06 Feb 2025Early December, we went to view a house where Mr. Baaten, as the selling real estate agent from Huizenpraktijk, gave the tour. All interested parties had been given the opportunity until a certain point to submit 1 bid through an online bidding site. We had also done so. That same afternoon, we received a phone call saying that our offer was the best and also received this in writing via email that same evening. The next morning (less than 24 hours later), we received a phone call where Mr. Baaten told us that the sellers had had their own viewing outside of the real estate agent and had offered 20K more. Our bid, which had gone through the official bidding process, was naturally no longer the best bid. We were of course given the opportunity to also offer an extra 20K, so ultimately it still became a 'bidding against each other' game. Through various channels, we later heard that it would have proceeded through the real estate agent anyway, so very disappointing that there seems to be lying and that the sellers received the blame.

They showed the house to two parties at the same time during viewings, and the agent who led us around was clearly not well-informed about the property. Questions about the seller, neighbors, and the property itself were not answered truthfully. In email correspondence, our salutation was incorrect. Photos of us were taken at the notary's office without our permission. It is clear that houses sell themselves in the current market.

Furthermore, we don't have an internal service department, so all phone calls are handled directly by one of our two real estate agents. We have also spoken to you on the phone several times. Of course they don't recognize the situation, but despite both the buyer and us having made contact to resolve things properly, they no longer want to put any effort into it. The money was in anyway!

Date unknownBeautiful apartment purchased, however the selling realtor provides little to no advice and gives, together with the seller, a completely incorrect picture of the NVM realtor list. Among other things, incorrect annual service for the CV boiler, defective CV installation, a radiator at the front door completely removed while there should be a heat bridge, cut pipes that are irreparably damaged. The entire installation of washing machine and dryer has been moved, both water, drain, and especially electricity, with a risk of water damage. In short, the NVM realtor questionnaire and the VvE checklist have been carelessly and incorrectly completed. Leaving behind dirt, soil, and waste goods. My opinion is as follows; do not buy or sell real estate through this realtor's office. There are plenty of realtors in Breda who honestly mediate the purchase and sale of properties. We are now three months further and it is even worse than assumed. Both the seller and the realtor have failed to disclose hidden defects. Conclusion: The realtor Roga ranks last for me as a realtor
