Because we were new to the Dutch housing market, he guided us excellently through everything, including handling our offer, arranging technical inspections, and finding a notary. So when it was time to upgrade, we were happy to work with him again for the sale of that property and the purchase of a second one. Gaby is very experienced and an expert in the Amsterdam housing market. With his help, we got a great bid and are very happy with our sale. We are also super happy with our new house! Something that didn't seem too complex to me beforehand, but which turned out to involve much more fine-tuning and timing. He has a good view of the market and really knows what he's talking about. Truly very pleasant how he guides you through such a process, which you don't go through every day. Finally, he is particularly honest and funny too. It's starting to get a bit boring, but I can’t help but give him 5 stars. Really can’t think of anything he didn’t do optimally.

06 Aug 2024If you're still hesitant about a real estate agent, don't be. Joost is truly a very good, reliable real estate agent who achieves great results. We are incredibly happy with how well Joost guided us through the entire sale of our house and thought along with us much more than we dared to hope. Our situation was quite complex but Joost was always there for us and took the time to discuss everything thoroughly and look for solutions. Another major plus point is that Joost is also very reliable in calling back, something we missed with other real estate agents. We never had to call back, mostly Joost would pick up immediately or call back quickly. And an addition from my husband “Joost has a good sense of humor”. Something which is not unimportant either 😅 If we have to describe Joost in 2 words it's "honest and reliable".

Vanaf het moment dat we Joost bij onze aankoop hebben betrokken was hij een oase van rust en structuur. Zijn begeleiding bij de laatste stappen van het process waren ontzettend waardevol, bijvoorbeeld met het doorlezen van de vele (juridische) documenten die je moet doorlezen. Joost erbij hebben gaf ons de ruimte om ons minder te daarmee bezig te houden en juist het moment van een huis kopen ook echt te vieren! Achteraf gezien had ik J-OOST er meteen bij moeten betrekken! ----------------------------------------------------------------------------------------------------- Buying a house is an incredibly messy and chaotic phase of your life that comes with a huge amount of stress. <span class='text-oranje-500'>the minute we involved Joost in our purchase he was an unending source of organization and tranquility.</span> His guidance in the final steps of the process was of incredible value, for example when Joost did a close reading of the many (legal) documents you are expected to read. <div class='text-blauw-500'>This freed us from having to worry about all this and gave us the headspace to enjoy the moment of achievement that comes with buying a house!</div> My only regret is that I didn't involve J-OOST from the start!

12 Mar 2025I am not the type of person who leaves bad reviews, and I even feel bad doing this now, but I hope to spare someone else from my situation. I will go into more detail below, but in short: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I hired TWM to help me buy a house in 2021. If I had written a review then, it would have been 5 stars. The agent I worked with was extremely helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking in the Zaanstad area. TWM let me know that this wasn't their primary working area, but that it wouldn’t be a problem to help me find something there. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made very clear from the start that I could NOT afford foundation repairs, and therefore had to avoid buying a house where this was needed. Ultimately, I found a property nearby that I really liked... but the house was slightly tilted, which again indicated foundation problems. I raised this with the agent, who said there was no special reason for concern, but that a technical survey would certainly reveal this. The technical inspection was carried out by an inspector recommended by the agency. In the report, he stated that there didn't seem to be any particular reason for concern within the foundation; that the house was obviously tilted, but he noted nothing abnormal. He also indicated that a specific foundation report could tell us more, but that he did not deem it necessary. I contacted the agent again and asked to be sure about the foundation problem. Again, I was told there was no reason for concern. I asked the agent about a suitable offer on the house, and he approved the offer I wanted to make and said it was a good offer on the house. Everything went well, I bought the house and moved in. Afterwards, my situation unexpectedly changed and by the end of 2023 it became clear that I would be moving out of the Netherlands. I knew the timeframe was quite short, so I just hoped to break even when selling the house. I contacted TWM again to handle the sale, because I had such a positive experience with them previously. Then it became clear that the advice they gave me when buying the house was poor. As soon as we started selling the house, every potential buyer mentioned fundamental concerns. What was 'no problem' became the reason why nobody wanted to buy the house... and since I have only lived in the house for 2 years (November 2021 - November 2023), I can hardly believe that the foundation has deteriorated from 'no reason for concern, perfectly normal' to 'IMMEDIATE RENOVATION REQUIRED' in such a short time. As of the moment I am writing this, the house is for sale for €50,000 less than what I paid, and I still cannot get an offer for that amount. This is the minimum amount I can accept and pay off the mortgage; lower, and I will still be making mortgage payments. Because TWM seemed so serious and sincere otherwise (this is why I still give them 2 stars instead of 1), I would like to believe this was an honest mistake. I spoke with several other real estate agencies, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they felt the house should be able to sell without problems for that price. Only a local Zaanstad agent told me otherwise. So I suspect this is a case where they don't know the local area, and nothing malicious. That said, I made the purchase and offer based on their recommendation, and hired them to ensure I paid a fair price, as I have no real estate knowledge. And I can only say that it was a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss TWM suffers is the time it takes to sell the property. That is probably still covered by their discount on the generous offer I initially made on the house, based on their recommendation.

Since 2017 we have been active in Amsterdam, the Zaanstreek and Purmerend and possess extensive knowledge of the local market. During the purchasing process, we did indeed note a slight tilt of the property, which we discussed with you and had a structural survey carried out. The independent structural inspection confirmed our findings and indicated that there was no immediate need for a foundation investigation at that time. Please keep in mind that the purchase of a home and the structural survey are temporary assessments, but a house is subject to wear and tear. Approximately three years later, a new inspection took place, which now shows that foundation repairs are needed. At the time of purchase, however, this was not the case based on the then technical inspection. It is also important to consider that today's market conditions differ enormously from those at the time of your purchase. When you bought the property, the mortgage interest rate was approximately 1.5%, while it is now over 4%. This has had a significant impact on the borrowing capacity of potential buyers in the target group for your property. In addition to rising mortgage rates, construction costs have also increased significantly. Your real estate needs renovation, which also affects its saleability. During the purchase, we carried out a thorough market analysis based on comparable properties in the area. We gave you a well-supported indication of the value. Our estimate of the value of the property at that time was approximately €. In consultation, it was decided that you would like to make an offer of € and add a saving on top of the value to have a chance in the then heated market. The property was later valued by an independent appraiser at €, which confirms that our indication was in line with the actual value. Furthermore, we would like to clear up a misunderstanding: our fee for purchase assistance was a fixed amount and was not linked to the final purchase price. It is therefore incorrect to assume that our commission has increased due to a higher purchase price. The property was purchased in an overheated market with low interest rates, while in 2023 it was listed in a less competitive market with higher mortgage rates, construction costs, inflation etc. This has had a major impact on the sale, in addition to the new foundation assessment. As a team, we have done everything possible to sell your property. Between 2023 and 2024 the property was for sale with us and we conducted over 75 viewings. Despite the extended selling period, we maintained weekly contact, with updates and ongoing advice to increase the chances of a successful sale. Unfortunately for us, you decided in November 2024 to take the property off the market. We fully understood this and cooperated with this decision, providing the new real estate agent with all information from our file and being able to return the keys to your home. Given the number of viewings and multiple Funda advertisements, we have charged a very reasonable fee of € for terminating the agreement. We want to emphasize that both during the purchase and sales process, we have always given well-reasoned, substantiated and honest advice. For the sale of my apartment, I initially worked with another agent who was quite pushy and where I didn't have such a pleasant collaboration. He wasn't a good fit for me. But soon Sacha from VLIEG took over my case and she was fantastic! The communication with her was very positive and professional. She ensured that everything went smoothly and arranged the coordination with the other real estate agents excellently. Ultimately, it became a positive experience and I greatly appreciated her support throughout the entire process. If you go with VLIEG, ask for Sacha.

While our first experience with Elly de Meijer was great, I would like to particularly highlight our recent experience here. We used Floor Korten as our real estate agent for both the sale and purchase of homes, and we are very satisfied with how things went with her. Floor turned out to be an energetic, professional and expert real estate agent who brought useful suggestions and experiences. Floor was always available to answer our questions, and I think their extensive connections and communication with other colleagues in the brokerage were particularly helpful for our smooth experience during the lengthy purchase and sale processes. Collaborating with Floor was absolutely a pleasure and we highly recommend them. We also received support from Hans Zeegers in arranging the mortgage; Hans is a friendly and communicative person, very well informed about all aspects of the financial side of the process. Hans was always accessible and responded to our questions throughout the entire process, and we were very satisfied with the communication with him. Finally, I would like to say that we were very pleased with the professional and timely service of office manager Sacha Heemskerk. Sacha arranged the visits efficiently and effectively and carried out the communication carefully.

08 May 2025TL;DR: Look no further than Vlieg as your partner when navigating the crazy Dutch real estate market. Things will happen quickly and you can save a lot of money in the process. Long story: Vlieg was recommended to us by a friend who was very happy with them. We first worked with Martijn, then continued with Sacha, while Robin took care of the back office. Essentially, a team will be ready for you with the greatest possible professionalism, but also with friendly service. They were very quick in responding to all our messages or requests; appointments were scheduled quickly and flexibly; lots of back and forth, where they are responsive, flexible and always ready to help with a virtual smile! But here they can make a very big practical difference: they send new listings before publication on the usual real estate sites. Their extensive network and the fact that they personally know other brokers can make a big difference in two ways: you know what you're up against regarding a specific property, what kind of competition you’re facing to determine your bid and increase your chances of getting the desired one. You can also save money during the process. I cannot recommend Vlieg more heartily and sincerely thank Sacha, Martijn and Robin for their patience and their proximity during this journey.
