There were some issues with the photos—no one asked if we wanted drone shots, and although they were taken, they were never used. We also felt the broker didn’t clearly advise us on the expected selling price, despite claiming otherwise. While he provided the asking price and comparable sales, the guidance felt unclear. 20 Mar 2025I am not the type of person who leaves bad reviews, and I even feel bad doing this now, but I hope to spare someone else from my situation. I will go into more detail below, but in short: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I hired TWM to help me buy a house in 2021. If I had written a review then, it would have been 5 stars. The agent I worked with was extremely helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking in the Zaanstad area. TWM let me know that this wasn't their primary working area, but that it wouldn’t be a problem to help me find something there. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made very clear from the start that I could NOT afford foundation repairs, and therefore had to avoid buying a house where this was needed. Ultimately, I found a property nearby that I really liked... but the house was slightly tilted, which again indicated foundation problems. I raised this with the agent, who said there was no special reason for concern, but that a technical survey would certainly reveal this. The technical inspection was carried out by an inspector recommended by the agency. In the report, he stated that there didn't seem to be any particular reason for concern within the foundation; that the house was obviously tilted, but he noted nothing abnormal. He also indicated that a specific foundation report could tell us more, but that he did not deem it necessary. I contacted the agent again and asked to be sure about the foundation problem. Again, I was told there was no reason for concern. I asked the agent about a suitable offer on the house, and he approved the offer I wanted to make and said it was a good offer on the house. Everything went well, I bought the house and moved in. Afterwards, my situation unexpectedly changed and by the end of 2023 it became clear that I would be moving out of the Netherlands. I knew the timeframe was quite short, so I just hoped to break even when selling the house. I contacted TWM again to handle the sale, because I had such a positive experience with them previously. Then it became clear that the advice they gave me when buying the house was poor. As soon as we started selling the house, every potential buyer mentioned fundamental concerns. What was 'no problem' became the reason why nobody wanted to buy the house... and since I have only lived in the house for 2 years (November 2021 - November 2023), I can hardly believe that the foundation has deteriorated from 'no reason for concern, perfectly normal' to 'IMMEDIATE RENOVATION REQUIRED' in such a short time. As of the moment I am writing this, the house is for sale for €50,000 less than what I paid, and I still cannot get an offer for that amount. This is the minimum amount I can accept and pay off the mortgage; lower, and I will still be making mortgage payments. Because TWM seemed so serious and sincere otherwise (this is why I still give them 2 stars instead of 1), I would like to believe this was an honest mistake. I spoke with several other real estate agencies, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they felt the house should be able to sell without problems for that price. Only a local Zaanstad agent told me otherwise. So I suspect this is a case where they don't know the local area, and nothing malicious. That said, I made the purchase and offer based on their recommendation, and hired them to ensure I paid a fair price, as I have no real estate knowledge. And I can only say that it was a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss TWM suffers is the time it takes to sell the property. That is probably still covered by their discount on the generous offer I initially made on the house, based on their recommendation.

Since 2017 we have been active in Amsterdam, the Zaanstreek and Purmerend and possess extensive knowledge of the local market. During the purchasing process, we did indeed note a slight tilt of the property, which we discussed with you and had a structural survey carried out. The independent structural inspection confirmed our findings and indicated that there was no immediate need for a foundation investigation at that time. Please keep in mind that the purchase of a home and the structural survey are temporary assessments, but a house is subject to wear and tear. Approximately three years later, a new inspection took place, which now shows that foundation repairs are needed. At the time of purchase, however, this was not the case based on the then technical inspection. It is also important to consider that today's market conditions differ enormously from those at the time of your purchase. When you bought the property, the mortgage interest rate was approximately 1.5%, while it is now over 4%. This has had a significant impact on the borrowing capacity of potential buyers in the target group for your property. In addition to rising mortgage rates, construction costs have also increased significantly. Your real estate needs renovation, which also affects its saleability. During the purchase, we carried out a thorough market analysis based on comparable properties in the area. We gave you a well-supported indication of the value. Our estimate of the value of the property at that time was approximately €. In consultation, it was decided that you would like to make an offer of € and add a saving on top of the value to have a chance in the then heated market. The property was later valued by an independent appraiser at €, which confirms that our indication was in line with the actual value. Furthermore, we would like to clear up a misunderstanding: our fee for purchase assistance was a fixed amount and was not linked to the final purchase price. It is therefore incorrect to assume that our commission has increased due to a higher purchase price. The property was purchased in an overheated market with low interest rates, while in 2023 it was listed in a less competitive market with higher mortgage rates, construction costs, inflation etc. This has had a major impact on the sale, in addition to the new foundation assessment. As a team, we have done everything possible to sell your property. Between 2023 and 2024 the property was for sale with us and we conducted over 75 viewings. Despite the extended selling period, we maintained weekly contact, with updates and ongoing advice to increase the chances of a successful sale. Unfortunately for us, you decided in November 2024 to take the property off the market. We fully understood this and cooperated with this decision, providing the new real estate agent with all information from our file and being able to return the keys to your home. Given the number of viewings and multiple Funda advertisements, we have charged a very reasonable fee of € for terminating the agreement. We want to emphasize that both during the purchase and sales process, we have always given well-reasoned, substantiated and honest advice. 28 Apr 2025Advice followed, therefore no chance for their home.... Filling in all my details on the site and sending them to VLIEG is not sufficient as registration. It was only for their financing check. Despite the fact that I also had to provide all data about the property to be obtained and building number. Exactly the same data as the official registration form. I hear this 10 days after my submission, a day after the registration closed. Had still asked in my email (with reminder email 5 days later) if the info was sufficient. No chance of a home for me therefore thanks to their actions.

On April 17 end of day hour, we received your email in which you stated that you expected to have registered with your previous email. We then informed you that registration for the property itself had to be done through the registration form and that you had to do this yourself. Unfortunately, the registration deadline was April 17 until 12:00 and your email arrived at the end of the day in which you stated that you expected to have registered with the financing form. The financing form was forwarded to the real estate agent on time by us, as agreed. Unfortunately, you interpreted it differently, and we are sorry to hear that.

The sales process is largely automated via a Move account, where all documentation is uploaded and downloaded. We found this easily accessible and easy to use. Communication with Anniek was pleasant and professional. Our wishes were listened to carefully. The price-quality ratio is what we consider excellent. Because it was the second home we sold, we received an unsolicited 10 percent discount on commission, which we greatly appreciate. And perhaps the beautiful wooden birdhouse that we received after the sale of our first home also played a small role in our choice for Saen Real Estate.

13 Nov 20241 star is even too much. 2 years ago, I bought a house. I was told by Frank that the central heating boiler worked and the electricity was in good order. After we moved into the house, we tried to turn on the heating. It turned out the central heating boiler didn't work. After calling 3 central heating experts, 2 electricians, buying a new central heating boiler, and being €3000 further down in costs, we discovered that there was no ground cable in the house. Our lives were therefore at risk. I called Fris wonen and they stated that they do not offer compensation and hung up in my face. Says a lot about this company. €3000 in costs and I have to sort it out myself. Never doing business with them again. I also strongly advise against buying your house through them. A fine company for selling, because they even sell houses that don't have electricity…

Ginger always stood out during the viewings of her houses. She is professional, friendly, always present/on time, and she answers all questions very well. When selling our own house, we immediately knew who our realtor would be; Ginger! The sales process went very smoothly from A to Z. The sales presentation was very good (nice team of photographer, copywriter and energy label advisor) and top accessibility of Ginger and her team. The problematic housing market made me pessimistic about the search, but they ensured that I remained hopeful.. and with success! I would like to thank Noah and Ginger in particular for their knowledge, commitment, accessibility and friendliness. Thanks to them, the purchasing process ran smoothly from beginning to end and, as a complete novice, I was well informed about all the steps that needed to be taken. Even after the purchase of the property was completed, I could contact them with questions that were answered immediately, which was incredibly nice!
