04 Mar 2025Absolutely not recommended. Very poorly accessible by phone and email. When something breaks down in the house for which the landlord is responsible or there is deferred maintenance, it's a huge struggle to get in touch. When you finally manage to make contact, everything is promised, but nothing is delivered, and then you have to put in an enormous amount of effort again to get in touch. For months now we’ve been ‘fighting’ for a service/inspection of an old boiler that hasn't been checked for years. Advice: don't do business with Randy!

02 Mar 2025This company invited 3x10 people (30!!) for a viewing of an apartment in Groningen. A rental apartment in Groningen is naturally very desirable, so what's the reason to invite 30 people? Other companies in the city certainly don’t invite such an unsocially high number of people for a viewing. This is a waste of everyone’s time, especially for people who have to take time off again and again to view a house. Furthermore, they don't even take the time to provide feedback that you weren't selected. It's now day 5. What a shame…..

09 Feb 2025Unfortunately a less positive review. I have not had good experiences with Tuitman Vastgoed as a rental agent. They are unreachable by phone (call-back requests are ignored), emails are not or very late responded to, and unfortunately I've been in a house for three months now with many maintenance problems (leakage, cracks, mold, moisture etc) where no attention is given. I have never posted a review on Google before, so this indicates how strongly I feel that these people treat their clients like this. I hope this review will make them respond and solve the problems of course ;-)

Getting in touch is almost impossible and the contract is not adhered to on their part. Changed agreements and threatening messages. Strongly advise against doing business with them.

09 Oct 2024Had a disappointing experience. It took almost three months to repair a simple toilet flusher, despite repeated phone calls. Regarding the deposit, they refused to take responsibility, even though the contract stated that you had to contact them. Instead, they directed me to the landlord, who partially returned the deposit without any explanation. The agency offered no help in resolving the issue. Would not recommend renting through them.

Wij streven ernaar om al onze huurders een optimale huurervaring te bieden, en het is vervelend dat jij dit niet zo hebt ervaren. Onze excuses hiervoor. Na je feedback intern te hebben bekeken, blijkt de situatie echter anders te liggen dan je in je review beschrijft. Uit ons dossier blijkt dat mijn collega je steeds snel en duidelijk heeft geïnformeerd over de stappen die nodig waren om de waarborgsom terug te krijgen. Zoals eerder uitgelegd, zijn wij als vastgoedbeheerder niet de eigenaar van de woningen. Wij beheren en verhuren de woning namens de eigenaar. Het huurcontract wordt dan ook met de eigenaar afgesloten, en na afloop van de huurperiode zijn wij niet meer je contactpersoon. Dit is ook aan je uitgelegd. In dit geval besloot de eigenaar de woning niet meer te verhuren, omdat zij er zelf weer wilden gaan wonen. De waarborgsom is in het bezit van de eigenaar, en daarom moet je zelf contact opnemen met hen voor de afhandeling. Wij hebben geprobeerd je hierbij te begeleiden, maar helaas heb je verdere medewerking geweigerd, wat wij erg jammer vinden. Ons team heeft je steeds met respect behandeld en snel geholpen. Volgens onze informatie heeft de verhuurder een deel van de waarborgsom ingehouden vanwege schade aan de bank, veroorzaakt tijdens de huurperiode. Uiteraard kun je dit verder bespreken met de verhuurder, zoals ook eerder via e-mail is gecommuniceerd. Met betrekking tot het onderhoud: Onze collega's hebben veelvuldig aan je gemeld dat dit onder kleine herstellingen voor huurder viel, conform contract kleine herstellingen voor de huurder, maar je weigerde dit zelf te repareren. Uiteindelijk omdat we niet verder kwamen hebben wij kosteloos een aannemer langs gestuurd om het gebrek te herstellen. We hopen dat je nieuwe koopwoning een mooie stap voorwaarts is, en wensen jou en je gezin veel geluk in de toekomst. Met vriendelijke groet, Team Tuitman Vastgoed

09 Oct 2024We have excellent experiences with Randy van Tuitman Real Estate. First as a rental agent and later as the sales agent of our apartment in Groningen. Randy works with a good online system for rentals, and the entire sales process is also transparent. In addition, he is very pleasant to deal with and the contracts look professional. We can absolutely recommend Randy as a rental and sales agent. The telephone availability isn't always great, but perfectly normal for a busy real estate agent. 09 Aug 2024Really unprofessional. We rented an apartment for a year from 2023 to 2024. Initially, the rental process seemed fine: Randy gave us a virtual tour and facilitated the rental, which was quite an achievement considering the current housing situation. But then the problems started: Unclean apartment: The apartment was handed over to us without prior cleaning. Can you imagine? When we received the keys, we had to request that the apartment be cleaned. If it were up to the housing agency, they wouldn't have done anything. Incorrect information: We were told that the apartment included a parking space and that the other costs would amount to a maximum of € 100 per month. However, we continued to receive letters asking us to pay extra charges, taxes etc. Ultimately, we paid quite a lot of money. Defective and disgusting furnishings: we had to replace several items because they didn't work or were simply dirty: the sofa, dishwasher, TV and moreover the heating system with a water leak that we only discovered at the end of our rental period. As a result, we paid a considerable amount in water bills. Poor communication: the number of times you have to send an email, make a phone call or send a WhatsApp message to get action taken is truly astonishing. No show for final inspection: Imagine this scenario: my father takes a day off to pick me up and help with my furniture because the housing agency insists that they cannot do a final viewing on weekends, despite repeated requests. And then, on the day of the final viewing, they don't show up! We were ready to leave, but no one appeared. We had to throw the key into the company’s mailbox because no one answered for three hours. The truth is that the housing crisis has allowed companies like this to exist. In a more normal scenario, this housing agency should be shut down due to its pathetic professionalism.

Als bedrijf waarderen wij dit enorm, zodat we onze service kunnen verbeteren waar nodig en iedereen goed van dienst kunnen zijn. Wij vinden het vervelend dat u een slecht gevoel heeft overgehouden aan uw huurperiode. Uiteraard doen wij altijd ons uiterste best om iedereen een mooie huurperiode te bieden als bemiddelaar/beheerder tussen eigenaar en huurder. Helaas lukt dit niet altijd onder bepaalde omstandigheden. Wij zijn het met u eens dat het appartement dat u huurde geen schoonheidsprijs verdiende. Echter, u was vooraf op de hoogte dat het appartement altijd werd verhuurd aan studenten. Omdat u verder geen geschikt alternatief kon vinden, heeft u aangegeven hier vrede mee te hebben en het appartement toch graag te willen betrekken. De eigenaar heeft vervolgens nog geïnvesteerd in een aantal nieuwe meubelen en een televisie om het verblijf voor u te verbeteren, ondanks dat hij normaal het appartement aan studenten verhuurt. Zoals opgenomen in de getekende huurovereenkomst, was er voor uw appartement geen parkeerplaats aanwezig. Dit heeft mijn collega later ook aan u bevestigd na wat communicatie heen en weer. Met betrekking tot het betalen van gemeentelijke belastingen: in uw getekende huurovereenkomst is opgenomen dat u als huurder van een zelfstandige woonruimte altijd zelf de gemeentelijke belastingen dient te betalen, ook als de eigenaar hiervoor wordt aangeslagen. Uiteraard is het vanzelfsprekend dat u als bewoner van een woning de gebruikersbelastingen zelf betaalt, en dit is tevens per wet vastgelegd. Wij begrijpen dat deze factuur voor u als expat soms als een verrassing komt en daarom informeren wij iedereen hier vooraf goed over. Wat betreft de eindinspectie: meermalen hebben we via e-mail aangegeven dat een eindinspectie buiten werktijden niet mogelijk is en dat dit altijd op een werkdag, tijdens werktijd, dient plaats te vinden. Na wat communicatie heen en weer bleef het stil vanuit uw kant, waarop er op het laatste moment nog een afspraak moest worden gemaakt. We hebben als oplossing de mogelijkheid geboden om de sleutel bij ons te deponeren onder uitzonderlijke omstandigheden, wat normaal niet mogelijk is. Wij zijn het helemaal met u eens dat de huizencrisis een enorm vervelende situatie is in Nederland momenteel. Nu de nieuwe huurwet is ingegaan, wordt het alleen maar moeilijker voor woningzoekers om een geschikte woning te vinden en voor makelaars om een goede woning aan te bieden vanuit derden. Wij hopen dat dit in de toekomst snel beter wordt. Uiteraard zal dit onze kwaliteit van service en inzet nooit beïnvloeden en proberen we gezamenlijk met de verhuurder/eigenaar altijd klaar te staan voor onze huurders. Ondanks dat u niet helemaal tevreden was, hebben wij weinig klachten van u ontvangen tijdens de huurperiode en hopen wij dat u alsnog een fijne tijd heeft gehad in Groningen. 01 Jan 2025My wife and I would like to share our experience with Gerald. From the moment we visited the property, we were incredibly warmly welcomed by him. We have never encountered a real estate agent like Gerald. His enthusiasm and personal approach were truly special. Instead of simply letting us “look around,” as we were used to with previous agents, Gerald showed us around as if it were his own home. He took the time to make us feel comfortable, which we really appreciated. It felt as though he was genuinely involved and not just completing a viewing. Unfortunately, the location of this property wasn’t what my wife wanted, but Gerald gave us a great tip to register on a website. That has given us new energy in our search for a house. In short, Gerald is a real estate agent who practices his profession with passion and really cares about his clients. Thank you, Gerald, for the pleasant experience!

01 Mar 2025The sale of our farm on the Lingedijk went wonderfully (in retrospect). The personal contact and communication with Sylvia van Zandvoort was excellent. The initial preparation to present the house involved expert discussions with many valuable and tailored tips and hints as to what is important for interested people. For controversial topics, diplomatic solutions were always found, which I was satisfied with. The explanation of all documents made was excellent. Ultimately, it was a great surprise to me how quickly our farm succeeded with mutual (seller/buyer) agreement. Here I must say, thanks to the fantastic guidance from the real estate agency. Highly recommended!
