Date unknownVery bad experience with Vesta. Especially the valuation by B. I still have my doubts whether he is a NVM appraiser. He looks in the land registry for surrounding sold homes and immediately has his price ready. He doesn't look at individual aspects that can influence the value of homes at all. Without consultation, he immediately places his report on the NWWI site. Very careless, very un-customer focused and would NOT recommend anyone to do business with him. Make sure you don't have to deal with him, because he will rip you off.

12 Mar 2025I am not the type of person who leaves bad reviews, and I even feel bad doing this now, but I hope to spare someone else from my situation. I will go into more detail below, but in short: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I hired TWM to help me buy a house in 2021. If I had written a review then, it would have been 5 stars. The agent I worked with was extremely helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking in the Zaanstad area. TWM let me know that this wasn't their primary working area, but that it wouldn’t be a problem to help me find something there. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made very clear from the start that I could NOT afford foundation repairs, and therefore had to avoid buying a house where this was needed. Ultimately, I found a property nearby that I really liked... but the house was slightly tilted, which again indicated foundation problems. I raised this with the agent, who said there was no special reason for concern, but that a technical survey would certainly reveal this. The technical inspection was carried out by an inspector recommended by the agency. In the report, he stated that there didn't seem to be any particular reason for concern within the foundation; that the house was obviously tilted, but he noted nothing abnormal. He also indicated that a specific foundation report could tell us more, but that he did not deem it necessary. I contacted the agent again and asked to be sure about the foundation problem. Again, I was told there was no reason for concern. I asked the agent about a suitable offer on the house, and he approved the offer I wanted to make and said it was a good offer on the house. Everything went well, I bought the house and moved in. Afterwards, my situation unexpectedly changed and by the end of 2023 it became clear that I would be moving out of the Netherlands. I knew the timeframe was quite short, so I just hoped to break even when selling the house. I contacted TWM again to handle the sale, because I had such a positive experience with them previously. Then it became clear that the advice they gave me when buying the house was poor. As soon as we started selling the house, every potential buyer mentioned fundamental concerns. What was 'no problem' became the reason why nobody wanted to buy the house... and since I have only lived in the house for 2 years (November 2021 - November 2023), I can hardly believe that the foundation has deteriorated from 'no reason for concern, perfectly normal' to 'IMMEDIATE RENOVATION REQUIRED' in such a short time. As of the moment I am writing this, the house is for sale for €50,000 less than what I paid, and I still cannot get an offer for that amount. This is the minimum amount I can accept and pay off the mortgage; lower, and I will still be making mortgage payments. Because TWM seemed so serious and sincere otherwise (this is why I still give them 2 stars instead of 1), I would like to believe this was an honest mistake. I spoke with several other real estate agencies, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they felt the house should be able to sell without problems for that price. Only a local Zaanstad agent told me otherwise. So I suspect this is a case where they don't know the local area, and nothing malicious. That said, I made the purchase and offer based on their recommendation, and hired them to ensure I paid a fair price, as I have no real estate knowledge. And I can only say that it was a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss TWM suffers is the time it takes to sell the property. That is probably still covered by their discount on the generous offer I initially made on the house, based on their recommendation.

Since 2017 we have been active in Amsterdam, the Zaanstreek and Purmerend and possess extensive knowledge of the local market. During the purchasing process, we did indeed note a slight tilt of the property, which we discussed with you and had a structural survey carried out. The independent structural inspection confirmed our findings and indicated that there was no immediate need for a foundation investigation at that time. Please keep in mind that the purchase of a home and the structural survey are temporary assessments, but a house is subject to wear and tear. Approximately three years later, a new inspection took place, which now shows that foundation repairs are needed. At the time of purchase, however, this was not the case based on the then technical inspection. It is also important to consider that today's market conditions differ enormously from those at the time of your purchase. When you bought the property, the mortgage interest rate was approximately 1.5%, while it is now over 4%. This has had a significant impact on the borrowing capacity of potential buyers in the target group for your property. In addition to rising mortgage rates, construction costs have also increased significantly. Your real estate needs renovation, which also affects its saleability. During the purchase, we carried out a thorough market analysis based on comparable properties in the area. We gave you a well-supported indication of the value. Our estimate of the value of the property at that time was approximately €. In consultation, it was decided that you would like to make an offer of € and add a saving on top of the value to have a chance in the then heated market. The property was later valued by an independent appraiser at €, which confirms that our indication was in line with the actual value. Furthermore, we would like to clear up a misunderstanding: our fee for purchase assistance was a fixed amount and was not linked to the final purchase price. It is therefore incorrect to assume that our commission has increased due to a higher purchase price. The property was purchased in an overheated market with low interest rates, while in 2023 it was listed in a less competitive market with higher mortgage rates, construction costs, inflation etc. This has had a major impact on the sale, in addition to the new foundation assessment. As a team, we have done everything possible to sell your property. Between 2023 and 2024 the property was for sale with us and we conducted over 75 viewings. Despite the extended selling period, we maintained weekly contact, with updates and ongoing advice to increase the chances of a successful sale. Unfortunately for us, you decided in November 2024 to take the property off the market. We fully understood this and cooperated with this decision, providing the new real estate agent with all information from our file and being able to return the keys to your home. Given the number of viewings and multiple Funda advertisements, we have charged a very reasonable fee of € for terminating the agreement. We want to emphasize that both during the purchase and sales process, we have always given well-reasoned, substantiated and honest advice. Date unknownWith thanks for the neat response below and the knowledge that where “meat is chopped, splinters fly”, I would gladly adjust three “penalty points” to one. Because making mistakes is allowed, especially when you acknowledge them and learn from them! Who knows, see you at the next dream house…. 😃 While the sounds are quite common that the housing market is no longer as strained as it was a year ago, this realtor still whips things up nicely… For a house that was for sale, I called and offered more than 6% above the asking price. The person who answered the phone wasn’t thrilled about that, because the purchase contract had already been drawn up with someone who had bid even more. When I indicated that I could also offer more, the person stated that I would then have to offer more than 15% above the asking price. A considerable challenge, but when I said I was willing to pay it, the person indicated they would call me back. Unfortunately, that was over three weeks ago and I haven’t heard anything since. And you can say that that was fair, because the draft purchase contract had already been drawn up at the time I called, but that invitation to offer more than 15% is still a bit surprising (to put it mildly) and not calling back ever is quite disappointing, so the three stars space for improvement that I give here are truly justified.

Then it's a waste of your money because nothing can be changed anymore. So he still walked through the house nicely. But he was honest enough to say that it was a waste of money and therefore saved me €450 by not charging me. Thanks again for your honesty, you could have easily earned money that day.

31 Mar 2025I absolutely recommend Sander and RET Makelaars. Last October we started selling our apartment. Sander communicated everything clearly from the beginning and answered all of our questions, and we had many. We were impressed with the quality of the photos and videos. Even though the market was not favorable and we initially couldn't sell, Sander’s recommendation to remove the listing and wait until January proved fruitful. We managed to achieve a much better price than others who kept trying. We greatly appreciate his professionalism and advice and are happy with the result. During this process, we collaborated with other well-known real estate agents in the city, and Sander stands out as the best. I also like the way his offer is structured, because he puts his money on it to sell it for a great price, so everyone invests in the outcome.

Sympathetic and clear communication, realistic expectations, and always available for questions and advice. Sebastiaan and his team know the area and the market inside and out, which gave us great confidence in determining the asking price and timing the sale. The contact with Amanda at the office was also always efficient and pleasant, as were some contacts with Sander. Simply put: if you are going to buy or sell an apartment or house, you want these people on your side. If we had more apartments to sell, we would definitely do that with RET!

From my comparison between real estate agents, it became clear that RET was the best in terms of visuals, professionalism, enthusiasm and commission. After working with RET, I am also very satisfied: strategy and next steps were quickly set up, communication was very pleasant and good, realtor Sebastiaan and back office Amanda were easily accessible and clearly enjoy their work. The property was sold quickly and well – the buyer and I are both happy with the process. Highly recommended!

Date unknownJust had a rather strange phone conversation with Sebastiaan. To the simple question about which procedure a house will be sold through, I received no answer. Unfortunately, I only had one slot to view the property which coincided with another appointment and I wanted an answer to this question. This was also promised to me when making the appointment and again yesterday afternoon. I was told to 'just go to the viewing' and then 'see what you find more important'. I had already contacted them about this when making the appointment, and the day before the viewing, and on the day itself at the moment the office opened. I wanted to know what the sales procedure would be in order to determine whether it was even interesting to go look. Of course, I won't show up after the selling agent couldn't provide me with even the simplest information?

Date unknownI went to a viewing some time ago that RET real estate agents organized, but I felt that Sander hadn't informed me sufficiently about the apartment. I had quite a few specific questions about the house, received little concrete answers, and I felt that little effort had been made to obtain those answers. It started well when I came in. I asked if he wanted to share any specific details about the house, and the answer was: not really, the house speaks for itself. Ultimately, I did make an offer, but I think I would have bid more if I had felt that I had been better informed about the condition and details of the apartment. Edit: interesting reaction to this question that the seller was very satisfied. They probably could have been even more satisfied if a real estate agent made an effort to sell a house. Ultimately, during my search, I gained experience with different real estate agents and posted reviews of the agents who deserved them (both good and bad) when I found my house. This review is therefore not written out of spite, but purely to warn future sellers and buyers.
