Houtman & De Vogel. I had them highly rated as a real estate agent, but they really completely missed the mark. Making an April Fool's joke by offering a characteristic property for sale in Boskoop. Interested parties received an email back stating that it was an April Fool's joke. Knowing how tense the housing market is, especially among young people, this is a truly hopeless joke. In my opinion, the employees didn't think things through well before doing this. Giving people hope in this way I find very bad. I secretly hope it costs them customers. Very very bad Houtman @ De Vogel.

This review comes after many years, but seems very similar to other reviews. I was asked for 'administrative costs', which I later learned were no longer legal in NL. And I never received my full deposit back from the landlord who was essentially covered by the agency without me receiving a response. They knew that I would be leaving the country, so I was, like many others (see reviews), the perfect victim. Not really helping expats, on the contrary. You could say: expert in fooling expats :)

Correct communication via their website as well as by phone, with punctual appointments, both at the start of the rental and upon termination of the lease agreement and handover. However, Xpat Xpert defends ONLY the interests of the landlord (landlord). Despite a perfectly cleaned apartment upon handover, confirmed by photos and a signed handover statement (signed by an employee of Xpat Xpert), part of the deposit was withheld. Xpat Xpert has not heard anything more about this matter. Complete radio silence despite repeated requests for clarification as to the reason for this, as well as their support for the tenant, given the signed handover statement. Still a disappointing end to the rental agreement!

Some time ago I was invited for a viewing. For this, I traveled to Leiden, sent all my documentation, and was greeted kindly. Unfortunately, after that, I never heard anything more. I repeatedly tried to make contact, both by email and telephone, but I was never answered. I find this a very unsocial situation; I invest effort, time and money in the procedure only to hear nothing!

Everything went smoothly, except for the settlement of an apartment, where the agency acting as an intermediary could not provide an explanation as to why I did not receive the full deposit back. To prevent my problem, make sure you have a signed and agreed-upon sheet at hand during the final inspection of the apartment detailing what needs to be repaired/cleaned before handing over the keys.

Another agency that charges the infamous 'administrative costs' to tenants who found the property advertisement themselves on the xpat xpert website. Someone who can sleep well at night even after robbing expats blind during the day has a very flawed character. Avoid at all costs, or simply refuse to pay the administrative costs!!
