My experience selling a house in Amsterdam through this real estate agency was terrible. The house is naturally sold and the office has absolutely done the minimum that any other real estate agency would also offer you: photos, an advertisement on Funda, viewings. But the experience itself was outright terrible. Our agent responded very quickly until we signed the purchase contract. After that, he answered emails every few days and never called me again. If I had questions or doubts, he always replied with the same words, simply by copying his old answers. The feeling was completely unwelcome. After the viewings we had several interested parties, but the agent advised us to choose the first offer: despite the low price, the buyers promised to buy the house quickly because they didn't need a mortgage. I followed the agent's advice and turned down other interested parties. Then began a complete nightmare. One day, the office called me and told me they had set dates for a technical inspection, signing of the purchase contract, and an appraisal of the apartment. When I asked why an appraisal was needed if the buyer didn't close a mortgage, the secretary rudely told me that the buyer did need a mortgage and therefore wanted a full appraisal. I suggested that the buyers would use a Calcasa report, but they answered even more rudely that the real estate agency didn't offer alternatives in such cases. For me, this was unacceptable since I was going on a long vacation and there were cats in the house, which is a huge stress factor. Moreover, this condition wasn't included in the offer at all. The real estate agency stubbornly refused to negotiate with the buyers and it seems they never discussed this point with the buyer's agent. Then my agent started pressuring me to congratulate the buyers and preferably also come to sign the documents, although I would then have to pay for a translator (300 euros) and go to the notary at an inconvenient time for me. I still don't understand why I should communicate with people who lied in their offer and didn't send a personal message. But this was the only thing the agent regularly asked of me, and he reminded me of it every few days. When I asked the agent for the appraisal value of the house, he disappeared without a trace. On the day of the handover, he didn't even call me, and ultimately I had to ask a notary for confirmation of the sale. The agent even didn't send us the meter readings on the day of handover, fortunately we checked them ourselves. It was just a terrible experience. I trusted this real estate agency because I had a fantastic experience with their office in another city and I hoped the Amsterdam office would work just as well, but I was wrong. I absolutely advise against selling a house through this real estate agency in Amsterdam.
