Kritische ervaring met belangenbehartiging – Mark Bikker UPDATE: Bijzonder dat dit kantoor mijn vraagprijs voor een authentieke villa, nieuw gebouwd (466 m², BENG, 27 betonpalen), als 'ver boven de marktwaarde' bestempelt. Ondertussen biedt ditzelfde kantoor aan dezelfde Lage Giessen een appartement aan van Mark Bikker voor bijna € 1.200.000,-. Als een appartement met gedeelde muren blijkbaar wel 'marktconform' is voor 1,2M, hoe kan een unieke, authentieke villa met het dubbele aan volume en absolute funderingszekerheid dan 'te duur' zijn voor 1,4M? Het riekt naar het beschermen van eigen nieuwbouwbelangen ten koste van authentiek vastgoed. Gelukkig kunnen kopers zelf rekenen. De cijfers liegen niet, het advies blijkbaar wel." Mijn ervaringen met Mark Bikker hebben bij mij serieuze vragen opgeroepen over de wijze waarop belangen worden vertegenwoordigd. In een eerder traject, waarin hij optrad als verkoopmakelaar, heb ik als koper informatie ontvangen die voor mij sterk de indruk gaf dat het om de ondergrens van de verkoper ging. Dit gaf mij een duidelijk voordeel als koper, maar riep bij mij tegelijkertijd vragen op over hoe de belangen van de verkoper in dat proces zijn gewogen. Recent kwam ik opnieuw met hem in aanraking, ditmaal in een traject rondom de verkoop van mijn eigen woning (hoogwaardige 2025-herbouw, BENG A+). Daarbij had ik de indruk dat de nadruk vooral lag op prijsdruk, terwijl aspecten zoals technische kwaliteit, afwerking en investeringsniveau naar mijn mening onvoldoende zijn meegenomen in de waardering. Mijn persoonlijke ervaring is dat dit niet het vertrouwen gaf dat ik verwacht bij dit soort trajecten. Ik adviseer verkopers om kritisch te kijken naar hoe hun belangen worden vertegenwoordigd en hoe waardebepalingen tot stand komen.

Uit je tekst maken wij op dat het gaat over onze rol als verkoopmakelaar van vijf jaar geleden. We hebben altijd goed contact gehad met onze daadwerkelijke opdrachtgevers van destijds en van hen geen negatieve klanken ontvangen. In de recente situatie was je wederom niet onze opdrachtgever en hebben we naar tevredenheid van onze opdrachtgever hun belangen behartigd.
