07 Feb 2025Early December, we went to view a house where Mr. Baaten, as the selling real estate agent from Huizenpraktijk, gave the tour. All interested parties had been given the opportunity until a certain point to submit 1 bid through an online bidding site. We had also done so. That same afternoon, we received a phone call saying that our offer was the best and also received this in writing via email that same evening. The next morning (less than 24 hours later), we received a phone call where Mr. Baaten told us that the sellers had had their own viewing outside of the real estate agent and had offered 20K more. Our bid, which had gone through the official bidding process, was naturally no longer the best bid. We were of course given the opportunity to also offer an extra 20K, so ultimately it still became a 'bidding against each other' game. Through various channels, we later heard that it would have proceeded through the real estate agent anyway, so very disappointing that there seems to be lying and that the sellers received the blame.

From the moment contact was made between my father and Mechel Real Estate Agency, to today's transfer of the apartment, I can only say that we are very satisfied. During the initial meeting, our wishes were listened to carefully, people thought along with us, and good advice was given. The communication after the initial meeting often went through me. This is because my father (89) was very apprehensive about all the hassle involved in selling an apartment. They were very understanding towards my father here. I and the real estate agent had regular contact via telephone or WhatsApp. Even during the holiday period where Mechel Josien did replacements, everything went smoothly. In short, a good team that thinks along, communicates well, advises, and consults when necessary. Despite my father's apprehension, he experienced this process as pleasant. Thanks to Mechel Real Estate Agency, we look back on a quick and good sale.

And then all that for a very sharp price, I can't help but highly recommend them and am sure if I need a real estate agent again…

31 Oct 2025Unfortunately not to be recommended... when scheduling a viewing for a house by phone, we were told that we would be called back later. After days of waiting, nothing was heard from them and when we called back to ask why we hadn't heard anything, they said that the viewing time had already passed and that we had to wait for a next opportunity and therefore could not make an offer. We didn't even get to see the house, we weren't allowed to do anything, not look, not bid... they make you wait and put you out of the game without you being able to do anything. Rather a real estate agent who DOES treat their clients normally and gives everyone fair chances!! * response to 'owner', we did call back because you didn't call... Maybe it's an idea that something is done about this within the organization... Because it's extremely bad, especially when you then call back after days and get a grumpy and condescending woman on the phone.

31 Oct 2025Yesterday I viewed the property at Curved Slagters Street 7, where it was previously indicated and promised that there would be two viewing days, and if desired you could come back to view it again the following week. The appointment was made so that after the second viewing day one might submit an offer with a deadline, which is something that often happens and conforms to the agreement. Now comes the twist. I am called today with the story: We have a great offer for you. You must bid by 1600 today because there is already an offer. Firstly, this is unprofessional as a real estate agency does not keep its agreements. Secondly, it shows that as agents you do not stand your ground towards the seller (assuming for a moment that it is not collusive). Thirdly, it is absolutely immoral considering the current housing market. The market is already overheated and bidding wars are somewhat normalized, but doing it this way just heats things up even more! Good luck with business practices like these. You will not win in the long term with such tactics, especially not against established names like Best Real Estate House!

To be clear, we had indeed communicated beforehand regarding the property at Kromme Slagen 7 that there would be two viewing moments and that after the second viewing day, an offer round would follow. This was also communicated to all interested parties. What's important to note is that a seller always has the freedom to accept an earlier offer. If in the meantime a proposal comes in that appeals to the seller, we are obligated to report this and pass it on to other interested parties. This is not about breaking agreements; rather, it is part of our role as agents: carefully representing the interests of the seller while being transparent with all candidates. We understand that this can be disappointing for viewers on one hand, especially in today's housing market. However, you could also view this positively because the initial viewers (including yourself) were the only ones allowed to make an offer, which means you have a better chance. Nevertheless, this is a process where we adhere to the rules and communicate openly about the situation. Our goal is always to keep the journey as clear and honest as possible.
