05 Mar 2025I'm not the type to leave bad reviews, and I already feel guilty about this, but I hope I can prevent someone else from experiencing the same situation. I will go into more detail below, but briefly: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I engaged TWM in 2021 to help me with purchasing a house. If I had written a review then, it would have received 5 stars. The real estate agent I worked with was exceptionally helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking for properties in the Zaanstad area. TWM informed me that this wasn't their primary working area, but that they could help me here without a problem. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made clear to me from the beginning that I couldn’t afford foundation repairs and therefore had to avoid buying a house where this was needed. Eventually, I found a property nearby that I really liked... but the house was slightly tilted, which again pointed to foundation problems. I raised this with the real estate agent, who said there was no particular reason for concern, but that a structural survey would give us more clarity. The structural survey was carried out by an inspector recommended by the real estate agent. In the report, he stated that there didn't appear to be any specific reasons for concern regarding the foundation; the house was naturally tilted, but he hadn’t noticed anything abnormal. He also indicated that a specific foundation report could tell us more, but he didn't deem it necessary. I contacted the real estate agent again and asked for reassurance about the foundation issue. Again, I was told there was no reason for concern. I asked the real estate agent about a suitable offer on the house, and he approved the bid I wanted to make, as it was a good offer. Everything went well, I bought the house and moved in. Subsequently, my situation unexpectedly changed and by the end of 2023, it became clear that I would be moving out of the Netherlands. I knew the timeframe would be quite short, so I hoped I would break even with the sale of the house. I contacted TWM again to arrange the sale, as I had previously had such positive experiences with them. Then it became clear that the advice they gave me when purchasing the house was poor. As soon as we tried to sell the house, every potential buyer mentioned problems with the foundation. What was 'no problem' became the reason why nobody wanted to buy the house... and since I only lived in it for two years (November 2021-November 2023), I can hardly imagine that the foundation has deteriorated from 'no cause for concern, perfectly normal' to 'REQUIRES IMMEDIATE RENOVATION' in such a short time. As of this writing, I have had the house on the market for €50,000 less than what I paid for it, and I still can’t get an offer at that amount. This is the minimum amount I can accept and with which I can repay the mortgage; if it's lower, I still have to pay the mortgage. Because TWM seemed so serious and sincere otherwise (hence I still give 2 stars instead of 1), I would like to believe that this was an honest mistake. I’ve spoken with several other real estate agents, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they thought the house should be able to be sold for this price without problems. Only a local real estate agent in Zaanstad told me something different. So I suspect that’s because they don’t know the area, and there was no malicious intent involved. That being said, I made the purchase and bid on their recommendation, and hired them to ensure I would pay a fair price, as I don't understand real estate. And I can’t say it was anything other than a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss that TWM suffers is the time it takes to sell the house. That time is probably still covered by their share of the generous offer I initially made on the house, according to their recommendation.

Dear Idris, Thank you for taking the time to share your experience. We are sorry that you have been left with this feeling about the process with us. Since 2017 we have been active in Amsterdam, the Zaanstreek and Purmerend and possess extensive knowledge of the local market. During the purchasing process, we did indeed observe a misalignment. This was discussed with you and a structural survey was carried out. The independent structural survey confirmed our findings and indicated that there was no immediate reason for a foundation investigation at that time. Please note that a purchase and structural survey is a snapshot in time, but a house is subject to wear and tear. About three years later, a new inspection was carried out, which now shows that foundation repair is needed. However, this was not the case at the time of purchase based on the structural survey at that time. Furthermore, it is important to know that current market conditions differ significantly from those at the time of your purchase. When you bought the property, the mortgage interest rate was approximately 1.5%, while it is now above 4%. This has had a significant impact on the borrowing capacity of potential buyers in the target group for your home. In addition to rising mortgage rates, construction costs have also risen significantly. Your house needs to be renovated, which also affects its saleability. During the purchase, we carried out a thorough market analysis based on comparable properties in the area. We gave you a well-supported value indication. Our estimate of the value of the property at that time was approximately €325,000. In consultation, it was decided that you wanted to make an offer of €350,000 and add savings on top of that to have a chance in the then heated market. The property was later assessed by an independent appraiser at €320,000, which confirms that our indication corresponded with the actual value. In addition, we would like to clear up a misunderstanding: our fee for purchase assistance was a fixed amount and was not linked to the final purchase price. It is therefore incorrect to assume that our brokerage has increased due to a higher purchase price. The property was purchased in an overheated market with low interest rates, while it was for sale in 2023 in a less competitive market with higher mortgage rates, construction costs, inflation, etc. This, together with the new foundation assessment, has had a significant impact on the sale. As a team, we have done everything possible to sell your property. Between 2023 and 2024, the property was for sale with us and we carried out more than 75 viewings. Despite the long sales period, we maintained weekly contact, provided updates and ongoing advice to increase the chances of a successful sale. Unfortunately, in November 2024 you decided to take the property off the market. We fully understood and cooperated with this decision by providing all information from our file to the new real estate agent and handing over the keys to your property. Given the number of viewings and the many Funda advertisements, we charged a very reasonable fee of €750 for terminating the agreement. We would like to emphasize that throughout both the purchase and sales process, we have always provided well-supported, substantiated and honest advice. From our very first meeting, it was clear that he was more passionate, energetic, and involved than all other 'more experienced' real estate agents from whom we received offers. We were treated closely and personally throughout the entire process (instead of just being “another property in a large portfolio”). We received additional services that no other broker had offered (arranging our belongings for the photoshoot with the help of an interior designer, storing some of our personal belongings, Aron even offered to let us work from his office while he showed the apartment - since Horeca was closed-, etc.). Aron was always accessible and responsive, proactive in adjusting the offer, adding extra options based on statistics, was super flexible about viewing times (useful for potential buyers) and did an excellent job assessing the market value of our property, keeping us informed of our expectations, advising us to reject offers and remaining patient and ultimately negotiating the final terms and guiding us through the process and paperwork. Next time we will not hesitate to work with Aron and positively recommend them to anyone who asks for advice.

But soon Sacha from VLIEG took over my case and she was fantastic! The communication with her was very positive and professional. While our first experience with Elly de Meijer was great, I would like to particularly highlight our recent experience here. We used Floor Korten as our real estate agent for both the sale and purchase of homes, and we are very satisfied with how things went with her. Floor turned out to be an energetic, professional and expert real estate agent who brought useful suggestions and experiences. Floor was always available to answer our questions, and I think their extensive connections and communication with other colleagues in the brokerage were particularly helpful for our smooth experience during the lengthy purchase and sale processes. Collaborating with Floor was absolutely a pleasure and we highly recommend them. We also received support from Hans Zeegers in arranging the mortgage; Hans is a friendly and communicative person, very well informed about all aspects of the financial side of the process. Hans was always accessible and responded to our questions throughout the entire process, and we were very satisfied with the communication with him. Finally, I would like to say that we were very pleased with the professional and timely service of office manager Sacha Heemskerk. Sacha arranged the visits efficiently and effectively and carried out the communication carefully.

08 May 2025TL;DR: Look no further than Vlieg as your partner when navigating the crazy Dutch real estate market. Things will happen quickly and you can save a lot of money in the process. Long story: Vlieg was recommended to us by a friend who was very happy with them. We first worked with Martijn, then continued with Sacha, while Robin took care of the back office. Essentially, a team will be ready for you with the greatest possible professionalism, but also with friendly service. They were very quick in responding to all our messages or requests; appointments were scheduled quickly and flexibly; lots of back and forth, where they are responsive, flexible and always ready to help with a virtual smile! But here they can make a very big practical difference: they send new listings before publication on the usual real estate sites. Their extensive network and the fact that they personally know other brokers can make a big difference in two ways: you know what you're up against regarding a specific property, what kind of competition you’re facing to determine your bid and increase your chances of getting the desired one. You can also save money during the process. I cannot recommend Vlieg more heartily and sincerely thank Sacha, Martijn and Robin for their patience and their proximity during this journey.

The realtor did not even recognize my name or appointment time. * When I tried to make a warm comment about my 5-minute delay, I received as an answer: 'But you made it, didn't you?' * The realtor deprived me of the opportunity to view the bathroom when they went inside to use the toilet!!! * When I asked one yes/no question about the glass on the windows, I received a very aggressive response: 'What do you think? What do you see?' with an angry face! This 1-star review was written after viewing the apartment, before any offer had been made and after experiencing this extremely negative and terrible communication. The realtor makes false accusations against me personally, which only shows how far from professionalism this realtor is. I am free to make offers at any value that I consider for the property, and this realtor should not publicly discuss this, but this is expected of this realtor. Advice to this realtor: improve your communication with potential buyers, do not use the facilities in the apartment during a viewing, and improve your communication.

You were the last of a tour lasting several hours. When you stood on the balcony, I briefly used the bathroom to wash my hands; the door was open. During the tour, I showed you in detail the difference between double glazing and single glazing and explained how you can discover this yourself in the future so that you do not need to ask anymore. Even explained to you how you can determine the construction year of the glass and what the impact is of different insulated windows.
