I am not the type of person who leaves bad reviews, and I even feel bad doing this now, but I hope to spare someone else from my situation. I will go into more detail below, but in short: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I hired TWM to help me buy a house in 2021. If I had written a review then, it would have been 5 stars. The agent I worked with was extremely helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking in the Zaanstad area. TWM let me know that this wasn't their primary working area, but that it wouldn’t be a problem to help me find something there. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made very clear from the start that I could NOT afford foundation repairs, and therefore had to avoid buying a house where this was needed. Ultimately, I found a property nearby that I really liked... but the house was slightly tilted, which again indicated foundation problems. I raised this with the agent, who said there was no special reason for concern, but that a technical survey would certainly reveal this. The technical inspection was carried out by an inspector recommended by the agency. In the report, he stated that there didn't seem to be any particular reason for concern within the foundation; that the house was obviously tilted, but he noted nothing abnormal. He also indicated that a specific foundation report could tell us more, but that he did not deem it necessary. I contacted the agent again and asked to be sure about the foundation problem. Again, I was told there was no reason for concern. I asked the agent about a suitable offer on the house, and he approved the offer I wanted to make and said it was a good offer on the house. Everything went well, I bought the house and moved in. Afterwards, my situation unexpectedly changed and by the end of 2023 it became clear that I would be moving out of the Netherlands. I knew the timeframe was quite short, so I just hoped to break even when selling the house. I contacted TWM again to handle the sale, because I had such a positive experience with them previously. Then it became clear that the advice they gave me when buying the house was poor. As soon as we started selling the house, every potential buyer mentioned fundamental concerns. What was 'no problem' became the reason why nobody wanted to buy the house... and since I have only lived in the house for 2 years (November 2021 - November 2023), I can hardly believe that the foundation has deteriorated from 'no reason for concern, perfectly normal' to 'IMMEDIATE RENOVATION REQUIRED' in such a short time. As of the moment I am writing this, the house is for sale for €50,000 less than what I paid, and I still cannot get an offer for that amount. This is the minimum amount I can accept and pay off the mortgage; lower, and I will still be making mortgage payments. Because TWM seemed so serious and sincere otherwise (this is why I still give them 2 stars instead of 1), I would like to believe this was an honest mistake. I spoke with several other real estate agencies, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they felt the house should be able to sell without problems for that price. Only a local Zaanstad agent told me otherwise. So I suspect this is a case where they don't know the local area, and nothing malicious. That said, I made the purchase and offer based on their recommendation, and hired them to ensure I paid a fair price, as I have no real estate knowledge. And I can only say that it was a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss TWM suffers is the time it takes to sell the property. That is probably still covered by their discount on the generous offer I initially made on the house, based on their recommendation.

Since 2017 we have been active in Amsterdam, the Zaanstreek and Purmerend and possess extensive knowledge of the local market. During the purchasing process, we did indeed note a slight tilt of the property, which we discussed with you and had a structural survey carried out. The independent structural inspection confirmed our findings and indicated that there was no immediate need for a foundation investigation at that time. Please keep in mind that the purchase of a home and the structural survey are temporary assessments, but a house is subject to wear and tear. Approximately three years later, a new inspection took place, which now shows that foundation repairs are needed. At the time of purchase, however, this was not the case based on the then technical inspection. It is also important to consider that today's market conditions differ enormously from those at the time of your purchase. When you bought the property, the mortgage interest rate was approximately 1.5%, while it is now over 4%. This has had a significant impact on the borrowing capacity of potential buyers in the target group for your property. In addition to rising mortgage rates, construction costs have also increased significantly. Your real estate needs renovation, which also affects its saleability. During the purchase, we carried out a thorough market analysis based on comparable properties in the area. We gave you a well-supported indication of the value. Our estimate of the value of the property at that time was approximately €. In consultation, it was decided that you would like to make an offer of € and add a saving on top of the value to have a chance in the then heated market. The property was later valued by an independent appraiser at €, which confirms that our indication was in line with the actual value. Furthermore, we would like to clear up a misunderstanding: our fee for purchase assistance was a fixed amount and was not linked to the final purchase price. It is therefore incorrect to assume that our commission has increased due to a higher purchase price. The property was purchased in an overheated market with low interest rates, while in 2023 it was listed in a less competitive market with higher mortgage rates, construction costs, inflation etc. This has had a major impact on the sale, in addition to the new foundation assessment. As a team, we have done everything possible to sell your property. Between 2023 and 2024 the property was for sale with us and we conducted over 75 viewings. Despite the extended selling period, we maintained weekly contact, with updates and ongoing advice to increase the chances of a successful sale. Unfortunately for us, you decided in November 2024 to take the property off the market. We fully understood this and cooperated with this decision, providing the new real estate agent with all information from our file and being able to return the keys to your home. Given the number of viewings and multiple Funda advertisements, we have charged a very reasonable fee of € for terminating the agreement. We want to emphasize that both during the purchase and sales process, we have always given well-reasoned, substantiated and honest advice. Very nice guidance from Ginger and her team! We have been searching for a home in Zaandam for 5 years and have come across many different real estate agents along the way. Ginger always stood out during the viewings of her houses. She is professional, friendly, always present/on time, and she answers all questions very well. Top realtor shares all info with you about appointments etc. When we were going to put the apartment for sale, the realtor gave us immediately the information on how we should put it up for sale. They pull out all the stops: photos, video of the property but also with a drone from the air, really very professional, top realtor. Definitely recommended.

We had our purchase and sales process through Brantjes in Wormer and are enormously satisfied. Roan Mulderij was our purchasing and sales broker and guided us fantastically. He made sure that our first bid hit the mark immediately, for our absolute dream house! Subsequently, he sold my apartment very quickly. Within a month's time, we both bought and sold. Everything went smoothly, which gave us great confidence. The marketing was perfectly taken care of, resulting in the apartment being strongly placed on the market right away. Roan keeps his word, is always accessible, responds quickly, is friendly, professional and really listens to what you want. If your last name is shared with a real estate agency, then you're naturally crazy if you don’t go with them! The process took some time from our side, because we were simultaneously looking for another house, but Fris makelaars has been very helpful throughout the entire process and always had good advice ready when we had questions about something. That took a lot of worry away. The ladies at Fris makelaars also never promised anything nicer than they could deliver and, from what we have experienced, do not participate in the sneaky practices on the current housing market. That gave us a very trustworthy feeling. We hope to not have to engage them for a while, but if it’s necessary then we will definitely knock on their door again at Fris!
