07 Feb 2025Early December, we went to view a house where Mr. Baaten, as the selling real estate agent from Huizenpraktijk, gave the tour. All interested parties had been given the opportunity until a certain point to submit 1 bid through an online bidding site. We had also done so. That same afternoon, we received a phone call saying that our offer was the best and also received this in writing via email that same evening. The next morning (less than 24 hours later), we received a phone call where Mr. Baaten told us that the sellers had had their own viewing outside of the real estate agent and had offered 20K more. Our bid, which had gone through the official bidding process, was naturally no longer the best bid. We were of course given the opportunity to also offer an extra 20K, so ultimately it still became a 'bidding against each other' game. Through various channels, we later heard that it would have proceeded through the real estate agent anyway, so very disappointing that there seems to be lying and that the sellers received the blame.

While we specifically asked if everyone would get a chance to make an offer. I gave 2 stars because otherwise they do sound nice but hope this is a lesson for them that you don’t treat customers like this. So unfortunately, not a good first experience with this real estate agency.

Selling a stable without housing is a challenge but the location is idyllic. Loeske succeeded and also quickly! 20 Jan 2024In the summer of ’22, we had our stable put up for sale with the local real estate agent in Brabant without success. The reason for selling was that we are of a certain age and the work is becoming increasingly difficult. On Facebook, we continuously encountered posts about property and horses with many reactions. Because the local real estate agent was very disappointing, we contacted horse and property. After a pleasant and informative introductory meeting with Loeske, which also focused on our horses, we quickly realized that the presentation of the previous agent left much to be desired. Horse and property handles the presentation themselves from A to Z, and we saw that difference immediately. Loeske also indicated at the time that she had the right network of people looking for such stables. We were a bit skeptical after the experience with the previous agent. Ultimately, we made the decision and said goodbye to the local real estate agent. The appointment for the presentation was already scheduled for the same week and it happened to be wonderfully sunny weather. The first post on Facebook gave us hope, many reactions and many people, including our customers, had already seen the message. We ultimately had 7 candidates who were shown around by the agent, and among them were the buyers of our stable. It was also nice that the buyers forwarded our stable. We would definitely recommend horse and property to people who have a stable with horses. Of course, there is also a point of criticism; we regretted that the brochure is no longer printed, which we pointed out. They responded nicely to this, because at the notary’s office we received a delicious bottle of champagne and they had made a photo album with photos of our stable. Thank you Theo and Marian

20 Jan 2023Review Pand en Paard After much deliberation, I decided to sell my beautiful estate with stables and related facilities, meadows, tennis court, swimming pool with pool house, park-like garden, located on one of the Netherlands’ most beautiful natural monuments. My family and I had lived there for a long time, watching children grow up. But the familiar story: children grow up and leave the nest. Time to pass the baton. After many conversations with recognized “beautiful villas” real estate agents, I ended up with Pand en Paard Makelaardij, specializing in equestrian properties. Early April 2021, the first appointment was scheduled with them. Mid-May, professional photos and videos were taken, which took a whole workday. But the result was fantastic. In June we went online. It boomed, which I did not expect given the highest price segment in the Dutch housing market in which my home fell. The guidance from Michiel Timmerman (the realtor himself) was fantastic. His enthusiasm and pride when showing visitors around were unprecedented. Also the cooperation; if you need Michiel or have a question, he is always available. Even after working hours! I found the transparency of Pand en Paard Makelaardij very pleasant. Michiel and Loeske have a large network in the more expensive housing market. We received viewers from across borders, even from South Africa. And not only “horse people” visited our house. Also people who had no connection within equestrian sports, but simply wanted a beautiful house with everything on it. Early December 2021 my house was sold. The cooperation with Pand en Paard Makelaardij and the viewings were so good, that even after the sale I am still in contact with viewers who unfortunately could not secure financing. 07 Feb 2025Unfortunately, a bad experience with this real estate agent. As a selling agent, they make many mistakes. They showed the house to two parties at the same time during viewings, and the agent who led us around was clearly not well-informed about the property. Questions about the seller, neighbors, and the property itself were not answered truthfully. In email correspondence, our salutation was incorrect. Photos of us were taken at the notary's office without our permission. It is clear that houses sell themselves in the current market.

We have searched our system and do see a complete email exchange with, possibly, you, but we can’t find any 4 notes regarding a property in Oosterhout; we only had 1 for sale at the time in Oosterhout at Sint Josephstraat 39. Furthermore, we don't have an internal service department, so all phone calls are handled directly by one of our two real estate agents. We have also spoken to you on the phone several times. We hope you are certain that this concerns us? Because no market conditions excuse poor service, we believe.

This is because my father (89) was very apprehensive about all the hassle involved in selling an apartment. They were very understanding towards my father here. During a viewing we met Hendrik, he was enthusiastic, spontaneous and had a lot of knowledge about the housing market. Therefore we decided to use Hendrik as a purchase agent. The past half year we have worked closely with him. We had a lot of low-threshold contact, even when he was on vacation we could contact him if needed. Hendrik is very proactive when it comes to the search for your new home, but also realistic about what (in these times) is achievable.
