21 Feb 2025Early December, we went to view a house where Mr. Baaten, as the selling real estate agent from Huizenpraktijk, gave the tour. All interested parties had been given the opportunity until a certain point to submit 1 bid through an online bidding site. We had also done so. That same afternoon, we received a phone call saying that our offer was the best and also received this in writing via email that same evening. The next morning (less than 24 hours later), we received a phone call where Mr. Baaten told us that the sellers had had their own viewing outside of the real estate agent and had offered 20K more. Our bid, which had gone through the official bidding process, was naturally no longer the best bid. We were of course given the opportunity to also offer an extra 20K, so ultimately it still became a 'bidding against each other' game. Through various channels, we later heard that it would have proceeded through the real estate agent anyway, so very disappointing that there seems to be lying and that the sellers received the blame.

They showed the house to two parties at the same time during viewings, and the agent who led us around was clearly not well-informed about the property. Questions about the seller, neighbors, and the property itself were not answered truthfully. In email correspondence, our salutation was incorrect. Photos of us were taken at the notary's office without our permission. It is clear that houses sell themselves in the current market.

Furthermore, we don't have an internal service department, so all phone calls are handled directly by one of our two real estate agents. We have also spoken to you on the phone several times. We hope you are certain that this concerns us? Because no market conditions excuse poor service, we believe.

Date unknownNot such a good experience during the introductory meeting for the sale of our house. Our modern home didn't seem to be to the real estate agent's taste. In addition, the property was immediately equated with a property that had been for sale for a very long time with a completely different finishing level and other specifications. The asking price they advised was well below our WOZ value (in a time of housing shortages and bidding wars?). We therefore decided not to go into business with this real estate agent, and I informed them by email. Unfortunately, no response was received. Luckily, we had a very pleasant experience with another real estate agent who sold our house above the asking price within a week. The unrest that we experienced after the advice from Van der Sande turned out to be unfounded. Update: Following the review, they did contact us.

And then not even call to check if it's correct, after which you hear nothing more. If Niek appraises as well as he keeps his appointments... Gone free morning that I had made available for it. No Roga real estate agency for me.

Despite the difficult market where bidding over asking price is the norm and houses are often bought based on emotion, Roga helped us to keep our heads cool. With some patience and Roga's expertise, we eventually found our dream house and were even able to negotiate the price with an ultimately favorable deal! You are definitely at the right address with Roga!

Date unknownBeautiful apartment purchased, however the selling realtor provides little to no advice and gives, together with the seller, a completely incorrect picture of the NVM realtor list. Among other things, incorrect annual service for the CV boiler, defective CV installation, a radiator at the front door completely removed while there should be a heat bridge, cut pipes that are irreparably damaged. The entire installation of washing machine and dryer has been moved, both water, drain, and especially electricity, with a risk of water damage. In short, the NVM realtor questionnaire and the VvE checklist have been carelessly and incorrectly completed. Leaving behind dirt, soil, and waste goods. My opinion is as follows; do not buy or sell real estate through this realtor's office. There are plenty of realtors in Breda who honestly mediate the purchase and sale of properties. We are now three months further and it is even worse than assumed. Both the seller and the realtor have failed to disclose hidden defects. Conclusion: The realtor Roga ranks last for me as a realtor

Of course they don't recognize the situation, but despite both the buyer and us having made contact to resolve things properly, they no longer want to put any effort into it. The money was in anyway!

19 Nov 2024We are happy with van Liessum. Van Liessum sold us a house four years ago and it already felt so familiar that we engaged them four years later to sell the house again. The real estate agent communicates quickly and correctly. Andrew even responded while he was on vacation. Very neat. Moreover, he comes across as relaxed, natural and reliable. No slick and exaggerated 'popie-jopie' practices therefore, but just a solid realtor style. The photos were also beautiful. The process further proceeded smoothly. Uploading documentation via the Move platform is also easy and largely automated. After viewings, we received a neat summary of how it went in the Move platform and via WhatsApp. Van Liessum has, as far as I can see, three employees, including the owner. As far as I am concerned, this is an advantage because you always have contact with the same familiar people. Our house was sold within 7 working days with tightly planned viewing days in good consultation. Top experience. Recommended!
