There were some issues with the photos—no one asked if we wanted drone shots, and although they were taken, they were never used. We also felt the broker didn’t clearly advise us on the expected selling price, despite claiming otherwise. While he provided the asking price and comparable sales, the guidance felt unclear. 28 Feb 2025Ik ben niet het type persoon dat slechte recensies achterlaat, en ik voel me zelfs nu nog slecht als ik dit doe, maar ik hoop iemand anders te behoeden voor mijn situatie. Ik zal hieronder meer in detail treden, maar samengevat: slecht advies van TWM heeft mij minstens 50.000 euro gekost, en de situatie is nog steeds aan de gang. Ik heb TWM ingehuurd om mij te helpen bij de aankoop van een huis in 2021. Als ik toen een recensie had geschreven, waren het 5 sterren geweest. De makelaar waarmee ik heb samengewerkt was uiterst behulpzaam en communicatief. Als expat voelde ik me erg gerustgesteld. Uiteindelijk ben ik gaan zoeken in de omgeving van Zaanstad. TWM liet mij weten dat dit niet hun voornaamste werkgebied was, maar dat het geen probleem was om mij hier te helpen iets te vinden. Huizen in Zaanstad van een bepaalde leeftijd staan erom bekend dat ze funderingsreparaties nodig hebben, en het maakte vanaf het begin heel duidelijk dat ik funderingsreparaties NIET kon betalen, en dus moest vermijden om een huis te kopen waar dit nodig was. Uiteindelijk heb ik in de buurt een pand gevonden dat mij erg beviel... maar het huis stond wat scheef, wat wederom op funderingsproblemen duidde. Ik bracht dit ter sprake bij de agent, die zei dat er geen speciale reden tot bezorgdheid was, maar dat het technisch onderzoek ons dit zeker zou uitwijzen. De technische keuring gebeurde via een inspecteur die door de makelaar werd aanbevolen. In het rapport zei hij dat er binnen de stichting geen bijzondere reden tot bezorgdheid leek te zijn; dat het huis uiteraard gekanteld stond, maar hij merkte niets abnormaals. Ook gaf hij aan dat een specifiek stichtingsrapport ons meer zou kunnen vertellen, maar dat hij dit niet nodig vond. Ik heb opnieuw contact opgenomen met de makelaar en gevraagd om zeker te zijn van het funderingsprobleem. Opnieuw kreeg ik te horen dat er geen reden tot bezorgdheid was. Ik vroeg de makelaar naar een passend bod op het huis, en hij keurde het bod dat ik wilde doen goed en zei dat het een goed bod op het huis was. Alles ging goed, ik kocht het huis en ging er wonen. Hierna veranderde mijn situatie onverwachts en eind 2023 werd duidelijk dat ik uit Nederland zou verhuizen. Ik wist dat de doorlooptijd vrij kort was, dus ik hoopte alleen maar break-even te draaien bij de verkoop van het huis. Ik nam opnieuw contact op met TWM om de verkoop af te handelen, omdat ik eerder zo'n positieve ervaring met hen had. Toen werd duidelijk dat het advies dat ze mij gaven bij de aankoop van het huis slecht was. Zodra we begonnen met het verkopen van het huis, noemde elke potentiële koper fundamentele zorgen. Wat "geen probleem" was, werd de reden dat niemand het huis wilde kopen... en omdat ik slechts 2 jaar in het huis heb gewoond (november 2021 - november 2023), kan ik moeilijk geloven dat de fundering in die korte tijd is verslechterd van "geen reden tot bezorgdheid, volkomen normaal" naar "ONMIDDELLIJKE RENOVATIE NODIG". Op het moment dat ik dit schrijf, heb ik het huis te koop staan voor 50.000 euro minder dan wat ik heb betaald, en ik kan nog steeds geen bod van dit bedrag krijgen. Dit is het minimumbedrag dat ik kan accepteren en de hypotheek kan afbetalen; lager, en ik zal nog steeds hypotheekbetalingen doen. Omdat TWM verder zo serieus en oprecht leek (dit is de reden dat ik nog steeds 2 sterren geef in plaats van 1), zou ik graag willen geloven dat dit een eerlijke vergissing was. Ik sprak met een aantal andere makelaardij, en degenen die NIET in Zaanstad woonden, leken het met TWM eens te zijn. Op papier vonden ze dat het huis zonder problemen voor deze prijs verkocht zou moeten kunnen worden. Alleen een lokale Zaanstad makelaar vertelde mij anders. Dus ik vermoed dat dit een geval is waarbij ze de lokale omgeving niet kennen, en niets kwaadaardigs. Dat gezegd hebbende, deed ik de aankoop en het bod op hun aanbeveling, en huurde ze in om ervoor te zorgen dat ik een eerlijke prijs betaalde, aangezien ik geen kennis heb van onroerend goed. En ik kan niet anders zeggen dan dat dit een mislukking van hun kant was, ook al was de fout eerlijk. Dit heeft mijn leven ontspoord, en het enige verlies dat TWM lijdt is de tijd die het kost om het onroerend goed te verkopen. Dat wordt waarschijnlijk nog steeds gedekt door hun korting op het genereuze bod dat ik in eerste instantie op het huis heb gedaan, op hun aanbeveling.

Beste Idris, Bedankt dat u de tijd heeft genomen om uw ervaring te delen. Wij vinden het jammer dat u dit gevoel heeft over het traject bij ons. Sinds 2017 zijn wij actief in Amsterdam, de Zaanstreek en Purmerend en beschikken wij over uitgebreide kennis van de lokale markt. Tijdens het aankoopproces hebben wij inderdaad geconstateerd dat er sprake was van enige kanteling van de woning, dit hebben wij met u besproken en hebben wij een bouwkundig onderzoek laten uitvoeren. De onafhankelijke bouwkundige keuring bevestigde onze bevindingen en gaf aan dat er op dat moment geen directe aanleiding was voor een funderingsonderzoek. Houd er rekening mee dat de aankoop van een woning en de bouwkundige keuring tijdelijke taxaties zijn, maar dat een huis aan slijtage onderhevig is. Ongeveer drie jaar later vond een nieuwe inspectie plaats, waaruit nu blijkt dat er funderingsreparaties nodig zijn. Bij aankoop was dit op basis van de toenmalige technische keuring echter niet het geval. Daarnaast is het ook belangrijk om te bedenken dat de marktomstandigheden van vandaag enorm verschillen van die op het moment van uw aankoop. Toen u de woning kocht, was de hypotheekrente ongeveer 1,5%, terwijl deze nu ruim 4% bedraagt. Dit heeft een aanzienlijke impact gehad op de leencapaciteit van potentiële kopers in de doelgroep van uw woning. Naast de stijgende hypotheekrente zijn ook de bouwkosten aanzienlijk gestegen. Uw vastgoed heeft een renovatie nodig, wat ook gevolgen heeft voor de verkoopbaarheid ervan. Tijdens de aankoop hebben wij een grondige marktanalyse uitgevoerd op basis van vergelijkbare panden in de omgeving. Wij hebben u een goed onderbouwde indicatie van de waarde gegeven. Onze schatting van de waarde van het pand destijds was ongeveer € 325.000. In overleg is besloten dat u een bod van € 350.000,- wilt doen en bovenop de waarde een besparing wilt toevoegen om kans te maken op de toen verhitte markt. Het pand is later door een onafhankelijke taxateur getaxeerd op € 320.000, wat bevestigt dat onze indicatie in lijn was met de werkelijke waarde. Daarnaast willen wij graag een misverstand uit de weg ruimen: onze vergoeding voor aankoopbegeleiding was een vast bedrag en was niet gekoppeld aan de uiteindelijke aankoopprijs. Het is dus onjuist om te veronderstellen dat onze commissie is gestegen door een hogere aankoopprijs. Het pand is gekocht in een oververhitte markt met lage rentetarieven, terwijl het in 2023 genoteerd stond in een minder competitieve markt met hogere hypotheekrentes, bouwkosten, inflatie etc. Dit heeft, naast de nieuwe funderingsbeoordeling, een grote impact gehad op de verkoop. Wij hebben er als team alles aan gedaan om uw eigendom te verkopen. Tussen 2023 en 2024 stond het pand bij ons te koop en hebben we ruim 75 bezichtigingen gedaan. Ondanks de verlengde uitverkoopperiode onderhielden we wekelijks contact, met updates en doorlopend advies om de kansen op een succesvolle verkoop te vergroten. Helaas voor ons heeft u in november 2024 besloten om het pand uit de verkoop te halen. Wij begrepen dit volledig en werkten mee aan deze beslissing, waarbij we de nieuwe makelaar alle informatie uit ons dossier verleenden en de sleutels van uw woning konden inleveren. Gezien het aantal bezichtigingen en meerdere Funda-advertenties hebben wij voor het beëindigen van de overeenkomst een zeer redelijke vergoeding van € 750,- in rekening gebracht. Wij willen benadrukken dat wij zowel tijdens het aan- als het verkooptraject steeds goed beredeneerde, onderbouwde en eerlijke adviezen hebben gegeven. 27 Dec 2024I have arranged many of my insurances through Vlieg and when I was buying a new car, it was the logical step to request a quote here; furthermore, I also compared things myself online. Richard quickly sent me a quote based on what I had requested. Because I am not completely familiar with the subtle nuances between insurances and the price differences which varied, I asked for an explanation whereupon Richard once again inventoried my wishes in order to then find a tailor-made policy whereby I pay slightly more than through an online provider, but am assured of good service. Arranging both the new insurance and handling the previous insurance went quickly and I was kept neatly informed; even when I had questions about my new insurance after the purchase, I received a quick, correct and complete answer to my questions. In summary, I am extremely satisfied with the services provided by Vlieg and in this case with Richard’s commitment in particular, keep up the good work! :)

The sales process is largely automated via a Move account, where all documentation is uploaded and downloaded. We found this easily accessible and easy to use. Communication with Anniek was pleasant and professional. Our wishes were listened to carefully. The price-quality ratio is what we consider excellent. Because it was the second home we sold, we received an unsolicited 10 percent discount on commission, which we greatly appreciate. And perhaps the beautiful wooden birdhouse that we received after the sale of our first home also played a small role in our choice for Saen Real Estate.

They styled the living and bedroom nicely, took beautiful photos and made a video where they appear on screen to promote the house. This evokes much more curiosity than such a boring video with dull music like most real estate agents. Within 3 weeks a nice offer and the house sold.

13 Nov 20241 star is even too much. 2 years ago, I bought a house. I was told by Frank that the central heating boiler worked and the electricity was in good order. After we moved into the house, we tried to turn on the heating. It turned out the central heating boiler didn't work. After calling 3 central heating experts, 2 electricians, buying a new central heating boiler, and being €3000 further down in costs, we discovered that there was no ground cable in the house. Our lives were therefore at risk. I called Fris wonen and they stated that they do not offer compensation and hung up in my face. Says a lot about this company. €3000 in costs and I have to sort it out myself. Never doing business with them again. I also strongly advise against buying your house through them. A fine company for selling, because they even sell houses that don't have electricity…
