisfaction personally. This was appreciated and the buyer confirmed that we were not informed of defects that emerged later. The buyer then spontaneously said they would ‘adjust’ the review somewhat; we did not ask them to remove (or adjust) the review. Quite the opposite is true. After the phone call, we sent a confirmation of what was discussed including our statement that we would respond to the review to paint a clear picture. Of course, we have the contact details of our buyers. ______ Dear Lotte, following your words in this review, we had contact with each other. A year and a half ago, you purchased the property through our agency. Before the transfer, the sellers reported that a hole in the wall (due to a repair) could not be repaired in time. It was agreed that the sellers would resolve this. This was subsequently recorded in the inspection report and also carried out by the sellers. It is true that there has been contact regarding full waste bins. Unfortunately, this cannot always be avoided during a move. That we would find that ‘normal’ are not our words. You mention the above as one of many examples. Only now have we been told about unforeseen circumstances later on. We were not informed about these by you so we could not act where possible, very regrettable. Respectful and humane conduct are our core values; we therefore like to paint a fair picture of this situation.

12 Apr 2025After searching for a home on my own for about half a year, I decided to work with a buyer's agent. I then chose to have a meeting with 2 agents that I had met during the half year, and with Hendrik from ERA Focus who was recommended by my niece. Besides the fact that the conversation with Hendrik felt far the best and I practically already made my choice, it also turned out that of the 3 he was the most advantageous. From the moment I started working with Hendrik, I have been able to view all the houses I wanted to see, and Hendrik has also been present at most viewings. Going with Hendrik I found very pleasant because he asks questions that I would never come up with myself. If you then want to make an offer, Hendrik remains close to reality, and honestly indicates what the maximum bid should be and the chances of success. If he could not be present but I indicated that I wanted to make an offer, he still went to look himself or if I was too late calling for a viewing, Hendrik always managed to find an entrance to still be able to view. When entering into the collaboration, Hendrik promised that I would have a house within 1 year, this became less than 6 months. I do not regret taking a broker in my arms for a second, and I can't imagine a better partner in crime than Hendrik. I would always recommend him!

Date unknownNot such a good experience during the introductory meeting for the sale of our house. Our modern home didn't seem to be to the real estate agent's taste. In addition, the property was immediately equated with a property that had been for sale for a very long time with a completely different finishing level and other specifications. The asking price they advised was well below our WOZ value (in a time of housing shortages and bidding wars?). We therefore decided not to go into business with this real estate agent, and I informed them by email. Unfortunately, no response was received. Luckily, we had a very pleasant experience with another real estate agent who sold our house above the asking price within a week. The unrest that we experienced after the advice from Van der Sande turned out to be unfounded. Update: Following the review, they did contact us.

27 Apr 2025We sold our house in Breda in 2025 through Makelaarshuys Johanna and Gijs. Overall, we are satisfied with the sale. Johanna comes across as professional, has knowledge of the market, and a vision for the sale. We are happy with the result. The ladies of the “internal team” are very friendly and were always ready to help us. There is always someone to answer the phone. When it turned out that there was some uncertainty about the cadastral data and the notary handling the transfer didn't know what to do with it, the internal team sorted this out and resolved it with their own notary. Not everything went flawlessly. For example, the photos were not good the first time, which meant another photographer had to come for attempt two (so, again house empty and clean, not ideal with two small children). Also, the sales text was really substandard, so we completely rewrote it in our own time. Finally, there was an error in the preliminary purchase agreement that only came to light after the cancellation period had expired. A few points of attention therefore, but we nevertheless look back on the sale with satisfaction!
