The realtor put my elderly parents under pressure with the message that they would end up at the bottom of the list again if they didn't accept the rental apartment. Promised in black and white that defects would be resolved within 4 weeks and completely withdrew his hand when the ink was still wet, referring to the rental company Eresm for which he acts as an intermediary. Don't fall for it! Zero support and defects are still far from being resolved after almost 1.5 years.

Today, March 17th, was the handover of our house to the new residents. What a lot Stephanie from Xtra Real Estate arranged for us between November and today! She put in remarkably much time during the preliminary consultation, was present for all hours during the photo reportage. Every viewing that came onto the agenda was communicated from the backoffice (top!). And there were no less than 17 of them; Stephanie called us daily at our vacation address to discuss the progress. Very nice too: an appointment is an appointment, you didn't have to doubt whether an appointment would be kept. And even after the agreement was signed, we could arrange for further support. Changing the planned handover date: I’ll take care of it, you don’t need to do anything. And that’s how the whole process went. And all of this for a fixed price, so no percentage on the selling price. That's enough of this advertisement, but it is 100% deserved. Deep bow for Stephanie and ‘the rest’ of Xtra Real Estate!

Well,…and then when the time comes to go and create new memories in a beautiful spot, the old house still needs to be sold. After living here together for 100 years (slightly exaggerated😉) on the Island, you pretty much know all the real estate agents. Alwin distinguishes himself because he has a pleasant and approachable personality and doesn't charge exorbitant brokerage fees. Just nice doing business with this man! Last but not least,… When I asked Alwin if he would like to do something for KiKa (for which I am an ambassador) when I gave him the assignment, he didn’t hesitate for a second. Up, no words but actions with Alwin! Shortly after, the donation became a reality! Team from Alphen, thank you!

We are pleased with Kolpa van der Hoek. Real estate agent Marsha Grauwmeijer started and handled the sales process to perfection, our house was sold within 2 weeks. Marsha provided detailed reports of all viewings. We were happy about that and our respect for Marsha is great, because there were many viewings in a short time. This real estate agent deserves a solid 10! There is no general rehearsal for selling your house, it has to be right the first time. And of course, we as sellers were a little nervous. Selling your house is quite something, the place where you've shared joy and sorrow, where all conversations have been held at the dining table, all those emotions between four walls, and then a large moving truck arrives and loads all your belongings. Definitively. No turning back. Precisely for this reason, it’s so nice that Kolpa van der Hoek takes care of everything. That starts with the two-step plan: stylist Fleur gives advice on the presentation of the property. In the next appointment she takes particularly beautiful photos and writes the text. We are going to enjoy our retirement and make room for a young family. Everyone is happy. Kolpa van der Hoek has made something we were looking forward to easy. Had to make an appointment 3 times for a viewing, then viewed the house and made an offer, we were told that the owner would consider it and get back to us. Our bid remained in our move account. After a week, the bid was increased and we called again. We were told that another bid had been placed and accepted. It's not nice not to inform us about this and we feel like we were being strung along, so no, not a pleasant experience when you constantly have to call the ladies.

Ridiculous appraisal value. Appraisal value lower than a WOZ value, how is that possible? In the appraisal report it states that I did not submit a signed purchase agreement. However, I immediately sent it by email. That while there was also telephone contact about this. The houses compared to my new build from 2019 had either half the living and plot area or were 50 years old. Incidentally, it almost never happens that a house is appraised below the actual WOZ value. Of course, we had already contacted other real estate agents who also perform appraisals on the island and are from the island. It was exactly about 3. The funny thing is, all 3 gave an indication of what would fall within the €10,000 margin. Van Rossum? He was over €70,000 below the actual appraisal value. After I confronted the appraiser with the errors in the report and the ridiculously low value, Mr. was not impressed and did not want to revise his mistakes in the report. Of course, went for a second opinion which also concluded that the report was nonsense. The advisor also contacted Van Rossum and said 'What is this?!?' Subsequently sending reminders that we must pay the bill. While this type of thing is only paid at the end of the purchase process by a notary. Fortunately, we had a significant equity and were able to close this gap nicely and there were no problems. People please stay away from Van Rossum and especially if you are a starter. Absolute amateurs
