Last week I submitted a request to view a house. Unfortunately, the viewings were full and they do expect to sell as well. This week the property was still listed as available and there was no text updated indicating that there was no possibility of viewing. Subsequently called to state that I still have very much interest and would like to buy the property, even if unseen. I am personally accustomed to the suffering that is called the housing market in the Randstad region, so overbidding by half the asking price didn't seem entirely strange to me. Is that not allowed?!?! Apparently, with this agency you are obliged to first visit and have them look before a bid can be made. This seems like favoritism to first see what kind of meat they have in the pot and whether you are fun enough to sell to. What a farce and very unprofessional from the real estate agent.. you would expect them to sell a house to the highest bidder and not close the front door to a bid beforehand.

I actually don't really know where to start about the suffering that Alders is called. We have since sold our owner-occupied home through another real estate agent, Alders also wanted to do the sale for us, but was incredibly vague about the commission to be paid, we would figure that out, it was said. Hello, this isn't a bag of sugar, you just want a clear answer, right?! In the meantime, we live in an extremely pleasant rental apartment and from here we are quietly orienting ourselves further on what the market has to offer, we don’t have to rush, our owner-occupied home is sold and we can terminate the rent per month. That's how it happens that we occasionally respond to (new construction) homes offered by various real estate agents. We started to realize that Alders lures potential clients by offering new build homes that were supposedly for sale, but upon inquiry they were already under option. To the question of why they didn’t adjust the advertisements, you always got the answer: we only change the status of the ads when the homes are sold subject to conditions. That is peculiar because other real estate agents who offer new builds do adjust their offerings when an option is taken on a new build home. Alders also applies the same strategy to existing owner-occupied homes; these homes are also still listed as 'for sale' but upon inquiry they have already been sold subject to conditions or completely sold. The working method applied by Alders does not escape other real estate agencies in the region, so we didn’t imagine it. I seriously wonder why Alders works this way, your credibility crumbles further and further. The housing market is very tense at the moment, there is more demand than supply and all real estate agents benefit from that, but there will come a time when the housing market will collapse, I am curious how real estate agency Alders will keep its head above water.

Beste Lisa, We vinden het erg vervelend om te horen dat u het contact met Alders Makelaars zo heeft ervaren. Graag zouden we met u in contact komen om uw ervaring te bespreken. In ons klantenbestand staan helaas meerdere personen met de naam Lisa, waardoor wij uw contactgegevens niet kunnen achterhalen. Zou u contact met ons kunnen opnemen om de review te bespreken? Uiteraard begrijpen wij als geen ander dat het verkopen van een woning niet om een pak suiker gaat. Onze makelaars nemen dan ook uitgebreid de tijd om samen met u de woning te bekijken om vervolgens een verkoopplan op maat te maken. Tijdens het bespreken van het verkoopplan, komen uiteraard ook de kosten zoals de courtage aan bod. Deze kennismakingsgesprekken zijn geheel vrijblijvend. Wij vinden het dan ook erg vervelend om te horen dat hier miscommunicatie over is geweest. Het klopt dat wij de status van de woningen aanpassen naar verkocht onder voorbehoud, zodra dit mogelijk is. Wij snappen dat het teleurstellend kan zijn als u belt voor een woning en het blijkt dat er al biedingen lopen bij deze woning. Graag zouden wij ons verkoopproces iets verder aan u toelichten. Wanneer een bod op een woning geaccepteerd wordt, zijn er nog een aantal administratieve zaken die afgerond moeten worden. Daarnaast heeft de koper een wettelijke bedenktijd van drie dagen. De woning is in zo'n geval vrijwel zeker verkocht, maar het officieel maken van de koop kost een paar dagen. Het is dus lastig om altijd de actuele status naar buiten te communiceren, omdat er intern nog processen lopen. Het kan dus zijn dat u uw interesse toont maar de woning al zo goed als verkocht is. Uiteraard is het mogelijk dat we uw gegevens in zo’n situatie noteren. Mocht de verkoop met deze partij onverwachts niet doorgaan, dan kunnen we contact opnemen met geïnteresseerden zoals u. Zoals u zelf al aangeeft hebben we momenteel te maken met een overspannen woningmarkt, waardoor er meer vraag dan aanbod is. We hebben veel zoekers in ons systeem, voor wie we allemaal ons best willen doen. Er zijn helaas gewoon te weinig woningen om iedereen op de beste manier te kunnen bedienen. We hebben twee keer geprobeerd een bezichtiging in te plannen. We hebben via Funda contact met ze opgenomen op dezelfde dag dat de huizen online stonden en de volgende ochtend telefonisch. Beide keren kregen we te horen dat alle bezichtigingen volgeboekt waren. We zijn nu al een maand op zoek naar een huis en dit is de eerste keer dat we geen bezichtiging kunnen regelen voor een huis dat we leuk vonden (terwijl we Funda dagelijks checken en binnen een paar uur onze interesse kenbaar maken). En dit is twee keer gebeurd met dit makelaarskantoor.

Veel mensen hebben in deze eerste paar dagen al een bezichtiging gepland. Het kan dus voorkomen dat je niet wordt uitgenodigd omdat mensen eerder hun interesse hebben getoond. It turns out that suddenly other realtors would be listing our house, never heard of it before. Put on the market with another realtor and sold within 4 months! Now I supposedly have to pay €1250,-. What for!? Still working on it. So not recommended.

Addition 31/10: Called by Alders Makelaars and they apologized for the circumstances. -- Today called with interest for land for sale at Alders Makelaars Veendam. I am told that he cannot answer questions and that it is such a low amount that he cannot make any further inquiries about it. Don't take it on to sell, I would say.
