The photos were great and I think they really helped with the marketing of the house. Rob took the time to make sure we did everything we needed to do, because selling a house in the Netherlands is very different than in the United Kingdom. By having the appraisal done here for the purchase of a home, we either had to pay an additional 10,000 euro or have another paid appraisal done by another party because the first appraisal was not real. He recently helped us with renting out our apartment and I can't emphasize enough how satisfied we are with his services. He did not present potential tenants who did not meet our criteria to us. This saved us a lot of time and effort. You take a day off work to have a building inspection carried out, and they suddenly say it can't happen and must be done on a day that suits them/the selling party. Subsequently, during the building inspection, you are systematically obstructed. The crawl space, for example, was not allowed to be opened because there was a laminate floor over it. Afterwards, it became clear why they opposed this. All pipes were rotten, with leaks and sewage leaking. Also, the handover of the property empty was not fulfilled by the residents. This has all been indicated verbally to ooms but they don't respond. So do not enter into an agreement with these people.

20 Jun 2025We (22 and 23 years old) were seriously interested in a property offered through Stapper Vastgoed. For us, this would be our first home purchase. On Funda it was clearly stated that the completion date would be end of 2025 or early 2026, but to our surprise, a fixed delivery date of March 31st suddenly appeared in the purchase agreement. This is not only misleading, but can also have major consequences for financing. Our mortgage advisor rightly pointed out that obtaining a mortgage is very difficult if the completion date is more than 9 months in the future. Instead of showing understanding or brainstorming solutions, we mainly noticed pressure to sign quickly and proceed with the sale. As if we were the problem for daring to be critical. This gave us an unsafe feeling. We are fortunately well informed, but you shouldn't think about someone falling for this blindly and later facing a 10% penalty because the real estate agent slyly implements different conditions than those initially communicated. The fact that you try to pull something like this over on young buyers who want to buy their first home says it all to us. We will never return here.

The commission and additional costs handled by Van Santen Makelaars are well above the market, and they are not even capable of drafting a flawless sales contract. Within Capelle a.d. IJssel there are sufficient alternatives, where you get better service and come out cheaper.
