Date unknownMaurice & Corina are very skilled, think along and take a lot out of your hands during the sales process. This is not the first time we have sold a house through them, so it suits us well. On their advice, a building inspection was carried out before the property went on sale and every candidate was informed about the deferred maintenance and overpad. In this way, the possibilities regarding the right of superficies were mapped out and a quote was requested from the water board for the new canon. Also, photos were taken during the presentation showing how the house could be after renovation. All of this was also published on Funda, which is so clear. Maurice & Corina have a personal approach, which is very pleasant. Flexible and know Lisserbroek like no other. In short, if you are looking for an honest, friendly and skilled real estate agent who still has a personal approach, I can certainly recommend Hoogervorst Makelaardij!

26 Jul 2023I definitely would not recommend this company! I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you needed to put all utilities in your name. Because this was not done for the heating and hot water of the property, the landlord correctly charged you that amount for the period you lived there and provided you with all invoices. All other issues you mentioned which are normal for a home have been resolved promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property. This is also clearly stated in the signed rental agreement. Nevertheless, we thank you for your stay as a tenant and for leaving a review, because we always strive to improve our customer service. 26 Jul 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Dear Mirha, Thank you for your review. It's unfortunate that, after being a customer for 5 years, your review is based on the most recent rental period. It’s also regrettable that this needs to happen again 5 months later. We have always tried to accommodate your requests, provided support where needed, and we successfully found 4 different tenants who met all your requirements during that time. It's unrealistic to expect a property to be delivered in exactly the same condition after years of rental, without major maintenance such as painting, for more than 10 years. Properties are subject to normal wear and tear, and landlords cannot expect a tenant to pay the full cost of a new property that was not new when the rental period began. We simply could not agree with you on all the points regarding non-liability: - Withholding € 1,500 from the tenant’s deposit until we received an official letter from the municipality, while we had already forwarded you the email from the municipality as confirmation. - The desire to charge for a complete repaint, while the apartment was painted more than 10 years ago. - Requesting the full price for furniture, without taking into account lifespan, wear and tear, quality of the item, and the amount charged monthly for the use of furniture and upholstery. - Charging for missing inventory that had been stored in closed boxes in a basement for 3 years, over 2 rental periods, and which we were not even allowed to touch. Part of that inventory consisted of cleaning products, coffee capsules, personal hygiene products, and other small household items with a limited shelf life. We felt compelled to protect our interests because you requested that we not inform the tenant that it was your request to make those deductions. After that, you wanted us out of the conversation and forbade us from communicating with the tenant. Other matters: - Check-in and check-out reports were prepared, signed by the tenant, and sent to you. We did not agree with the complete list of missing items because some items were not missing. - What you call repair costs for a paint job that is more than 10 years old, we consider normal maintenance costs. - It was agreed that the property would be delivered a few days later because it was not sufficiently cleaned. These things are beyond our control and we have done our utmost to have the property ready on time and have always kept in contact with you. - Throughout the process, there were multiple phone calls with your partner G., in which agreements were made about how to proceed. But you continued to send us emails with requests for deductions, parallel to these conversations with your partner. At one point we limited contact to G. only, because his name was on the contract and he was the official landlord. We took over the cleaning and reporting of stains on the walls and refunded you an amount to help you with this, despite the fact that the stains on the walls had been in the property for 3 years, before the last 2 tenants and during your last stay. There is experience and knowledge of Dutch law, which we have and know, but there is also common sense and fairness. All these variables play a role when situations like this arise. We believe that the tenant delivered the property in a reasonable condition and not in the condition you propose. We understand that this was an unpleasant situation for all parties involved, but unfortunately these types of situations occur with rental properties. We are convinced that we have done our work as mediator and real estate manager well by advising you on resolving any disputes in the best possible and fairest way. Nevertheless, we deeply regret that a good working relationship has ended this way. For now, we can only consider it a learning experience and thank you for it. We wish you all the very best for the future.

He is quickly able to switch gears and arrange things for the client. The purchase of my new home in Amsterdam went very quickly and smoothly. Dennis took quick action and used his expertise to find out the necessary information and take action to arrange a viewing. He also gave useful tips on what to look for and what to ask during the viewing. After the viewing and acceptance of the bid on the property, the purchase went very quickly. I was asked about 'administrative costs', which, as it turned out later, were no longer legally allowed in the Netherlands. And I never received my full deposit back from the landlord, who effectively took care of the real estate agent without telling me anything at all. They knew that I would be leaving the country, so I was, like many others (see reviews), the ideal victim. Not really helpful for expats, quite the contrary. You could say that I am an expert in fooling expats :)

23 Jul 2024Correct communication via their website as well as by phone, with punctual appointments, both at the start of the rental and upon termination of the lease agreement and handover. However, Xpat Xpert defends ONLY the interests of the landlord (landlord). Despite a perfectly cleaned apartment upon handover, confirmed by photos and a signed handover statement (signed by an employee of Xpat Xpert), part of the deposit was withheld. Xpat Xpert has not heard anything more about this matter. Complete radio silence despite repeated requests for clarification as to the reason for this, as well as their support for the tenant, given the signed handover statement. Still a disappointing end to the rental agreement!

I repeatedly tried to make contact, both by email and telephone, but I was never answered. 23 Jul 2021Everything went smoothly, except when checking out of an apartment. The intermediary could not explain to me why I did not receive the full deposit back. To prevent problems, make sure you have a signed agreement during the final inspection of the apartment about what needs to be repaired/cleaned before handing over the keys.

Someone who can sleep well at night even after robbing expats blind during the day has a very flawed character. Avoid at all costs, or simply refuse to pay the administrative costs!!

According to the real estate agents, it was a short circuit that would be resolved within a few hours (it took much longer). I had to contact them multiple times to get it resolved. Edit: I now live in this apartment for 5 months and I still don't have a working intercom (I opened a ticket in week 2).
